Updated 3/19/24: They're now going to charge $24/month for the use of your units front door lock and thermostat, as well as an unspecified portion of the electricity in the common areas. Since I know this building is heavily filled with college students who may not know any better, neither charge is normal for apartments. It's preying on your ignornace.Updated 10/10/23: I've gotten several cards from maintenance and the concierge asking for reviews, the QR taking me here. While I have no complaints about them and in fact I'm quite pleased with the concierge and maintenance (hi Sullay!) I cannot change my existing review without management action on the management failures described. I assume they're setting up to scapegoat the workaday folks for management failings.Original post:Management staff used to be good but the responsive and helpful person left. Now they just hide in their locked office demanding appointments for everything, which you can't get because calls redirect to the corporate office and emails often go unanswered....so "on site management" is borderline false advertising.When you do get an answer its going to be condescending and unhelpful.They recently "upgraded" to a smart home system that destroyed any security we had in our door locks. The only safety I feel now is in the obscurity of my unit, because the locks now have so many new ways to be bypassed. There was a murder and a home invasion here and they *reduced* security by installing a lock that now requires you to have a third party app or use a touchpad to access it because they won't give you a physical key. Theres a key pad but a) you still need the app to get the code, b) its a random code so you cant pick something memorable, c) there is no 2FA literally anyone who gets the email can get in, and d) it's the glossy type of pad that shows smudges allowing the code to be deduced...or just observed as you type because, again, no key.And did I mention the whole thing is internet-connected? And the app harasses you to add the system to your personal wifi? And of course you have to accept legal terms for all this probably including personal data collection from a third party you never heard of and didn't choose to do business with? None of which is in the lease of course.The install wasn't even organized properly they came on the wrong day and didn't schedule it so anyone who was out would have come home to find themselves locked out.The only reason it's not one star is that maintenance and the concierge are generally pretty on the ball and helpful.

The leasing staff is second to none. Not only was my agent professional, responsive and nice- she went out of her way to make my move a success. I feel very welcomed and know I made the right choice.

Thank you, thank you, thank you. Antwon the maintenance tech at 2400 M. Apts helped me out the other day. I couldn’t find my car and it was getting late. He kind enough to walk with me to ensure my safety to find my vehicle. He is an amazing person/ employee. Thank you again Antwon.

The concierge team at 2400 M is great! Roxann is THE BEST! She is always so friendly and greets me and my dog every time I see her! The whole concierge team is so helpful and nice, they really get to know all of the residents and are super quick with packages!

Great building and the people at reception are absolutely wonderful! All the people at reception are great and so helpful. I’m a morning person, so I see Roxann the most and she’s always smiling and sincerely hoping everyone has a good day. I also appreciate her being efficient with the packages!

Every morning, Roxann's warm and friendly demeanor starts our day on the right foot! Her presence is genuinely uplifting! She is always on-top of everything and energetic, even early in the morning!Veronica has had a special connection with our dog since we got him and ensures he feels right at home. Yanasha and Sharita are so friendly - always scanning in packages at lightning speed and creating a wonderful living atmosphere!Antwon and Sullay on the service team ensure everything runs smoothly and are so nice, making our experience living here all the more special. We are fortunate to have such a great team here at 2400 M!

My wife and I lived here this past summer. The location (between Georgetown and Dupont) can't be beat for convenience, and there is a fantastsic dog park across the street. The building is very dog friendly, and the rooftop amenities including the outdoor pool and grill stations greatly added to our the summer experience. The front desk staff is very attentive and pleasant, Roxanne and Veronica are very professional and truly care about the residents. Note that the building does tend get a bit more lively once college is back in session.

