I have lived here for over 9 years, once in a studio and now in a one bedroom apartment. The community, management, building itself, and grounds are outstanding. I feel safe and secure. This has become a home for me.

Hampton Courts is amazing apartment complex. It’s kept super clean, and the staff is highly professional and super responsive to the community. Not to mention, for the area and location, the prices can’t be beat.
Also, the property has a side garden/ green space that’s for the tenants only. I really appreciate management making an effort to keep the green space clean and for the tenants only.
The apartment complex is quiet, despite being fairly close to a fire department and police station. WC Smith company does a great job with notifying tenants of rent changes, or any modifications.

Had a troubling encounter with the management while walking around this property. It's not what you say, it's how you say it. Closing the gate on me to physically block me paired with the look of disgust from the female owner said all I needed to know. LYou are located near one of the busiest intersections in NW DC. People will naturally cut through your property, especially when there are no signs clearly posted besides your small "No Dogs Allowed" sign that is literally at shin level. If it's as big of a deal as you made it out to me to be, you're not really trying to solve the issue.Also, your problems with people walking through isn't mine, so letting off your steam on the subject to me isn't what I'd call professional in any sort of manner. Can't imagine how that reflects on the way you handle other problems.Grass is lacking in the city. I can only imagine how hard it must be to keep people off your beautiful lawn. Trying harder might help though.

Hampton Courts is a stellar place to live - management is responsive, location is great, and rent is reasonable. I lived there for three years and highly recommend to all.

I feel incredibly lucky to have stumbled upon the for rent sign on the front lawn of Hampton Courts 12 years ago. The staff really make living here different than other rentals in DC. They always go above and beyond for residents and maintain the building beautifully. Apartments have the best features of older buildings like high ceilings, big windows, and hardwood floors. This was the first apartment building I moved into in Washington DC. I cannot say enough good things. The location is perfect. You have easy access to both necessities and nightlife. The building and tenants were as quiet as can be expected if living in a metropolitan area. I worked from home most days. The apartments themselves are well planned and full of light. However, the thing that sets this complex apart is the management. They are highly professional, have a real eye for detail, and the complex is immaculate. As an extra bonus, they are just really great people. If an apartment becomes available, which is rare, you should jump at it.

This is the only place I've lived in my 7 years in DC! Julie, David, Tite, and team take such good care of us, our apartments, and the building. It's clean and bright, our packages don't get lost, and everyone is kind and friendly! The location is amazing, close to metro, restaurants, and beautiful Malcolm X park. I highly recommend renting with WCSmith!

I love to live at Hampton Courts! I highly recommend this apartment complex.Even though my trip to DC was a bit bumpy, Julie and David (the managers) were extremely supportive, making my arrival smooth and welcoming.The building in general is well kept and clean; the tour through the facilities was very informative and complete. My apartment is beautiful and was in excellent condition when I walked in.Thank you, Julie and David!

Our experience at Hampton Courts was exemplary. We lived there for five years (in two separate apartments during that time) and couldn't have had a higher quality experience with the management and maintenance team (Julie, David, and Tite in particular). They were consistently responsive, proactive, professional, and friendly -- and this was an experience shared by all of our neighbors in the building as well. The sense of community at Hampton Courts is very real as a result. I would enthusiastically recommend these apartments to anyone -- giant, sun-filled rooms that have been maintained with integrity and care, all with beautiful views of the city. This building is a gem.

I loved living here the past 3 years! I recently relocated for a new job and was very sad to leave. The building was very well taken care of and every member of the staff was kind and friendly. There are no frills or all the extra amenities that other (wayyy more expensive) DC apts have but I didn't feel like it was lacking because of all the other good things this building brought to the table. Location cannot be beat and the prices are super reasonable.

I have lived at Hampton Courts for over 4 years and I recommend it to anyone looking to move to the area. Here's what you can look forward to when you live here: An extremely well-maintained building with the most personable, responsive and wonderful property manager, team and maintenance folks to ever exist. Truly. The staff here (Julie, David and Tite, especially) are each incredible. We used to live in another WC Smith managed building - which had a pool, gym..etc, and happily traded it all and would do so again to live here because of how amazing the staff are and how well they care for the building and the tenants. During COVID times, I have felt truly cared for and safe. Beyond the wonderful staff, you will find affordable apartments that have high ceilings, big windows (yay for your houseplant babies!), beautiful hardwood flooring and charming details. Julie has even worked to update each apartment to make the kitchens/living spaces as open and functional as possible. In our four+ years living here, we've never seen a roach, we've never had a maintenance issue that wasn't immediately taken care of, and we've never had a complaint. The building has diverse tenants that are respectful. You can walk to downtown/Adams Morgan/U Street/Shaw/Columbia Heights/Metro with ease.

I lived in Hampton Courts for 6 + years. I lived in an efficiency for 2.5 of those and a 1 bedroom for the remainder. Living here is such a great location and adding on the price point makes it impossible to pass up if you are looking in the area. The court yard is also a giant bonus. Area aside the team on site was so easy to work with and any time there was work to be done it was addressed in a very efficient manor. I can not recommend it enough.

Hampton Courts is a hidden gem in the middle of the vibrant U Street corridor. I lived in a studio for a year and then my husband and I shared a one bedroom for the following five years. We would have stayed for even longer had we not been desperate to adopt a dog!We had a spacious one bedroom corner unit with amazing views of DC and incredible amounts of natural light. The location absolutely can’t be beat with proximity to Meridian Hill Park, the farmer’s market, and all the restaurants and shopping on 14th Street. You’re within striking distance of Dupont, Shaw, and Columbia Heights as well. Our rent was very reasonable and raised only a tiny amount each year, and we were happy knowing we would never experience sudden price hikes that are common in luxury buildings.Julie, David, Tite and the rest of the team always put residents first. Our maintenance and any other requests were taken care of in a very timely manner. The team was remarkably adaptive and prioritized resident health and safety during the COVID pandemic.If you’re looking for well-appointed, very reasonably priced apartments in the heart of DC, we can’t recommend this community enough!
