Selling a much loved home after 25 years can be a very emotional experience. Peter Carbutti understands this. From start to finish, Peter was very thorough, kind and patient with us. His assistant Joanne deserves to be mentioned too- for initially answering all of our many questions in great detail, and for scheduling our first meeting with Peter. She was a calming voice in the stressful storm of choosing who to represent us in the sale of our home. We had reached out to several realty companies and chose 3 to meet with. Carbutti Realty was one of the 3 because of Joanne’s calls with us and because of their stellar reputation in CT. We ultimately chose Carbutti Realty because Peter came to us prepared, patient, understanding, experienced and very knowledgeable. Within a few days after meeting with him, our home was photographed, listed, and already being shown. Peter’s extensive knowledge of market pricing, aided us in setting a realistic asking price. His negotiation experience made the entire sale process speedy and very easy. We wish the actual task of moving 25 years of possessions out of the house, was as easy as selling it! We knew our much loved and lived in home needed work- but Peter found the right buyer- and in less than a few weeks, our home was listed and sold! After a life altering cancer diagnosis, my mother and I made the difficult decision to relocate her from Texas to Connecticut. As a first-time homebuyer in an unknown market, Devin at Carbutti & Co Realtors was a true life saver. We had a challenging budget and some accommodation requests due to my mother's condition. Devin was up for the challenge and was able to find a home that fit our budget, needs, and in a very right deadline. We were unable to be in Connecticut during this process and Devin made sure we were able to see all of the properties in great detail and answered all of our many questions. Extremely flexible and accommodating! Mary was very knowledgeable about each location and understood my needs and wants for my future residence. She wasn't just trying to sell me a place to move into she was trying to find me a place i would be happy to live in without any foreseeable suprises. She was up-front and saved me from at least a couple issues that would have been problems in the near future that absolutely helped me from making the wrong decision.

Chris Ferrell has gone over and beyond for us.
My mother worked with him to sell her condo, so when it was time to sell my home she strongly advised I work with him as well.
Let me tell you I'm so glad I did. He has been here every step of the way. When I was having some anxiety (a lot of anxiety if I'm being honest) he would say, don't panic unless I panic, and I'm not panicking.
He helped find a plumber, and a contractor for me so I could get the work done before closing.
Even though it's been super stressful, he made it easier.

Carbutti misled me on my first-time home buying adventure in a misinformed and unethical adventure which has the potential to be legally impactful to me. They were both the sellers and buyers agency in our transaction.
Buying from 800 miles away, sight unseen, we placed a lot of trust in Nick to do his due diligence and provide expertise to keep us in good legal standing, and to advocate for us in ways we could not from afar.
Nick said it was okay to sidestep relationships with other agents, and brought in biased contractors, inspectors and attorneys he had worked with. At first, this seemed great: he was taking initiative and pushing us towards our goal of home buying.
He helped us negotiate terms for the seller to repair items that were not disclosed. Fast forward to weeks afterwards when the approved contractor had finished the work, the money came out of my pocket.
Dozens of things have come up since moving here. Shed is nearing collapse; not noted on disclosures or inspection. All storm doors are damaged. Also not noted.
“Seller notes” as stated by Nick stated that seller would be leaving security system and grass would be planted out back. Neither conveyed with sale.
When we are a week before close and I find out about undisclosed flood damage reported at the beginning of the year (I learned about this after calling Geico to set up my homeowners insurance), I was ready to back out. Nick, who is supposed to advocate for me, says, “you can back out, but you’re going to lose your deposit.” Looking back, he strong armed me into making a deal that was becoming more and more uncomfortable to me.
Shame on me for not advocating more for myself, and for my ignorance as a first time home buyer. Shame on Nick and Carbutti for pushing me into a deal which has already costed me thousands in undisclosed issues in our home, and possible thousands more in legal issues.
