Hector is the best maintenance guy out there. He did very speedy and well done repairs and helped with more of our question. Not much to say about innvitaion homes though, some of the worst customer service out there. Never been helped or had any of my questions answered. If you are thinking of renting from these people don’t but for some reason if you do make sure you get hector when your run down home “that had nothing wrong” gets messed up.

Edit: as of 10/08/24 no response from Invitation Homes, despite their reply to this review stating someone would contact me. Another example of their lack of responsiveness.
Renting with Invitation Homes from 2021 to 2024 was genuinely a 1 star experience. Ultimately, the company cares about their bottom line above all else. Shoutout to the individual employees that do a good job and vouch for ethical practices.
The renter experience is simply an afterthought for them. The FTC clearly feels the same as they have since (3 days ago as of writing this) ordered Invitation Hones to pay $48 million to affected customers due to unfair hidden fees, inadequate maintenance, etc. Please read the FTC report as it details some of the awful practices done by multiple levels of management at Invitation Homes.
Some key notes from our time in their property include:
Consistently delayed or lack of response from any invitation homes employee. It is likely you will be able to contact a call center representative who isn't authorized to make decisions (They put in a note to the local office and get no response or multiple day delay. You always need to follow up, which even then doesn't help.). Even if you call your local office during listed hours, 90% of the time you are automatically redirected to a call center.
Due to the lack of responsiveness, my wife, 2 dogs, and myself were without any AC for 38 days in the summer in Central FL (documented 85-90 degrees Fahrenheit inside the house). Invitation homes and their chosen AC repair vendor were extremely delayed with email and phone responses. I had to consistently ask for updates and still did not receive clear answers to our questions or a reasonable repair timeframe. The lease stipulates that AC is their responsibility and though Florida law is loose on this, the general idea is that they are responsible for maintaining the habitableness as agreed upon (e.g., repairing AC, portable units ASAP to alleviate issues, rehoming options like hotel).
Invitation homes also decided not to reimburse us at all for the entire month of renting a home with no AC because they are "not required to give credits or reimbursements" (Yolanda from the Altamonte Springs office was our source of communication in this situation and continuously failed to respond to us).
The significant rent increases, hidden fees, poor/no communication, and new mandatory internet package were also factors that led us to move out.
I strongly recommend looking into Invitation Homes' unfair business practices, subpar maintenance standards, and lack of concern/care for the health and well-being customers before deciding to rent form them. Look at the FTC report. I certainly regret renting from them.

The absolute worst. Don't rent from this company unless you want to pay for a home that's not worth it. And they don't repair ANYTHING if you rent you have to act as if it's your home because they don't fix ANYTHING!!!!!!

Our maintenance man, Hector is absolutely the best!! He is always friendly and very respectable, and not to mention knowledgeable of whatever the situation may be. Then he will explain what is going on and then provides the solution he will use.
