When calling around to check rates i had asked this propertys reservations if parking would be waived due to my member status and i was told it would be. When i got my bill it had been added. I called the Front Desk and spoke with the manager who refused to honor what I was told. He would not even make an exception to their policy which is property specific.I asked him if he cared that this would result in a bad review and he said he did not. Even sounded happy to not help in his condescending tone.The chain is going down hill.

I stayed at this hotel for quite a while as it is located near a metro station, and there are many restaurants, pubs within walking distance. Breakfast is good and rooms are clean. The staff is courteous and helpful.

They never informed us that renovations would be going on. At the same time they also informed us that there could be multiple disruptions in water supply due to the same. The rooms have very loud HVAC systems . The flush were constantly leaking. These issues did not let me or my family sleep. Was not expecting this from a Marriott.My advice, keep away from the property. There are several other Marriott that exceed expectations.

The location of this place is excellent- 10 min walk to the White House, the national mall, the museum area. The problem is that this hotel has a bunch of incompetents running it and to be honest they destroy the Marriott brand. This is not the first time I’m staying at this hotel over the past year and the people who work here simply don’t know how to make a guest welcomed. They are slow with the checkin, don’t process the information you give them well, they don’t honor the reservation details.The rooms are old designs, doors are not straight, shower heads are dripping. The stair area smells of dove poop. The rooms have clearly not been vacuumed cleaned between guests.It’s a practical place to stay in DC but I would not call it cozy or welcoming.A nice thing is that there is CVS place right next to the hotel.

My advice is to not stay here. I’ve stayed at several Residence Inns, and they’ve always been great. Not this one. If you want warm water, you have to turn on all faucets in the room and let them run the entire time while you’re showering. Otherwise, it’s ice cold. We went down to the front desk to ask for a towel. I offered to wait while they went and got one. They said it would be deliver, but it never came. Most hotel lobbies have a nice scent. Not this one. It smelled like weed every time we walked through it. The one shining star at this hotel is Elaine in the breakfast area. She is wonderful and such a hard worker.

Awesome front desk staff and very accommodating.The rooms are quite dated and road noise (on second floor facing the Wash Circle) went on all night. Sirens, truck horns, car horns. Probably the worst night of sleep I’ve had in a hotel this year.Wouldn’t stay again due to noise.

I rated the location as 5 stars because it is really around a ton of restaurants and even the DC sites that tourists are interested in visiting. The rooms are spacious, but they should do a couple of updates. The shower takes a while to heat up and it has a tub! Most updated hotels have the walk-in showers these days. The breakfast buffet is decent. We also had to change rooms because there was a smoke smell coming through the vents. If you are here for work or a tourist and you will not be spending too much time in the rooms, then you should be fine with the amenities.

I am a loyal Marriott customer and I understand that not every hotel can be in the safest of locations. The room was nice enough probably bigger than some apartments with a little kitchen. Unfortunately the hot water didn't work for the entire hotel the first morning. Then after dinner we stopped by the CVS next door to find out that both it and the Wawa had had an armed robbery. It looked like a scene from CSI in front of the Wawa.

The service is severely lacking.There were water in our from and outside walkway. We told the front twice. There were no actions.We had to make 3 requests for a large pot before it arrived.

My 7 year old son and I stayed here for a quick weekend trip of exploring DC. We used points to book and it was inexpensive but highly rated. It was a 5 minute walk from metro station which was nice to ride from Reagan airport. Check in was easy, rooms were fine (not as updated as other Residence Inn I have been to but not bad) and the free breakfast was great (hot eggs, sausage, pancakes, waffles, fruit, oatmeal, etc) Less than a 20 min walk from White House, African American Museum, and Washington Monument.I am writing to share about an employee that went absolutely above and beyond to make our stay more comfortable. Miss Elaine was incredibly hospitable- going out of her way to make sure me and my son had what we needed at breakfast and even going to her locker to get her personal first aid kit when she saw he was complaining of a bug bite. Miss Elaine is a reminder that there are good, kind people left in the world. She made us feel at home and she felt like family!

Wonderful view of the city and location in the heart of the Vermont Avenue.Breakfast was good. The front desk staff was exceptional. I will specially thankful to Mr. Jihad Muhammad for his caring attitude for the guests.

Positives: the staff was very helpful. We needed more towels, they brought more towels. They answered questions, they did their best to provide directions. Very nice staff. Breakfast was acceptable, fruit, coffee, tea, eggs, turkey Pattie's, toast, bagels, oatmeal- the staff in the breakfast area were very sweet, kind and welcoming and helpful. The location is right next door to cvs- super helpful when you have forgotten something. The location is also very close to all the major tourist spots that we wanted to visit and even in a city it was not to loud at night. The fitness room was clean, all equipment worked well and there is a water station and towels to wipe down equipment and drink water, it's small but efficient. The size of the room was fine, big enough for four people. We had two queen beds, a fridge, oven, dishwasher, table, pull out couch and the bathroom. Negative: our room had bed bugs. This was a big negative for us. We only stayed 3 nights so we didn't feel it would make a difference to change rooms since we noticed the second night- but everyone in my family got bit no one slept very well. We at first all believed we got bit by mosquitos until it continued happening and then upon inspection we noticed our bites had patterns (like bed bugs) in a line or zig zag manner. Another minus, the safe was broken. I never bothered to have this fixed because we only stayed three days and had nothing to lock. Our room key kept not working, the hotel had a technician come to fix it and after it still didn't work a manager came and explained the lock needed to be a certain way for the key card to work (problem solved). Another minor issue- the cleaning staff said they could come back later in the morning to clean and then just didn't, this one I complained about the next day and they did come to clean the room. All in all, because of the bed bugs I would not stay here again. I hate giving bad reviews but for the price we paid Marriott really needs to take care of their bed bug issue properly. There is an efficient way to take care of bed bugs and there's no reason a guest should experience this. We were glad to leave. They did just renovate but i feel bugs is a major issue and having this many the first night shows that this is a major problem.

Great property with a lot of amenities. Definitely worth visiting. The property is centrally located with lot of tourist places in proximity. It offers one of the largest rooms as compared to other properties in DC area. Staff is welcoming and very professional in their behavior. If you are visiting DC then i would definitely recommend staying at this property.Rooms: Spacious rooms with ample amenitiesNearby activities: Walking distance from famous tourist attractions at DC

Rooms are clean, staff is friendly and the breakfast was average. Lots of room for the pull out couch. Location was good. Near the bus and metro. I would stay again.
