When we arrived the staff was friendly and kind. The lobby smelled wonderful. The décor was... umm. There was a weird huge pouting baby statue by the pool / restaurant. The furniture in the room was beat up - I took pictures; if I figure out how to post them I will. When walked bare foot on the carpet in the ROOM the bottom of our feet where dirty our socks blackened. The food was good but way over priced . PS noting is included the resort fee is 31.00 plus tax for access to the Pool and towels and use of the Beach bikes. The Bike had no gears and the break was to back pedal - Mizner park was mostly restaurants.I would not book this hotel again. I could have gone on a cruise to several countries with food , pool towels and house keeping included.

The hotel itself is super cute.. The staff was very nice.. Why I would never stay again?? Beyond the daily resort fee $30+.. They charged me $32 per say to SELF park!¡!!! I travel every week for business. And I've never had anything like that before in any hotel. I've ever stayed in...Food & drinks: Closes early.. Breakfast potatoes and bacon were really cold..

This is a confusing location because it comes off as really nice but every situation you encounter it gets a little worse.Room: Beds are stiff as a board. Pillows are like airplane pillows. They back up to the bridge, so it’s LOUD. Lot of noise. They also have super bright up lighting so your room is lit up bright throughout the night without putting all the curtains and shades down.Beach: described as a 5 min walk but it’s more like 10 across multiple roads and entrance way has no parking so it’s kind of weird. Feels more like sneaking into a beach.WiFi: fairly slow, would not come here for workPool: umbrellas can’t be used even in a slight breeze like today. The #1 pool amenity next to a literally chair and towel, can’t be used? Tried asking staff if they could help open one and they said no due to wind.. You are located on a waterfront. It’s 10-15mph wind. Why would you get equipment that would fail in what is otherwise very typical waterfront wind in Boca? There are other hotels across the bay with umbrellas opened. It might seem small but like I said, the hotel seems nice but every little thing makes it worse.Gym: mid.Housekeeping: they have their walkie talkies on full volume at 7am in the hallway like they are the SWAT team it is very disturbing. How is it not obvious that this is not necessary? Does it need to be at volume 10?Location is amazing and the bike rental is cool and staff is really nice but would not recommend this to anyone trying to get good sleep or use the main amenities. If “location” is the main appeal here, plenty of other options that don’t have the same issues like noise or inaccessible pool amenities.

This is an example of one of the most horrible hotels in the world and should close their doors . Tattered hall rugs, filthy rugs in room , cigarette burns on furniture, used qtips in guest hallways . Buyer beware , $500 per night and hotel is a dump .Noteworthy details: Just a filthy hotel that should be embarrassed to be in business .

Carlisle, the Sales Manager was an absolute gem! He accommodated our huge group last minute like a pro. The team at Waterstone was incredibly helpful and very quick. Would stay here again!

Hard to express how horrible this hotel is for $500 a night which they charged me1)Hotel is under construction for a year plus2) They never said a word about it before booking3) the two indoor restaurants are closed4) they have an outside restaurant by the pool, that kitchen is closed so the have a makeshift grill kitchen outside with 4 items on the temp menu5) They have NO STORE? You cannot even buy a snack or anything ?6) January, it was too cold at night to sit outside for their partial menu .7)The HVAC system was set on AC, everyone was talking about how cold the lobby and hallways were!8)Since it was so cold everywhere, I turned on the heat in my room, smoke came out of the system and filled room with smoke!! I had two nights of headaches! There was no point moving rooms because none of the heat systems have been tested, so any room would do the same thing.9) There is nothing walking distance for food or snacks. Everyone in the hotel was having food delivered ?10)The fire hoses and wifi ports were missing, see pics11)they closed the pool down too for renovations12) The staff was wonderful!! Can't say enough about them, but, they all talked about how F'd up the hotel is.13) and luck #13, After talking to the manager about all this, (and trust, 2 out of 3 people were upset and asking for a discount, they gave me (a Hilton Honors member since 04) a $280 discount on a $2800 bill ‼️14) They billed me $31 a night for parking when I came there in an Uber! (That was part of the $280 discount!)Embarrassing hotel, other than the staff who agreed with on everything, but wouldn't comp any room cost.I suggest reading my history of reviews, I'm not a complainer!

Pros: The location and views are awesome, the lobby was beautifully decorated for Christmas and had a modern vibe. Front desk service and bartender was very nice and accommodating. The pool and loungers were nice and relaxing.Cons: extremely expensive drinks at outdoor bar, ordered a Malibu pineapple = $17! The parking fee is a little excessive too, the hallways are like walking into a frozen tundra (and I’m from Minnesota), it’s very apparent there is moisture and mold problems everywhere. The ceiling in our bathroom was bubbling from the moisture, hallway carpets are lifting. Hilton, please take the necessary measures and start with mold remediation for the safety of your guests and employees.

Shower temp varies on its own, Very HOT to coolShower door handle very looseToilet blocks very easilyCarpets on floors never cleanedBed sheets are very PillyCars parked out front of doors block the entrance for guests while the people are inside at the bar or dining. Cars left there for days without care or consideration of any other guests. Forces you to go in other entrance which is one way in the opposite direction.Water pressure in sink is overpoweringHidden fees. $31 parking per night plus $32.16 resort fees per night.WAY OVERPRICED FOR THIS HOTEL, blows my mind as right next door is the world class Boca Resort Club....Find other accommodations. At $400.00 per night it simply did not meet the standard.Extremely Disappointed and will NEVER stay there nor recommend this hotel to ANYONE.Larry
