Lived here for a year. Staff was very easy to communicate with and were very professional. Could reach them by phone or email within 24 hours. Maintenance was solved quickly and neighborhood was safe. Highly recommend them, one of the few genuinely caring landlords I've found.

Avoid at all costs. Chelsea Company epitomizes tenant exploitation and property neglect. This predatory company continues to hike rents and charge numerous questionable fees while allowing the building to deteriorate, neglecting to perform basic quality-of-life maintenance (this statement was misunderstood by Chelsea Company; see my reply below for details) to individual units or clean (clean thoroughly) shared spaces. For example, the laminate tile in the kitchens is yellow and chipped in multiple places (here I mean that the yellowing is in certain places, lending the tile a greenish hue, and the chipping is in certain places) upon move-in (even after charging tenants hundreds of dollars for basic cleaning upon move-out) and the bathroom tile is in poor condition. The building is dingy and filthy: the elevator regularly smells like trash because there's no trash chute (apparently, the trash liquid on the elevator floor will clean itself after enough valued tenants have trampled on it), and the hall floors and stairwell are never mopped (to my knowledge, of course) and appear visibly worn and chipped, as anyone who tours this property can observe for themselves. Chelsea Company has steadfastly refused to obtain a second dumpster for the rear parking lot, so it regularly overflows. The basement laundry facility is repugnant and the washing machines are dirty and faulty (don’t take my word for it: ask any tenant). There was one period during my stay at 80 Howe during which all of the washing machines were broken for several days (see my reply below for more details). Despite the laundry room's persistent issues, Chelsea Company once increased the price of drying a load of laundry by 10 percent while reducing drying time by 10 percent in a transparent bid to extract even more money from tenants.
Reply to Chelsea Co.:
This review was not fabricated, as anyone who has rented from Chelsea Co. or tours the building can see for themselves. I encourage any prospective tenants to tour the units and contact current and former residents and form their own opinions. My dissatisfaction stems from my time at Chelsea, not from a single charge that was already clarified over email. Strictly speaking, my review does not state the charge I found suspicious or predatory.
The kitchen tiling, whatever its original color, has yellowed and chipped in places because of age and use. Typically, landlords refrain from fixing cosmetic issues, like discolored or chipped floor tiles, so I didn't bother to submit a request to completely replace the flooring. Apparently though, when inspecting the tiles between tenants, the landlord assumed they weren't worth replacing. By "basic quality-of-life maintenance" I mean maintenance that makes the property nicer, not simply livable. I did not claim in my original review that Chelsea Company never performs any maintenance, as you can verify by rereading my review. If you do replace entire floors upon request, then great, I encourage tenants to request it for the kitchen and bathroom, if needed.
In my review, I was referring to the dumpster in the rear, as I stated unambiguously. I am aware of the dumpsters in the alley way, which I have used before, but they all regularly overflow, generating substantial amounts of litter in the vicinity, which current and prospective tenants can attest to.
Regarding the building's cleanliness and the appearance and finishing of the floor in common areas, I encourage prospective tenants to inspect the building for themselves.
On December 12, 2023, Chelsea Company sent all residents an email acknowledging that the washing machines were unavailable and would take some time to repair. I don't see the point in denying this.

The worst rental company in New Haven. If you are a student at Yale, do not rent with them, they have very bad service and their property manager is uncooperative and rude.Neil and Sarah the property managers are unprofessional and instantly argumentative.
I have had the worst experience in the 2 years I was there.

Save yourself the headache and atwink who communicates as if he’s on Real Housewives of Connecticut. instead of a small town and even smaller college, where reputation sticks. Extremely petty, unprofessional, and instantly argumentative in every interaction with tenants. I’ve met teenagers less combative, immature, impulsive, and dramatic. If there’s a worst case option or extreme, he’ll resort to it first. Burn bridges first, ask questions later. His reputation among us is an unhinged bully, clinging to crumbs of power, who will argue grass is blue if it means he gets the last word. If residents who have been here for 20 years and 2 months all have issues with your unprofessionalism: the problem is you. I’m sure he’ll continue to do as he pleases, Chelsea clearly allows it. Rename it Neil & Co., that’s who’s running it to the ground

The owners here were horrible. The kicked me and my GF out because they wanted to double the rent to $700 and rent to Yalies. Very uncaring, heartless couple.

