If you are interested in renting an apartment at Lakewood place, factor in $300 in fees to the price of the listing a month if you’d like to prepare for what you will actually be paying.

Update: it hasn’t getting better it is just one of the worse place too live the management and UDR responses are very unprofessional. Clearly they only care for the monthly rent and finding new way to increase the monthly fees. Recently, internet added & visitor charging fee. People can’t visit because they need to pay for being there a couple of hours unreadable!
I have been living here for a year and I can say I am tiring of waiting for a clean floor. They played my boyfriend and I. We got ambushed by the application process. they keep delaying our approval until the moving date that we have to leave our current apartment. The condition of the apartment was very poor, it was not professional clean. The carpet was disgusting. The sad part is that we made a complain about it and it was like take it or leave it. After expending 400 dollars on the application and current leasing coming to the end, we have to stay. It did not got better after moving in. I strongly believe this dirty carpet attracts roaches and a first floor shouldn’t have carpet. I constantly applying pets control, but nothing. I have shampoo the carpet and pay for carpet vacuums, but nothing changes. Management just denies maintenances requested, just sad.

The place is actually good in terms of location, but management needs to all be reset. They clearly don’t give any kind of care about their job whatsoever, I understand the frustration of not liking your job and just doing it for the money, but whoever runs this place need to be aware that these office employees are in care of people who pay month to month money to reside in this premise . This is my second year living there and, we renewed only because they said that carpet would be renovated and kitchen as well , but manager David never showed up to check up the place and just kept making schedules and excuses that he never showed up for. I was promised that they’d look at it November 2023, before renewing , and it’s almost November 2024 and they can barely answer the phone . I was overcharged for late locker fee due to the lockers malfunctioning . I was the one that told them about the issue on Monday first thing in the am. Somehow, I still got charged for it , and now they gave me a number to go and figure it out on my own … some girl named Bri that clearly hates her life and job, rudely addressed that it wasn’t their fault and I have to call them and I have to fix it myself and the office can’t do anything. I was gonna response before she hung up on me like an angry ex girlfriend . All those people need to re evaluate their career choices because if they’re not happy with themselves is totally their decision and that’s ok, but I don’t agree with the part of not doing your job right, and clearly affecting people’s money.
Again, if they change the whole staff, it’s a good place to be at if you are ok with paying for a open car parking, locker fee, poor internet connection, and the occasional late fee beside the regular month rent.

Update: A few days after my review, the manager gave me a phone call and prompted to replace my washer/dryer with a brand new one. I gave it a couple cycles through the past month, and it works great. However, while I acknowledge it might be due to the heat, I have been seeing roaches in my apartment more frequently. I have requested pest control treatment twice since April, and while they did treat my apartment in both instances, the roaches have persisted. I am going to make a third request for roach treatment. I will provide a second update if this situation improves.
I've lived at Lakewood Place for almost one year now. My experience here has been generally positive until my washer broke down at the end of March. After submitting a maintenance request, maintenance had looked at it a few days later, taking apart both my washer and my dryer (which was still working), but had left them like that. I had asked if I could use the laundry facilities at the complex, but an office staff member had explained to me that they are no longer available for use, which was very strange to me. A different staff member told me a new part was ordered a few days after maintenance assessed my washer and dryer. The part was ordered at the beginning of April, though. All of that being said, I've had to make two trips to a nearby coin laundry since, which has been an unnecessary expense and severe inconvenience to me, and I anticipate needing to make a third trip soon. I am disappointed that at the time of writing this review at the end of April, it has been exactly one month since my washer broke (and it is still not working), especially considering that I haven't had too many issues living at Lakewood Place prior to this incident.
Pros: Good Internet; quiet and peaceful complex; apartments are decently priced (considering the HCOL around the area, at least); quick pest control.
Cons: Trash bags consistently gets piled up by the compactor; water shut downs seem to be somewhat frequent, albeit staff does communicate this ahead of time.

My experience here started out fine, they took us with our ESA animals no problem. A year in is when things went south. I don’t know if maybe there was new policies or management but it got horrible and it felt very discriminating because my partner and I are a gay couple. Things weren’t getting fixed, roaches and bugs everywhere and the apartment is actually falling apart, they made us take down curtains that weren’t white, they couldn’t even keep up with an appointment to walk the apartment and then show up unannounced which is also against policy, there was 3 shooting in a year and on top of it all we got charged a pet violation for the animals we have had. They claim to have not received our info and wanted our medical record proving they are ESA which as you know it’s a HIPAA violation. Non the less we paid the $100 and have moved out since then. But I feel now is that we need to be reimbursed for that as it was unjustifiable, to this I received an email saying that they aren’t going to do anything about it and basically told me to get bent. Completely unprofessional company and Complex. DO. NOT. MOVE. HERE.

Lakewood Place Apartments is quiet, peaceful, clean, friendly, and the safest place I have lived in in a long time. I am in a legacy military family. My entire family has been in the military for generations. I have lived in good places but mostly not so good. The maintenance people are five star! They take care of any problems quickly and fast. The residents keep to themselves but are friendly. To new residents beware of parking! You will get towed if you don't park where you are supposed to. They have camera's in and around the entire complex, so safety is not an issue you have to worry about. We are close to Brandon mall, so there are many restaurants and things to do around the area. Also lakewood Place management has food trucks come in once or twice a month. They also hold a raffle every once and awhile, and have something going on every holiday for residents. The pools are clean and open all the time. Pest control is also top notch. Since moving in I have not seen or had an issue with any pests but once. That was immediately taken care of. They have a park for kids and a small dog park as well. Overall I would recommend Lakewood Place to anyone to call home.

We lived here for 3 years moved out in March. The compactor was not working almost on a weekly bases, The water shut offs were almost weekly for hours at a time. The water coming out of the faucets smelled like poop, our master bathroom sink sat for 2 weeks backed up with Urine smelling water in it before they got the approval to call a plumber in to fix it very disgusting, the dryer would take 3 80 minute cycles to dry a load of t-shirts and socks even longer if you had to wash and dry bedding or winter items. 3 out of the 4 burners on the stove didn't work one of the burners the wires on the underneath was melted but we were told it was fine it wouldn't catch fire because it would trip the breaker first. With the burners only working 1/2 way made it difficult to cook on. They are very over priced and with your lease renewal you are not even given the option for your own internet provider you are required to take gig stream, our lease renewal offer was upping our monthly base rate from 1802 to 1850, on our most recent upcoming renewal (which would have been the beginning of May) but its currently on the market now for 1560 so you couldn't lower the rate for a current tenant you actually upped the rent, but once we moved out you lowered it for incoming new tenant. The property manager Daniel was awesome to work with very polite and caring, and shows he cares about his property you would see him constantly rolling up his sleeves, and trying to help with the over load of garbage always stacked outside the compactor (almost a weekly thing especially over the weekends). The other gentleman in the office is rude and condescending he made a very rude comment to me. I feel the current office staff will never replace Naresh he was the best, and I am happy he received a promotion.
