We are very pleased with the new management especially the property manager Ms Victoria . She and the maintenance staff ( MrAL , Miguel ) went out of their way to fix heating issues in our apartment . We are glad to have such considerate, kind manager and maintenance staff who are working hard to resolve past problems caused by awful management. Thank you !

Great place to live! They've really turned it around with the new property manager. I'm also a fan of the maintenance guys too. They are really on top of their game. This place has come a long way, and it's going in the right direction. 6 stars out of 5, if i could give 6.

Landlord won't fix anything in my apartment I haven't had hot water and haven't been able to shower cause there's no pressure and my sinks are dripping constantly. Clogged drains and water overflows out of the shower into the basement. The water has been shut off and turned on cause we didn't have any hot water to do dishes or shower. DON'T LIVE HERE PLEASE LOOK AT SOMEWHERE ELSE PLEASE. THE LANDLORD DOSENT CARE ABOUT AND ONE HERE. NEXT DOOR APARTMENTS ARE BETTER.

Worst place to live! My unit has no working shower every since I moved in January 2023. My roommate sent 35 repair request and all have been deleted and or ignored. They aren't responsible at all, the had an unlicensed property manager for about 6 months before she was switch to someone else. We have gone through 10 property managers since she left. Oh and the apartment was not cleaned before we moved it, clogged drians, old rusty dishwasher, trash still in the unit, and dead smoke alarms. I have so much more to say, but I think you get the picture.

I’ve lived here with my wife & dog since January 2021. First two years were great, didn’t have any issues at all. Property was clean, issues were addressed, and communication was great. When new management took over last fall, however, the property was neglected and issues were being ignored. The numerous reviews say it all. That being said, I’ve been in touch with management and they overhauled their staff in the last couple weeks. New front desk, new maintenance guy, and overall better communication. The new maintenance guy has been outstanding. He actually wants to help us out. Came in last Friday to look at our HVAC leak thats been neglected for over a year and he was back today to get to the bottom of it. Professional HVAC technicians have been called to perform maintenance on the unit.I’m giving the new crew the benefit of the doubt and rating this complex 3 stars. From the limited experience I’ve had with the new front desk & maintenance, it appears management is taking the reviews & complaints seriously and taking the necessary steps to get the property back on track. Kudos to Bret for listening to his tenants.

I don’t even know how to start with how terrible living here is. If I could give it zero stars, I would. If you expect apartment management to offer basic tenant rights to their renters, you’re not going to find it here!! Just some miscellaneous examples of the shameful things that go on here:1. My heater exploded (almost caught on fire) and despite requesting multiple times for a replacement, they left me without heat in the middle of winter for an entire weekend.2. Hot water gets shut off every 2 weeks or so, usually without any prior warning. and very often, the hot water is shut off for up to a WEEK!! the health department has been notified numerous times of this.3. packages get stolen and cars get broken into. My car was stolen and totaled and I personally know several people in the same building that have had packages stolen and cars broken into. I’m not the only person who’s had their car stolen either.4.) you will pay a mandatory and outrageous fee to use their “clubhouse” and gym which is honestly such a pathetic excuse for such an amenity. Half of the gym equipment has been stolen (dumbells and yoga mats), and so much more.please do yourself a favor and don’t move here if you value your sanity.

If I could check zero stars, that would be more applicable to this place. There is no maintenance, no one answers phone in office, trash everywhere, elevators constantly breaking and wheelchair bound folks can’t get to their apartments. The list goes on and on! Oh and Avonwood Road is in deplorable shape! DO NOT MOVE HERE!!!!!!

The level of apathy that's been on display since the management changed last year has been appalling. As many other reviewers have mentioned the hot water constantly turns off with minimal communication on when it will be fixed, the clubhouse is in poor shape, I had asked for a new key fob to get into the gym (which by the way, you're FORCED to pay for anyway) because the one I was given was flimsy and broke and was refused another one (not to mention my neighbor never even got a key fob), and trash will be laying outside dumpsters for days without being picked up. This amongst other things. I would've recommended living here a year ago but don't move in now.

