Acting as the fiduciary for my elderly aunt, who had recently moved into an assisted living facility, required the complex task of selling her home of 45 years in SE Washington DC. What made it complex was the fact that I live 1,000 miles away in the Tampa Bay Area of Florida. I called Mike Formant who was referred to me by an attorney in Bethesda, MD as I had no connections to a reputable real estate firm. After speaking with Mike, he provided a Comparative Market Analysis and along with an appraisal and together we decided on a listing price. This was not an easy number to determine as the house was in such disrepair and was severely hoarded. The home was listed with Formant Property Group in mid-August and here we are today in mid-October, only in a 2-month period, with a SOLD property. The home was sold at a price very close to the asking price. I knew I could trust that Mike had my aunt's best interests at heart and that everything was in order. Mike was professional and always available, most importantly he made my job easier considering I was 1,000 miles away!The amazing part is I did NOT have to make one trip from Florida to the DC area. He was present at every showing and presented the property as an investor's choice property. He continually communicated between me, the buyer, and the title company which kept the process moving along without interruption. My aunt can now be comfortably cared for during this time of her life and I can rest assured that the costs associated with her assisted living facility can be covered thanks to Mike! I would highly recommend Mike Formant and the Formant Property Group! Look for a great review for Avenue Settlement Corp. as well! Mike & Avenue Settlement made this transaction so smooth!

I live in a property that was redeveloped by Formant in 2020. The house is extremely well-built from the foundation and structural components to the trim and small details. It's been about four years and there are no major issues in any of the systems. You can tell that every material, every design detail was well thought-out and state of the art.In my interactions with Mike, he has been prompt and helpful.I don't leave many reviews but the quality of the workmanship deserves recognition.

The real estate side of Formant became a stand alone business in 2019. Mike, as the principal, could not have been a more helpful buyer's representative. Mike was patient with questions, accessible for showings, strategic in crafting the best offer, and incredibly educational for us first time home buyers. It's clear Formant is a family and business that has done real estate in the District for four generations: Mike and his team are overall incredibly knowledgeable about the industry. While Formant specializes in/around Capitol Hill (if you want to buy on Capitol Hill like us, you want Mike), they are increasingly expanding their expertise throughout DC as we learned through the course of working with them.

Mike has a ton of knowledge of DC and extremely easy to get a hold of, I bought a property in Bloomindale the past summer. The work and selection of finishes are up to par with all good developers in DC.In 2018 we also bought a fixer upper in Petworth. Glad to do business with the Format Group.

We purchased a home developed by Formant Property Group in July 2020, and have had nothing but positive things to say about our experience with them. Mike has been very visible to us from the start, and clearly stands by their incredible work. He has been very responsive to any (very, very minor) issues we've had with our home (ex- dimmers on the light fixtures were off), going above and beyond to make sure everything is in great shape. As first time home buyers, it's comforting to know that the team is so reliable and steadfast.

Poorly managed. Proceed with caution! I can assure you, choosing to lease through them will not be a stress free endeavor. You will need to stay on top of them because they will make a gross error somewhere along the way. If you chose to lease with them, you should ask them to submit to you everything (little and small) in writing signed and notarized by multiple employees and I would even encourage having outside party witnesses present.Michael Frias (owner) is a kind person and Tiber has good intentions but his team seems to always be out of the loop. It’s as if they dont communicate with each-other which makes it difficult to submit any maintenance requests or understand the correct policies and procedures regarding leasing, living and moving out of their units. I received mixed messages every time I talked to a different person in the office. You would think that because the team is small they would have better internal communication processes.I was working with Christy mostly to get my deposit back and she was super unresponsive and late in getting my deposit to me within 45 days which is against the law in DC. I had to cc several higher up managers into our emails in order to get anything done. It actually took more than two months to get my deposit back from them after turning in my keys. They also mistakenly charged us for a water bill that was pulled from the meter AFTER our lease ended no one was living at the house and now have to go through a great deal of trouble to get a refund for that payment. These errors were not malicious, I dont think they are “slumlords” and are trying to pull a fast one over their tenants. I just think no one in that office knows what they are doing. No one could even verify when my lease officially ended which is pretty negligent. These people are not pros and will make a ton of rookie mistakes wasting your time and hard earned money. I hope they can get it together.

Lived in one of the apartment buildings they managed for 7 years. EXCELLENT response to any issue including replacing the refrigerator the next day when I told them it was crapping out. I don’t understand the low reviews. They are on point!

Horrible property managers. Christy in particular will lose everything handed to her. If you work with them, get everything in writing and confirm with multiple people, including as many higher ups in your communications with formant as possible.

I called this afternoon to inquire about a property I had seen listed on zillow, and the man who I spoke with was incredibly rude. His response to me saying I wanted to know a little bit more about the property was "well what do you want to know that's not listed online about it" in a passive aggressive tone. I was floored. Before that any response I got from him was like pulling teeth - you would think this man has never had a conversation with another person before!!! I was floored by how rude he was, and called him out on it, which I really doubt he was expecting. These people sound like arrogant nightmares. Don't even bother with them.

Worked on a reno they flipped. The engineer on the project is incompetent. I would expect foundation settling and drywall cracking in the future. Home inspectors can't catch a lot of these type of problems so buyer beware!
