We had a HORRIBLE experience with this company. I felt so bad for the home owner. I reported that part of the floor was warping in December 2021. Nobody came, so I reported it again in January and February. Nobody showed up until March 2022. The poor homeowner had to pay for floor replacement because the problem was left for SO long.We struggled to get return calls from C & C and when we did, we often received conflicting information. Monique does everything she can to take deposits from renters. We were charged $320 to clean a house that was cleaner than we moved in! She nickels and dimes the deposits until there is nothing left, while badmouthing the owners and saying they are the problem. We moved out of a property in July and as of October we have still received none of our deposit back. The only response we have gotten is, "I have 60 days to return money if you have any left".This is the most unprofessional and dishonest rental company I have ever dealt with. If you decide to use this company, be prepared for dishonesty and no professionalism. They demand their money up front and quickly, but do not return deposits. Watch your back!

The customer service from this place is pathetic at best. I requested our deposit back and got a super s****** email from Monique.The owner of our property was amazing. He fixed things, made things very nice.But Cheryl and Co is useless, and should be run out of town as property managers.After 3 years of living there they all of a sudden didn’t have a phone number to get ahold of us..... lies!!!!The inspection lady that came it was her first day on the job!!!So in short they rented the house a week after we moved out, and I doubt we will see a dime of our deposit or last months rent. That’s a total of $2430 in Moniques pocket!!!!Stay clear of any property being managed by this place. Lies, lies, lies and will screw you over every chance they get!!!!

Based on a positive experience of working with Shannon Kyle (who is fantastic), we hired Cheryl and Co. as property managers in the summer of 2017. As long as all you need them to do is collect the rent and take their share, they are fine. If you want them to perform routine maintenance, respond quickly to emergency needs (sewer back-ups), or maintain regular communication with you as a property owner, you are out of luck. DO NOT HIRE THEM to manage your property. Your property will end up worse off than how it started and you will not be getting even a basic value for the money you pay them.Following a recent unnecessary flood at our property Cheryl and Co's staff blamed everyone from the tenant to the handyman and then me for their complete mismanagement of the situation. The lack of acknowledging where they had completely dropped the ball speaks to a basic lack of professionalism and integrity. As a long-distance landlord, the logistics of taking them to small claims court to recover the damages are not realistic. Save yourself the cost and the stress and find a different property manager.Based on the way they talked about the current tenant and tried to blame her for this situation, I would also be very cautious about renting from them. If they can shift blame from themselves to anyone else (tenants included), it appears that they will.

Although Monique could not help us find a rental that would accommodate our 3 dogs in Garfield County, she did refer us to someone in Grand Junction, and they found us a place. To say that she does not go above and beyond is a total understatement. I referred my friends to her and hope she can help them find a rental in December!

Twice now they have left us without the use of our kitchen for days on end, terrible company with even worse customer service. If you can avoid these clowns you will be happy you did.update* Gaslighting, slumlord and demonic.Be careful of them and what they do and say. Use a attorney if possible as they Lie more than any person or persons I've ever met. How a company like this exists is beyond my train of thought.Be careful of them entering your property without your permission when you arent home. Be careful of them making you fix up their property that is run down at your expense.Hopefully they will be out of business soon after I taken them to court, but until then be aware of them. It's even well known in the valley.

Shannon Kyle...Well, let me start off by saying I was hesitant. I have purchased homes in the past and used a real estate agent that has been a part of purchasing residential and commercial property within my family for quite awhile.I am so happy with my decision. Shannon was not only helpful in helping my family find the right home, but being patient with my unorthodox approach. Let's just say I didn't make it "easy" for her. I was so back and forth on location, to build, to purchase and what my expectations i was looking for my future purchase.She was patient, kind, and was amazingly easy to work with. She not only felt like a real estate agent, but a friend.Thank you Shannon Kyle. You are truly an amazing person and real estate agent.