I Do NOT recommend living here currently. There are way better options than this place. TLDR at bottom of post.Grounds and Buildings:To start, the grounds are poorly kept. The parking lot lighting is not functioning at times, so they're completely black. Door locks are in disarray, often broken, not allowing you to enter with your key because they won't unlock, or the doors are simply broken and unsecure allowing anyone to walk in and out. Much of the street lighting is broken and so at night the streets are dark. The elevator in our building can't do multiple trips of heavy items or they break, so if you're moving to an upper floor, good luck. Additionally, the elevator often tries to move without closing the doors. The interior walls/ corridors are littered with holes, scuffs and marks. And the trash/recycling situation is ridiculous, often overflowing. Security is not great, with multiple car break ins and even cars left on cinderblocks having their tires stolen. And I feel terrible for the tenants of building 44 who have barely had hot water in monthsClubhouse/Amenities:The clubhouse often floods from holes in the roof, which leak during every rainfall and major storm, and it's been like it since we moved in during 2021. Bathrooms, I doubt they're ever properly cleaned. Half of the gym amenities do not function and have been broken for months to years. Weight selection is very limited. You can barely consider it a gym. There is almost never anything to wipe down the equipment, which is a health and cleanliness concern.Apartment:We rented one of the updated units. Issues we noted, the dishwasher cannot open all the way without keeping the stove a healthy distance from the counters, leaving a huge gap. There is zero ventilation above the stove, none. Turning on the vent is pointless as all the grease, smoke, and water vapor is just blasted up and over the cabinets coating and staining them and filling the apartment; they require constant cleaning. The building is old, and so as the foundation moves, cracks do form in the walls. We've had to get them repaired by maintenance but have been told they do not have paint to match the unit. We now live with plastered walls. There are HEAVY window drafts which make heating the unit in the winter a nightmare (you can feel the outside air coming in around the windows). The bathroom shower has multiple cosmetic defects and just looks ugly, but this is just cosmetic. When we moved in, we brought up the fact that multiple outlets are VERY loose, so when things are plugged in, they can easily dislodge, they supposedly “fixed this” but nothing really changed. And there is this persistent smell of mold from the sinks and tub which we have complained about before, several times in the past, with no change. I’ve simply taken to regularly bleaching them. The cabinets were simply painted white, and the knobs were changed. The floors are very uneven, with slopes and sunken areas. If you look below the kitchen island, it’s unfinished with open wood, holes, and crack and missing paint. Laundry vents onto your deck, covering your deck and deck furniture with lint.Contacting management:Sending emails to the property manager and the company often seem to fall on deaf ears with no response, or responses come very late and with no credible explanation or solution. We just stopped contacting management because it never went anywhere.Originally when we moved in we paid $1520/month in 2021; we were informed recently that our next lease will be $2170/month starting 2024.TLDR:The property feels old, unattended, and lacks securityElevator feels unsafe and Trash removal is a problemFrequent water problemsAmenities are uncleanly and not well keptThis unit lacks proper kitchen ventilation, Winter heating issues, mold problems, and has many defects, and maintenance solutions tend to be weakProperty management lacksWithout excessive change, I doubt we would even consider resigning a lease again here. For the price they’re asking, there are much better options.

I was scammed into sending these people a deposit for $500 and after multiple attempts to have my funds returned to me, I am still being ignored. Unethical and unprofessional. That being said, I have nothing but time and will pursue having my funds returned to me however I have to and it will end up costing them more than my $500.. Do not rent from these people.

The slums or Avon. Kids running up and down the hallways. Mold Everywhere!!! Garbage is all over the place. They shut off the water to the complete building because there's no individual shut off per apartment. So if there is a sink or toilet being fixed, the whole building is without water for a number of hours. You are grossly overcharge, not only for rent, but also shared utilities like water and garbage. The apartments are not metered for water. Some apartments have five or six people living there and you share the amount of water they use even if you live by yourself. The hallways smell very musty, and of a strong odor of curry all the time. The elevator breaks so many times and is out of service for days or weeks on end. Otis elevator has to manufacture parts each time they break because it's so old it's a death trap. The pool is nice but kids are screaming everywhere. Parents don't care. Overall a total rip off.

Wouldn't recommend living here. I've been here since February of this year. I've put 24 different maintenance request to fix all the sinks since they've been leaking all the time. My back door doesn't lock and I'm on the first floor and the dishwasher has rust in it so when I did dishes the first time I had to wipe the rust chips off. The pool is always dirty. I popped two tires in the driveway. They raise the rent after a year that you live here. Look somewhere else.
