C&S Community Management Company Is a great Company
Judi Morrison our property manager is the best. She is a very hard worker., We needed to get our budget done and she has work on Labor Day Weekend and on weekends to get it done. She is always there to help us.

Betsy at c&s, has worked very hard with any issues we have had and worked hard moving us through the new condo laws. She did a great job in just the last 15 months, as we were able to a new roof and a new parking lot.
If you communicate to her, she always responds very promptly.

Betsy Davis and the team at C&S Management Services are the best. Knowledgeable, service oriented, and easy to work with. Great to have them as our partner in the crazy world of condo management. As a volunteer board the strength of knowledge and services C&S and Betsy offer make our jobs easier and manageable. Glad they are in this with us at Fairways Two at Pinebrook.

Judi Morrison is our Account manager from C&S management company. Judi is very professional, responsive to our requests when issues arise to our community, as well as to each unit owner! We really appreciate her staying on top of the water leaks issue from Debby and sent out the roofing company in the next day!!!

ZERO STARS FOR DANIEL!! DANIEL IS THE WORST!! DANIEL DOESN'T RETURN PHONECALLS OR CARE AT ALL!! I HAD TO GO TO THE OFFICE AND BEG THEM FOR HIM TO CALL ME!! FINALLY WHEN HE DID, HE WAS SO RUDE AND SNOBBY/SASSY AMD SAID HE COULDNT HELP ME IN ANY WAY!! WHEN I ASKED TO SPEAK TO ANOTHER MANAGER HE SAID THEY WOULDN'T BE ABLE TO HELP ME EITHER!!
5 stars ONLY because of Laura going above and beyond! She is someone who really cares and is willing to actually help!
LAURA, my hero, took control and found out that there was ALOT they could do for me!
SOMETHING NEEDS TO BE DONE ABOUT DANIEL... HES HORRIBLE!!

I can't say enough about Alexia Gamundi she is amazing and I appreciate her so much. I am a local agent in the area and needed help on a home in a certain community in Bradenton. When I made an initial call Alexia was the contact and then throughout the period I had the listing timeframe the account was given to Judi Morrison. When I reached out to Alexia she was very prompt at getting back to me right away to tell me the account was given to Judi and in her reply she cc Judi so she could get back to me. After several attempts to reach Judi with no response I was forced to as Alexia again for help and within a few hours she got right back to me and helped answer the questions I needed answered in order to keep my deal together. She was up until midnight emailing me and answering my questions and I can't tell you how appreciative i was for that information and response. It's hard to find people who take the time out of their life to help others these days so I felt it was important to give Alexia these accolades to know she and her help did not go unnoticed!

I was in dire need of a Master insurance policy. Through lots and lots of phone calls, Lynn never waivered with my constant bothering of her. She was always very congenial and truly professional in her attitude. Kudos to C&S. More importantly many kudos to Lynn.

If I could put negative 5 stars I would
This management company lacks the fundamental skills of communication.
They allowed a property they manage to go uninsured and never mentioned to the listing agent of the condo that there was no active policy. (The listing agent is me, I requested all required documents for presenting the property on the MLS, standard procedure)
We went under contract and
It wasn’t until 2 days before closing I was made aware by the lender that the promised policy coverage documents from 3 weeks prior were not available, not only not available but the property actually had no insurance. It took me pulling this information out of them to finally get an understanding and even then I had to go to the HOA president to get the full story and press for coverage.
Thankfully with this information the buyers agent was able to get an extension and the buyers were gracious enough to extend, they didn’t have a moving truck and were not already packed up. It could’ve been much worse.
Here we are weeks later with a partially completed insurance policy, 5 days of back n forth to get the required info needed for the lender and still zero urgency, passing the buck and no one within the organization is taking the bull by the horns to get the required info for the lender that is standard for a property manager to provide, if needed getting it from insurance company. I would never recommend this company to manage any property, they must have too much on their plate to give the time and attention needed to such important details. Please stay far away…

I am on the Board of one of Ellen Martinez's properties and she is great to work with. She has helped with several difficult situations including being degraded and yelled at by past disgruntled and dishonest Board members with grace. Some of those members leave nasty reviews for her and C&S which is unfair as the company and herself are very good. Being a past property manager myself, I can say with confidence that Ellen does her job very well. Thank you C&S

Over the years I have worked with several management companys and C&S is the worst. They allow the Board to do what ever they want and do not make them follow the rules as determined by the state of Fl. When you call with a problem they politely tell you to go to hell. They are only interested in their monthly fee. Our manager Ellen Brown Martinez is the worst. She is rude and does not help when confronted with a problem. Do not use them you will be sorry if you do. She is also involved with the Board in running a fraudulent election. The Board and Ellen determines who is going to win the election.
