Great building, great amenities. I love the rooftop with the grills for a cookout. The apartments are very clean, no insects of any kind! My apartment has really come together. I love the view of the bridge !

I just moved here in April and I fail in love with my new place the neighbors are very friendly and nice my daughter loves living here she told me mom I wish you would have found this place sooner and I agree.Since I've been living here I have had no problems with my neighbors no mice no bugs and I have so many people asking me how to apply for this apartment building and I tell them to look up the information and apply.Sincerely Ms. Brawner

DO NOT MOVE HERE!!! This place has turned into the ghetto/projects/public housing! It used to be a nice place but Bernstein no longer cares about this building and has been neglecting it and letting anybody move in! It’s noisy as hell inside and outside, it’s no longer cleaned or maintained, there’s break ins, violence, drug addicts, and squatters in the building. And management does absolutely nothing! They ignore all inquiries, requests, and complaints. I’m not even sure why they’re there! Do yourself a favor and find somewhere better to live because this ain’t it!

-----Latest review-------BMC Properties just doesn't seem to care. Coming up on my final month of residency, finding out there's a possible mouse problem. Tenants were evicted and who had been living like slobs, and instead of treating all apartments nearby the management decided to treat only one apartment.Naturally, the mice scrambled to the next apartment and that tenant had to be moved to another floor.Symptoms of a company who is trying to manage properties but doing an incredibly poor job of it.Poor maintenance of garage door, leaving recycle bins out in the alley 4-5 days a week (and over the weekend). Nobody seems to be truly in charge.Down another star.------2nd review from Jan 2023----Going to have to edit 1600 Penn down a star. The Quality of Life has noticeably dropped. I attribute it to a few factors, primarily who and how BMC is hiring.The primary indicator I see of problems is high turnover. It seems that the better staff leave quickly, I'm assuming for greener pastures. There's very high turnover, so the employees are all new and really seem unable to help--not because they don't want to, but because they're not sure how (training?) There are still conscientious employees, and they're helpful, if not very proactive.1) The front office used to be manned 8a-4p or 9a-5p Monday-Friday; this is no longer the case, and it is rare to see someone working to help residents take care of myriad issues. Manned a few days a week, a few hours a day. 20hr/wk at most. Cost-cutting, I'd assume.2) The building or common areas have been broken into several times--most recently they've twice broken the window into the bike room and reached through to gain access. I've been lucky, others not so much.3) Maintenance requests are ignored or addressed slowly. The garage door opener has been malfunctioning, reported weeks ago, and now it's disassembled and not repaired, with the door sitting wide open. For most of a week. Last time this happened a couple of years ago, people went into the garage and broke into cars.4) Vehicles not paying for parking spots are parking in the garage after being let in by residents. No action by management. All it really would take is a vehicle audit and someone walking around.5) Management responsiveness to questions is minimal at best. They're often not in, and do not respond to emails promptly, requiring *days* of nagging, or calls to the main office. Frustrating.Most of these issues could be addressed with communication and diligent attention to residents. This means hiring, compensating, and retaining good employees.All that said, I still think the location is great, and it's very quiet. My neighbors are friendly, and quiet as well.---------Original Review---------I love this place! Minus a few concerns. This is probably closer to 4.5 stars.Location: outstanding. 3/4 mile from Eastern Market and Barracks Row; 2 blocks from Potomac Ave Metro. Just across the Sousa bridge from Anacostia Park. Easily accessible multi-use paths basically right out the door.Amenities: shared rooftop with a couple of grills, a penthouse area, and a small gym.My primary drawbacks are with amenities (rooftop in particular). Electric grills are poor quality, and very little shade on roof.Staff: really excellent. Mark has been very responsive, and a great day-to-day "host". Although not on staff, the building "mayor" David is very welcoming too. He advocates for all the residents and serves as a good liaison between residents and building management.(I've seen reviews talking about the noise, but I'm on the Kentucky Ave side of the building, thankfully. I notice noise from the outside-- police/ambulance/honking most notably--but not from my neighbors to either side or above me...and at night, almost nothing. I work shift work and am a light sleeper)Give 1600 Penn a look!

