I used to love living here but the new management company that acquired the building July 2023, Asset Living, so badly managed the building I had to go. The main elevator in the building and the only one servicing my floor was down for a full 9 months of the final year of my lease….huge mess if you needed to carry anything upstairs. Little to no communication from management about this, just a “we are working on it” for months and months. Doors were constantly broken or nonfunctional, allowing shady characters from Colfax in at all hours. Check out the included picture of how the maintenance folks fixed a main entry door…so sad. Drug paraphernalia and sleeping bums are not a surprising site in the stairwells at night and early mornings. The gate to the parking garage was not working for a six month stretch before management decided to put up a new gate. So many break ins to cars during that time! Even had issues with the storage unit I rented in the building. I came in to find someone’s stuff all over the unit and a sign asking the person to remove it by a certain date…that date came and went but their stuff remained. Not sure they ever really had any control of the space based on the lack of follow up.
The halls are disgustingly dirty with dog feces and food strewn about. The best part is you get to enjoy 13 additional mandatory fees adding up to an extra few hundred dollars on top of your base rent( fetch delivery, valet trash, common area gas and electric, admin fees, the list goes on and on). In conclusion, RUN (don’t walk) away from this place! Great location but managed poorly and dirty as all hell…sad to see it go to such disarray.

I've lived here for about a year now so I've had a lot of experience with how it's like living here at Regatta.
My car was recently broken into and it was attempted theft of my vehicle because my ignition lock cylinder was completely destroyed. Not only that, 2 other residents' cars on the same level had been broken into as well. Mind you, we pay for parking here and some residents even pay for reserved parking which costs more monthly. This happened AFTER Regatta installed the new gate to get into the resident parking garage, not before. This goes to show how easy it is for anyone to enter the resident parking garage. When I let the leasing office know, they didn't have much to say and didn't give me any action steps they would take on their end to prevent this in the future. I also want to mention that there i no security team of any sort even though they previously did, which didn't make a difference anyway.
On the West building, the same homeless man continuously enters into the stairwell and sleeps overnight, smokes cigarettes, and leaves a mess. We've even seen him a few times entering the lobby area at night. I mentioned it plenty times to staff and nothing has changed. As a female living here, I don't feel safe to use the stairwell.
It seems like this rental agency does not care for resident safety and it's safe to say that we will not be renewing our lease here. Although the only good part about living here is how close we are to Sloan's Lake. Stay far away from here if you are a female who will be living alone or if you care about your safety! We pay way too much for rent for our resident experience to be this bad.

First ever google review here. Excellent property, excellent amenities, beautiful apartments. Absolutely horrendous staff and tenant experience in turn. BEWARE of huge hidden fees when signing as they will not include them in your projected move in costs sheet or estimated rent. Main ones are: $8.50/month fee for conservice, their biller to send you a singular email with your bill. $22/month required for valet trash no option to not include even if you live directly next to a trash chute, bringing trash to $44/month. The pet deposit is listed improperly on their website and even though I told them this there has been no change, it will be a $500 pet deposit. I have been unable to access any sort of payment history or access on their rent portal, and after weeks of following up I still have not gotten any progress, there has been zero remorse or understanding to try and help me. I am working directly with their third party vendors now to solve my problems since the front office cant help me after 50+ emails back and forth. Overall again- GREAT apartment, HIDDEN FEES, BAD front office experience/help

Current resident here and have been one before, so I know how good it COULD be.
My main concern continues to be security issues here. The door into the building has been broken for months. The elevator to my apartment floor has also been broken for months. They blame vendors for these delays but this obviously affects residents who call this place home.
I have asked for cameras, even duds, in areas where people take packages to to rummage through and have received lip service and finally a response where they said they don't see that as a solution to the problem. The same area where I see package remnants that appear to have been rummaged through is where I have seen an unhoused person sleeping. I have also seen an unhoused person sleeping in the clubhouse. The pictures that people have posted of issues are all very honest. We have a "courtesy patrol" but only during certain hours and we don't really see them patrolling.
The door into the mailroom has been broken for months as well. I stand there and try my fob anywhere from 1-5 times in which I then give up and go to a farther away door to make my way home.
Packages get stolen often. They say Fetch is the solution to this and don't address the actual issue.
There is an addendum in the lease for RentPlus credit reporting that I did not sign at the signature line on the page but was opted in anyway and got charged for it. They did remedy this but argued with me that because I signed the lease itself that it was "signed."
The reviews you see about unhoused people coming in and hanging out are 100% honest.
Last time I lived here, there was a working callbox feature with an app where you can give your guests access so you don't have to come all the way down to let them in. This has been broken since I moved back in in October (it is February now.) They said they were "getting a quote" back then. Meanwhile, the callboxes are still up but most are visibly broken/busted.
I received only 1 fob for my apartment so I don't have a great option for help with my dog except to literally loan out my 1 fob or lock it up and trust that my dog walker doesn't lose it. I was told that a dog walker can ask for access through the office, but that's not an option all the time related to their hours, nor is that a great option safety-wise.
I have emailed regarding my issues since last month and resisted writing a review up until now. I feel it's been long enough and I am not seeing clear, caring action with follow-up to fix these continued issues. At this point I want to make sure people who are considering living here have honest reviews from current residents.

