This review is only based on communication. An application was submitted almost 2 months ago, not a single person has reached out. I called, left a message and no one returned my call. I sent an inquiry online, got an auto text I responded to… and still not one human has contacted me via phone or email. I don’t know if this place switched management or staff has changed, but in 2021 I received better communication.

I typically never leave bad reviews. However, this was a horrible experience. The maintenance guy came on Thursday afternoon and sprayed a substance for what I believed was mold on the perimeter of the bath tub. Shortly after he left, I began feeling sick. The entire place was filled with the fumes of this substance. He sprayed the entire shower, which included my personal belongings. My washcloth and hand towel were all discolored. It is now Sunday, and I have NOT been able to sleep in my bedroom since Thursday! I've also been sick since... so much so that I was unable to work on Friday. The windows in my place have been up since Thursday! Totally disgusted!

Have been attempting to get in contact with for over a week now on a daily basis just to speak about leasing.No calls answered (have attempted daily). No voicemails returned. No communication via email.Think this already says a lot around what to expect with the customer service and support especially based on the reviews of current residents complaining about the same.

"Worst Management ever" My experience talking with the management has been very unpleasant and futile. Most of the members in the management are very rude and unwilling to listen to your concerns. I have lived here for over two years, paid my rent on time and when moved out, asked for my security deposit. Almost after a month we moved out, I received the response from the management where they emailed us the move-out statement in which I owe them 1536 dollars !! (The first move out statement did not even have the correct move out date, tells how serious they are about what they do, they sent the revised statement after we requested the correction). They charged me for the carpet replacement , paint , counter tops replacement , blinds , Appliance cleaning and that is after we spent the entire weekend cleaning the apartment before the handover. Interestingly, when we moved in, we neither got a new carpet , average paint job and grease on the vents. After living in so many other apartments, this is the first time when I am not getting my security deposit back AND ON TOP OF THAT - being asked to pay 1036 dollars. I would not recommend Pavilions to anyone!! Management change has been a DISASTER !! Previous company was reasonable and willing to talk, can't say the same about JCMLiving - the new management. If you care about your hard earned money , stay away from them!

I needed to have the filter replaced on my heating system. The maintenance staff person, Fabrizzio, came to do the work on the same day I emailed my request. He was friendly and competent. He patiently answered some questions I had. I am very pleased with all the maintenance staff visits I have had since I moved into the Pavilions. They have always been prompt. They provide excellent service.

My dog and I moved here in July and are loving it. Javi, Jorge and the entire team are amazing so nice and very quick to respond!-I've never seen my dog so HAPPY - the neighbors are lovely, supportive and friendly. Jillian and Hope from the leasing and resident team are fantastic and very helpful.

This place used to be great when Northlands owned it. However under JCM Living it’s a disaster. Make no mistake, they’re cheap apartments made from cheap materials in an amazing location, so you get what you pay for. That’s not the issue here at all. Don’t expect luxury suites, that’s not what this place is, nor does it claim to be.The issue on the other hand is the complete incompetence and indifference with which the new management runs this property. The biggest issue is a severe lack of communication coupled with no shortage of hostile language in the scarce attempts at communication. The old property management company used to communicate concerns and information regarding incidents not just on-site but within the surrounding neighborhood. They strived to keep their residents informed and protected. Since taking over the property, there has been a car break in, gunshots fired just down the road, and catalytic converters being stolen from cars within the parking lot of the property. These incidents had all been either reported on by local news, or communicated directly to the leasing office by residents, oftentimes both. Not one single piece of correspondence from the management team was ever issued on these. However they will never fail to remind you several times a week that their office is closed on certain hours, or that the HVAC contractors can’t work on air conditioning units that had been non-operational all summer because it’s “below 64 degrees at night” (which is factually incorrect according to several HVAC professionals I’ve spoken to, but you’re welcome to do your own research on that).Any time it conveniently benefits the company, there’s emails and texts sent out right away, but not when it concerns the welfare of their residents. The language in these emails and other correspondences is often hostile in tone as well. They will inform you that they are going to “begin legal proceedings” when your rent is a week late due to a billing error (see below about being double charged), without even checking to see that it has already been paid. Not to mention they make countless clerical errors that could potentially cost hundreds to thousands of dollars at the tenant’s expense. In the past 6 months alone I have been charged double my base rent due to an error, continuously charged a mandatory renters insurance fee despite having submitted (and receiving confirmation of approval) proof of third party renters insurance (several times, since they somehow lost the records on file the first time). In each of these instances, it fell upon me, the tenant, to clear up their negligence and make sure my bill was rectified, as they were happy to just let me blindly pay the bill without question.The one shining star in this organization is the maintenance staff. They do good work and they do it timely and cleanly. They’re also friendly personable people from the few interactions I’ve had with them. No doubt due to the fact that they’re a remnant from the Northland days (at least as far as I can tell).If you’re ever thinking about moving into an apartment complex, do yourself a favor and check to make sure it’s not owned by JCM…

I have a laundry list of reasons why my boyfriend and I hate it here. For starters, we didn’t have air conditioning all summer, they were doing renovations in our apartment for weeks to fix the air conditioning (our closet was entirely disassembled and they did not fix it for 3 whole weeks), the management/landlord does absolutely NOTHING and does not give a damn about your quality of living here. Maintenance will start big projects like completely replacing the sidewalk or entrance to the Amazon hub and then do not finish it for weeks. The amenities are subpar at best. The pool is absolutely disgusting, I’m fairly certain they didn’t clean it once all summer.