Avoid this place if you can. Management will not address your concerns. You will be lucky to even get a response. I have lived at this building since April 2020 and the management has gotten downright terrible.RODENTS IN THE TOWNHOUSES. I and neighbors have had issues with mice coming into the townhouse part of the building. They will not answer a maintenance request but if you talk to the leasing office staff (when someone is actually there) they will promise to contact pest control and have them come on a regular schedule. The first time the pest control person pointed out several holes that maintenance needs to patch…it’s been several months and the holes are still there. You have to talk to the front desk every time to get pest control to come out.YOUR PACKAGES WILL BE STOLEN. There is a locked package room that has been broken into many times. Not uncommon to find multiple packages ripped open in the room.PAINT OVER WATER DAMAGE LIKELY MOLD. Water was pouring from our ceiling several months ago after a heavy rain. They brought in a paint crew to touch-up the wall. You can already see the water damage starting to build again as they didn’t actually fix the leak.DO NOT PAY FOR OUTSIDE PARKING. People will park in your spot and then have the audacity to tell you they don’t pay and don’t have to. Management won’t do anything about it so I guess they can park for free and you’re the s***** who paid for it.

Literally no one in the leasing office. I've never been to a building where the leasing office is always empty. How is anyone supposed to enter the building to talk to anyone if the office is always closed??? The guy that works at the front sometimes just sits there with earphones on and ignores the front door. I stood out there for 30 minutes one time, and if the sun is too bright you can't see the call log thing to call and buzz you in. There are also homeless people living In the building in various spaces. Not a very safe or productive space to live.

There was a short time that this building offered all of the amenities listed on the site. However, that has since changed, and the management of this building should be ashamed! Firstly, who wants to come home feeling uneasy? No one. Yet, somehow we constantly have to deal with homeless individuals, squatters, break-ins, and theft! When you inform the so-called “management” of these outlandish instances, little is done to resolve the issue, and that's if you're lucky enough to get ahold of someone; who will provide and express the bare minimum of professionalism, empathy, and accountability. If there were a way to give this building zero stars, I would not hesitate. Enough is enough.

My packages have been stolen several times. Leasing office does nothing. People park in my parking space. Leasing office does nothing. Several break in’s in this building and still the office does nothing. To make matters worse homeless people have squatted in this building as well.

My boyfriend and I have been living at 1600 Penn for a year and at first we really liked it. I want to echo the reviews that mention how great Byron was and how helpful Robbie is with maintenance. However, since Byron left, the leasing/management office has been a revolving door of different Bernstein employees that do not care about addressing issues tenants are having. Bernstein employees are generally friendly when we raise our concerns, but never take any action. For example, we have been dealing with a cockroach problem in our apartment since March 2022 and Bernstein has been absolutely useless. Even though the building contracts with a pest company, management is rarely around on Fridays to let pest control into the building and does nothing to get to the root of the problem given that our apartment is not the source of the cockroaches . We’ve also run into an issue with our rent, because the person that was working in the office when we submitted renewal paperwork abruptly left the company and never updated our lease agreement. Since then, tracking down someone at Bernstein that can address this problem has been a nightmare. Had we known that these issues would be such a hassle and so prolonged, we never would have renewed our lease. If you have absolutely no problems while you are in the building, it is a decent place to live for a relatively affordable price, but the minute you have an issue, this place becomes a nightmare. I would also like to reiterate the issues brought up in Keena Harris’ review. The fire alarm has been pulled (apparently by teenagers messing around on the roof) a number of times over the last year, and there has been damage to locked rooms (storage, bike, utility rooms), damage to rooftop furniture, as well as bike thefts. It’s a city, some of these problems come with the territory. However, management could do so much more to help and they do not take any meaningful action. If you can afford to live somewhere else, I would recommend it.
