I don't normally write reviews, but I am so enthusiastically impressed with the work Rayce does that I felt compelled to write a review. Rayce has inspected several homes for me and is always professional and insightful. Since buying my home, Rayce has been my go-to for improvements and maintenance. He is always willing and flexible in his scheduling. Some of my projects have been tricky and he is always able to think outside the box to solve every problem I throw at him. Very kind and a delightful human all around. I cannot recommend him enough!

Rayce did my home inspection in Denver. He is very intelligent and informed about any manner of house maintenance intricacies. He is also VERY detail-oriented, which is exactly the type of quality you look for in a home inspection. We had a very complicated radon mitigation. And when I say complicated I mean multiple crawl spaces around the house, not pleasant nor easy (and honestly didn't think he would take the job). Rayce was a total champ. He had great ideas on figuring it all out, he was doing very hard work and did it with a smile. Just got our radon results back and they are great. Couldn't be more pleased or grateful.

He used to be an electrician and knows how to do radon mitigation so he really is an incredibly knowledgeable! He's professional, prompt, thorough and amazing to work with. I don't write a lot of reviews but I had to share our experience because Rayce was absolutely amazing!! He did a VERY thorough inspection. Afterwards, he spent almost 2 hours walking through the house with us (we had a lot of questions regarding our future purchase). We were able to ask questions and go over everything. Rayce even answered my kids' questions, which was really cool. (He didn't brush them off. Rayce addressed their questions, just as much as he addressed my questions).He went over the smallest details. He made sure we understood what was wrong with the house, what needed to be fixed, and how to improve it. He gave us a very detailed report with pictures (which we plan to use as a Fix-It/Repair guide). The report was easy to understand and extremely organized.I felt at ease knowing I had someone that truly took the time to inspect the house and provide the best information possible (especially on such a major purchase as a home). He responded quickly to my emails/calls. Excellent customer service!!Thank you so much Rayce for all your help!

Update:We’ve subsequently had TWO other inspectors look at our house (which passed even the initial inspection), and also had them review Delzer’s report, along with also having TWO separate dedicated roof inspectors look at the roof.ALL of these other long time inspectors agreed with what I subsequently posted-and it was them that encouraged me to write the post.The main shower drain did have a minor leak, & the boiler pressure valve did need to be replaced, along with some nail pops. All were taken care of the following week.No we do not do dishes in the laundry tub, & yes it’s accidental overfill that morning is what led to the moisture under the dishwasher.No our post was not written in anger, please do not accuse others. I have a solid history of years or writing factual reports on many topics, both positive and negative, and am followed by thousands specifically because of my diplomacy & accuracy. We stand by our accurate initial post and in fact could further add an extensive list of items missed or incorrectly noted.As an electrician its interesting that he did not even check or make note of the master bath light/vent thru the roof, NOR the hot tub and its exterior outlet at the house (all professionally installed).“Enuf said.” People can draw their own conclusions. We shared the report locally as an example of a poor inspection and other inspectors more than agreed, which is why they were each then willing to re-inspect, at our cost.....Original post: Thinks he knows a lot, but clearly does not...Missed: noting smoke & carbon monoxide detectors which are legally required for a house sale in CO!/testing out & noting the safety mechanism for automatic garage door opener/surface wall crack/mice in garage/an entire garage storage closet with home items for the buyer but stated they were ‘missing’/ broke an Anderson window handle trying to open a garage window that was stuck from paint!, missed inspecting a bathroom air vent...Further: claimed water leaks even though he stated he couldnt actually find any leak but that dou to ONE drop of water under a sink (resulting from a dish-cleaning brush!) stated their MUST be a leak!Last: mistook pigeon p*** on the roof for ‘felt in the shingle showing thru”!...Recommend: do NOT hire this greenhorn. His assertions are not based in fact. (This is barely 1/2 of the mistskes he made inspecting a recent property.) Two realtors, the seller, a 2nd licensed roof contractor & a general contractor were stunned at his incorrect assertions.

Rayce was extremely thorough! Made me feel comfortable about buying our new home. He actually took the time to walk us through our future home and explain his findings and what they meant short and long term for us. Wouldn't recommend anyone else!!