I have to be completely honest, this place was fourth or fifth down on our list of potential living spaces, but was the first one we checked out on our list. However, after meeting Mike Philibert and his tour of the place, my wife and I decided to put deposit down the very next day, before even seeing any of the other properties on our list. We did not even see the unit we were moving into, but Mike was SO genuine and knowledgeable, I was sure the place would be perfect for us. We absolutely loved the two 24 hour gyms and the two huge gorgeous pools. There’s plenty of media rooms and entertainment areas if we have people over. We look forward to moving in in around 30 days!! Thank you to the pavilions and Mike!!

Over the weekend I had the pleasure of touring the complex with Micheal P. Somehow he finds a way to be super professional, while at the same time making you feel like you're just hanging out with an old friend. He provides you with all the relevant info right up front and is able to answer even the most specific questions. Even though our meeting was scheduled for late in the day on a dark and rainy Friday afternoon, Michael made me feel like I was his only client and he had all day to find the perfect unit that fit all of my particular requirements. After a very frustrating and exhaustive search, it took me less then 10 min to realize that this was exactly the kind of place I was looking for. Can't wait to move in!

Since the new management has taken over, this complex has gone down hill fast. Trash and dog poop is laying everywhere. Tenants are lazy throwing away trash (5 feet from the dumpsters). The place would be okay of the stairways were power washed, outside doors look beat up (similar to if someone was kicking a door) touch-up paint in areas, and weeds were pulled (simple maintenance). They have informed tenants about removing bikes, Christmas lights, and other items from their patios to have a better presence to the community, but nothing has been done about it. Kids are always running around and touching cars with toys landing on them too. Cops are always around in the complex. The place has potential, but it's the little things that add up.The entrance into complex near the Leasing Office looks nice (besides the one sign that the fell off 10 months ago)-but it seems like the back apartments are not taken care as much since it's hiding. The rent is only worth the location, it's not worth the cracked walls, covered-up landlord paint, flooring that was not put in properly, and the gym that is not well kept (TV's not working, tenants not wiping town equipment after usage, having dogs inside the gym, citizens not wearing shirts, etc.) or other amenities.I would highly consider spending the extra $50-$100 in rent at another nearby location that is up-keeping with their property. Pavillions is out there for the money. Just think about it- 33 buildings+$1,800 (average rent per month- doesn't include the $2,000+ apartments) +32 apartments (per building almost)= $58,000 (per month/per building) $58,000×33 buildings=$1,914,000 (per month) x 12 months= your looking at about $24,000,000+ per year. So where does the money go, especially if simple things cannot be done?

Living in this apartment complex has been an incredible experience. The apartments are well-designed, the common areas are beautifully maintained, and the security is top-notch. What truly makes it special is the sense of community here - friendly neighbors and regular events create a warm atmosphere. The management team is responsive and professional, making life here hassle-free. The convenient location near schools and shopping centers is the cherry on top. Highly recommended!I would like to mention Mendel Gurevitch who is manager there . He is exceptionally helpful, ensuring a smooth and efficient process. His dedication and professionalism was truly commendable.

THE ARE OFFERING INCENTIVES TO RESIDENTS FOR GOOD REVIEWS!!! Do not believe. Please heed this warning!!All of a sudden they have a bunch of new great reviews?? Yeah, right!!! I smell BS!! Before moving in here, ask yourself if you would enjoy living in a community that is 50% section 8. While you are paying thousands and thousands of dollars for rent, your neighbor is paying $10. To say the apartments are run down is an understatement. Roaches? Yes. Got em Rats? Yup got em. A neighbor left cooking oil YUP COOKING OUL IN A POT outside the door, and when I came home late night, they were rats eating it! Dumpsters look like the local dump. Dirty used mattresses and furniture left outside of them, & trash, spewed all over the place from the low class people that live here. People hang out in the breezeway, smoking weed and cigarettes nonstop. Think you're going to have a relaxing day at the pool? Think again. Pool is full of loud and obnoxious residents smoking weed swearing, n word this, n word that. Think you're living in a safe community? Try again. In the 1 year that I have lived here there has been 2 people stabbed from an attempted robbery in the parking lot, a neighborhood lock down from an active shooter on the property, and a robbery and shooting where the stray bullet went into an apartment just last night. Do yourself a favor and google search the horrific news stories before moving in here. I believe the projects would be safer & cleaner than this dump. They are renovating certain apartments but do t be fooled the community is garbage & complex UNSAFE!!! Move somewhere else