Basically they lure you in with a reasonable rate and then offer you a renewal offer with a rent increase so high that it should not even be allowed. I wouldn’t recommend moving in unless you plan to move after 1 year or deal with a nearly twenty percent increase.The apartments are cheaply made and you can hear a ton of noise coming from neighboring apartments and even the elevator.I had a few maintenance issues when I lived here. The biggest one being when my water tank broke. I was without hot water for most of the day and it took MONTHS for them to help me get my credit from the water company. I think because they were too busy calling my friend while she was at work and begging her to renew her overpriced lease.It’s like living in a college dorm and I mean that in the absolute worst way possible. Terrible place to live if you work from home.Lastly, they find every way to squeeze every penny out of you. I paid for the loading dock when I moved out and another resident had it blocked. I think they fined the other resident but they didn’t refund me for the lost time. My movers were paid by the hour and charged me extra for this lost time too. Really sorry experience.

So me and my partner lived there for a year loved the staff very helpful. Keep in mind a lot of GW students live here. The weekend night’s were awful. We had young drunk kids making all kinds of noise in the hallway. Parties at all hours in the night. If you are past your 30s this is not the place for you.

I have lived at this complex (on the 5th floor facing the courtyard) for the past 2 years and would give a 4.5 star rating if possible, but always better to round up!Pros:1. Concierge staff, cleaning staff, and maintenance team. All three are phenomenal. The concierges are incredibly friendly (and efficient with packages!) and if you have a dog be ready for it to be doted upon with love and treats! The cleaning staff keep the building spotless, and special shoutout to Norma (a wonderful human who's hallway and elevator chats I will deeply miss). And the maintenance team cannot be beat--they have been there within the hour ANY time I have submitted a request (even for minor, non-emergencies), special shoutout to Antwon for always being a friendly face on top of that!2. Location, location, location. It's a 10 minute walk to Georgetown, 10 minute walk to dog park, 15 minute walk to the foggy bottom metro, 15/20 minute walk to Dupont nightlife and metro, and a 30 minute walk to the Lincoln Memorial. There is a Starbucks and a Fedex on site, along with an array of cafes, restaurants, and shops steps away. Plus, the roof has awesome views for 4th of July fireworks!3. Hardwood throughout living spaces and tiles in the kitchen and bathroom. This was a must for me, given I have a dog!Pro/Con depending on your situation:1. Building is largely college students and young professionals. This was perfect for me, but may not be ideal for some!Cons:1. Prices/Costs. The rent is steep (which kind of goes without saying in D.C.) but is not offset by having a super beautiful or updated interior, high end appliances, etc. The kitchen and bathroom are dated, and I am unsure if they are renovating or have plans to renovate. Additionally, there are substantial fees for reserving the loading dock or lounge room ($150 each). Moreover, I've occasionally been charged shocking amounts for water and sewage that likely were caused by faultiness with my toilet or other plumbing.2. Parking is expensive ($240 per month) and is in a designated section of a public parking garage run by LAZ. Cars frequently get stuck leaving this garage (especially during rush hour) due to pass-scanning issues and lack of staffing and I've often had to wait 30+ minutes just to exit.3. Plumbing. In the first few months of my lease, my kitchen flooded twice due to the kitchen sink randomly regurgitating a massive amount of nasty black water. This has not happened in over a year (thank god). Additionally, my toilet tank had a problem that led to inconsistency with flushing (either constantly flushing or being unable to flush). Again, both problems were addressed by maintenance.4. Wifi/cable is with Xfinity. I only have Wifi, but in the last 6 months or so it has become fairly spotty/unreliable--cannot comment on the cable!5. Misc issues. My washing machine has broken 2-3x despite adherance to common sense rules like not overloading it, etc. Water (especially hot water) has a nasty sulfur smell to it, that never fully went away from maintenance scrubbing the faucets etc. Highly recommend water filters if you live here. I'll reiterate: maintenance was ON these issues as soon as reported.Summary: I am happy I lived here, I overall had a positive experience, and I would recommend it to most people. Do just be aware of the semi-dated interiors, steep costs, and occasional appliance/plumbing issues! I am only moving out to save money and get an apartment that is more of my aesthetic vibe! Happy apartment hunting!