In my 10 years of renting, I have never met a property manager as condescending and unprofessional as Neil. Yvan, Sarah and the maintenance staff were lovely, responsive and respectful. However, attempting to reason with Neil caused me so much stress I could not recommend living in any of these apartment rental agency’s establishments in good conscience. After speaking with other residents who lived under his management, I learned they had similar (sometimes worse) experiences. In communications, Neil quickly becomes agitated, emotional, unprofessional, and worst of all, condescending. Unfortunately, I recommend finding a different agency to work with if looking for a place to live in New Haven.

I moved into one of Chelsea co.'s apartments in 2020 and have been living here for a year and a half now.I would like to say that those working at Chelsea co. have been incredibly kind and helpful people. Whenever there is an issue the Chelsea team is always ready to help solve it so that it doesn't last long, and honestly there have been very few issues.I would recommend this as a place to live to any of my friends or family and I hope you choose to stay and live with Chelsea co.

I lived here for two year as a graduate student. The apartment was exactly what I needed--the management company was responsive and the building facilities are well taken care of. Overall, an excellent rental experience.

I’m nearing the end of three years living at a Chelsea Company apartment and wanted to say thank you for such a wonderful experience. I’m especially grateful for their kind & accommodating leasing office and maintenance team. I’ve definitely felt frustrated in the past with other leasing companies that made requests feel adversarial or used every opportunity to charge extra, but I was always treated more than fairly by the team at Chelsea Co. Would highly recommend checking them out if you’re looking for a place in New Haven!

Chelsea Company has many properties all around New Haven and i've lived at the 179 Dwight and 65 Dwight Street properties. The apartments themselves can vary depending on which complex/building you rent from so definitely check them out either in person or virtually (e-mail for video tours). What stands out the most, however, is the management staff.When I was first looking for apartments, the management staff clearly laid out the move-in process and was (and still is) very responsive to e-mail correspondence. The same applies for the move-out process. They stay on top of regular maintenance as well as the occasional pop-up concerns (I've always had same-day fixes so far). I've thought of exploring other apartment companies but stayed with Chelsea Co. given how my friends' feedback regarding other companies were very hit or miss. With Chelsea Co. though, other reviews as well as my personal experiences have been reliably positive. Testament to this is how separate employees on two separate occasions gave unsolicited praise for how well the management treat them and run the company. They also take security of packages very seriously and have helped me out in various small ways (letting me borrow a crate when picking up packages, testing out a bulb for light fixes, borrowing a fan, unscheduled help with setting up internet access - though i probably got lucky bumping in to that employee on a Saturday haha, etc.). These things add up nicely.In conclusion, Chelsea Co. is extremely organized (even more so during COVID!) and helpful. I've lived at their properties pretty much stress free for 2.5 years and running.

Fantastic management and property. The apartments are well kept and clean. Management was incredibly responsive. I never went more than a day without repairs getting done. I'd keep living here if I could! In response to other reviews, I never had any security issues at all here (and the building doesn't have a courtyard...)

Avoid. The cameras in the building don't work. I had my bike stolen from the courtyard in broad daylight (someone cut a kryptonite lock with bolt cutters) but then went to the management office w/ police and learned that there was in fact no video footage. Someone got shot in the courtyard a couple months ago on a Saturday afternoon. Have also had lots of issues with the maintenance here. Currently without a working fridge. It went out on Saturday and we notified same day but maintenance isn't going to replace until Tuesday. It's Thanksgiving week and all our food is spoiled. These folks are slumlords.