I’ve had my apartment broken into 2 times now both by my neighbor. I got him in the act the 3rd time on video trying to jump my balcony fence. Management refuses to do anything about him or the problem. Management has done absolutely nothing to make me or my property feel safe living here. Be very careful when it comes to leasing at this property it’s not safe at all.

Current resident here. Place could easily be 5 stars, as the gyms, pool, hot tub, coffee machine, lounge and all other amenities are fantastic, when they operate. It's rather frustrating and disappointing that multiple amenities or features are broken at a given time. For example: the main building elevator has been broken for multiple weeks, a piece of folded paper on an elevator door says "OOO until March". Another example: the second floor door from the parking garage has not required a lock for weeks. Please see the video I posted. I've told maintenance in person, they fixed it once but it broke very soon after they repaired and has now been like this for weeks again. My roomate and I have seen multiple, clearly homeless people roaming our hallways or smoking cigarettes in the stairwell multiple times. There is a fob required to enter on the first floor, but not on any of the 2nd or 3rd floor entrances from the parking garage (I was told over the phone that fob access from the parking garage is a fire hazard). Another example: the parking garage gate has been broken for weeks. The gate is currently strung up to the garage ceiling. The other constant out of commission devices are the smith machine in the gym and coffee maker in the lounge.
My apartment is a great space. The people working the front desk are friendly. The location is great for access to Sloans lake.

If you’re looking for a good time this is your place. By good time I mean smoking rocks or sniffing paint with the homeless in your stairwell since the elevators haven’t worked in months and the complex could care less about your safety. All the recent reviews are dead on so need I say more.In all seriousness this is the worst living experience I’ve had and in Denver. Definitely avoid.

While I typically refrain from providing reviews, my role as a small business owner most of my adult life makes me aware of their potential impact. Nevertheless, I find it necessary to express my concerns about the new management at this apartment complex. Living on the 5th floor without the main elevator operational for an extended period has been challenging, particularly as we must daily carry our 20-year-old blind dog up and down the stairs. Navigating the entire complex to reach the only functional elevator has exposed us to alarming situations, including a fire inside it, as well as homeless individuals engaging in inappropriate activities.The living conditions are subpar, and it's surprising that legal action hasn't been taken against the management. Despite paying for trash service, its irregularity and persistent unpleasant odor in the hallways are notable issues. Additionally, the lack of security in the garage has led to my car being broken into three times. The combination of expensive parking and a perpetually non-functional gate, which has been driven through multiple times, emphasizes the urgent need for enhanced security measures. It's evident that the personnel here are doing the bare minimum, seemingly motivated solely by the desire to collect a paycheck. Witnessing such inadequate management and a lack of commitment to resident well-being is disheartening.

I have lived in many places. Multiple college dorms, hotels, and houses across the country from PA to AZ. This is BY FAR the worst apartment and management complex I have lived in. I have been an active resident since July 2023. Since then, I have had my car broken into while parked in their garage. They broke 2 of my glass windows and stole 2 backpacks and a ski jacket, with items totaling between $800-$900. After that 5 more cars were broken into.Secondly, there has been a huge water leak in my apartment. I called them to report it and they just patched the drywall. Then, the leak occurred again. They came to come to fix the issues, as it was causing the apartment below me to flood, but I don't think they did anything. Now, I have had a hole in my bathroom ceiling for like 4 weeks.Finally, I had 2 packages delivered to my mailbox. They were delivered on Saturday Morning. I went Sunday night to get them and they weren't there. After confronting the front desk about it, they were incredibly unempathetic claiming packages aren't their responsibility. They were STOLEN!!!!!!!!!!!!!No reaction from management on the issue of my car getting broken into, from my apartment being flooded, the hole in my ceiling or my package getting stolen.0/10 do not live here at any cost, especially 1700$/month

It is a bummer that I have to leave this review because I do like the location, my unit, and the amenities. My packages get stolen and I see other residents packages get rummaged through in the mailroom. The staff however is horrible! I have sent 3 emails expressing safety concerns and have not gotten a response to any. The “security” that works from 6 pm- 6 am is useless because every morning I find homeless people in the stairwell or on the common areas couch. Today I found 4 homeless people in the building and they were smoking only god knows what. It has been 3 days in a row that I have found homeless people in this building. The building is not secure and the doors don’t latch well. The parking garage is also not secure, so I am not sure why we are being charged for it. The arm bar for the garage has been broken all of my 3 months here. The elevator has been broken the majority of the time here as well, forcing us to take the stairs. However, the stairs are full of homeless people. I do not feel safe here and the lease says they are not “obligated or liable” to keep their residents safe. Makes no sense to me! Also they make you pay for valet trash, which rarely comes on time.If you have the ability to live elsewhere then I would recommend doing so. Once again, it’s unfortunate because there’s potential for this place, but it’s just so poorly ran.

Decent place to live if you don’t mind your neighbors consisting of homeless people in the stairwells smoking crack. Definitely would not live here if I had a family and don’t feel the most safe as a female. Multiple people including myself have complained to the front desk in person and have written emails which we don’t get a response to. The lease says they aren’t obligated to provide any secure doors or security in general to keep the residents safe. Communal areas are shared with the homeless as well, otherwise they could be nice to use. Garage isn’t secure, it’s $50 or $100 a month, but doesn’t make a difference when the arm bar has been broken for months. Elevator has also been broken for months. Not a big deal, but not enjoyable to use the stairs when the homeless are posted in there 24/7. They also steal packages so sign up for fetch.
