“I've lived here for over 2 years and have never taken the time to leave a review! My fiance and I absolutely love it here. Maintenance is top notch and very responsive, and the leasing office is extremely friendly and welcoming! Amenities are amazing to have and are always clean. They also have a largest dog park I've seen at any apartment complex in Fort Collins if you have a dog. What more can you ask for? It's the simple things. Would recommend to anyone!”
“We loved living here ! Management was always very nice and easy to work with. Their maintenance man Enrique was always very fast and efficient ! It was very quiet and lovely living here for the year 1/2 we did. Ultimately we decided the space and price just wasn't for us but It's perfect for families that need the bigger space and love a nice quiet neighborhood !”
“Chelsea and Jordan are both super helpful, informative, and friendly!! We moved in one month ago and they were wonderful throughout the process and have continued to make us feel right at home! “Had a water heater leak on 4th of July! Called into the emergency maintenance line and Bradley was here within 5 minutes. He addressed the issue, told me what it was gonna take to fix and stuck with it for a couple hours until it was resolved. Great job!”

“I like the apartment, balcony and the maintenance folks are very quick and responsive! The manager is great too. It'd be nice if more tenants would pick up after their pets and bring the carts they use back to the Walmart across the street.”
“I've lived here for almost 10 years now and this place has changed so much since then. You get to decide if you would like to use an app to open your locks or you can request yourself a key fob at the front desk but you get one or the other and not both. The maintenance are really good about fixing anything that breaks in your apartment. The front desk staff are very friendly and will happily help you with anything you may need. You can pay your rent online the new app to pay your rent is very easy to use. The apartments are in a great part of town and about a 5 to 10 minute walk from CSU and from the grocery store and also next to the bus that can take you to each end of town. You get a good size living room and kitchen area, and decent sized bedrooms and bathrooms.”
“I have lived here for almost 2 years with my boyfriend and it has been a perfect apartment while we finished up college. It is a older "no frills" apartment but the apartment we moved into was clean and well maintained and the grounds are beautiful. The management staff is always nice and willing to work out any issues that come up. Maintenance has also been really nice, when our heat went out last winter they came to fix it quickly and when they didn't have the right part to fix they offered to bring space heaters in for us while they got the correct part. Neighbors have been pretty quite and friendly. The only reason I took off a star is because of the laundry situation. Laundry is in the basement and is usually clean but you have to purchase a laundry card ($5) that only has a $40 limit and can only be filled in the leasing office. It is inconvenient to have to go to the leasing office to fill up a laundry card. The pandemic made this even more inconvenient because the leasing office had limited hours to fill laundry cards. Overall had a good experience here. Will update if move out changes anything.”
“I have lived here for almost a year now and have nothing bad to say about this apartment complex. The management and maintenance have been so amazing and get on top of things right away. If anything ever comes up, they listen and take into account everything that is said. I have been through multiple apartment complexes throughout the years, and they do not overall compare to what this management has done. They work hard to make their tenants happy and it really shows. I will be resigning again.”

“This is a good place to be. Everything is so close by. I can save on gas and emissions by biking or walking. The amenities are nice and the place looks nice. The only complaint I have is it would be nice if the office was open on weekends because when I got up here on a Saturday I couldn’t get my keys to move in. And I have to wait until Monday for packages.”
“My daughter lives at Eleven13 for the school year and has had a great experience so far. She loves the location to campus and has made some friends through her neighbors. Recommend for location and student environment.”

Faith was a HUGE help getting me applied and into an apartment in just days! I’ve loved living here so far and also love the location, the apartment itself and the community (people and features)”

“We moved here in May and we love it! The office staff is friendly and efficient. Henry and Quinn (who seem to repair and maintain everything around here) are also always on the spot and respectful and friendly when they come in to check and/or fix things. The pool is lovely. The grounds are well-maintained and there's always plenty of parking. We also like that there are so many (optional) community events. Trash and recycling are easy to access and the proximity to the trail network and to the restaurants and stuff at Jessup Farm make this an excellent place to live. Big fans!”
