So today, I called the manager & offered him the opportunity to correct their error. I recently moved out & paid TWICE for a cleaning fee. The manager, Kiel, refused to correct their mistake, so I have no choice but to pursue them through the legal system.
I urge anyone who’s been wronged, or know anyone who has, to join your states class action lawsuit against this company. There are several lawsuits against Greystar across the country. Their abuse, greed and billing of junk fees has to stop. Please contact “Towards Justice”, a non profit law firm to join in, let your voice be heard and force them to amend their injustices.
Below are copies of charges for cleaning fees. Management continues to deny double billing. There’s a charge for $120 and one for $110. So, they’re either lying or they’re simply morons. You decide.

This place is a hidden gem in Glendale. Rent is affordable, the places are clean, and the grounds are very well kept. The staff are very kind, especially Miimi who is always available to help me whenever something comes up!

Been living here seven years. Great green space in the middle of the community. Nice amenities like a pool, dog park, hot tub, and community building. Staff is friendly and helpful. We really love the balconies each apartment has. Parking is plentiful, and is patrolled by security.

This place is an absolute dumpster fire. Mold from EXCESSIVE leaks, Cockroaches galore, even after having an
"exterminator" come through. Laundry machines are constantly broken, and leaks that will cause your apartment to rain. The buildings are so old that they have cracks on the outside. Don't be fooled by the pictures.

If I could give this absolute trash heap of an apartment complex 0 stars, I would. DO NOT MOVE HERE. Please save yourself the time, money, and sanity. I lived here for 3 years from mid 2021 to mid 2024, and honestly one year was too long. While there, my closet roof flooded my room FOUR times. Yeah, four. It cost me thousands in personal property damage (luckily this was covered by insurance) as well as costing me sleep and time away from work. The last time was the worst as I was emptying water buckets every 45 minutes for two whole days meaning I didn’t sleep that whole time. The lodge during all of these 4 times only took $100 off rent the first time and $300 off rent the last. $400 is NOT worth my property, loss of sleep, sanity, and time. Aside from that, there are mice everywhere, dog poop in the halls and stairwells, the elevators break constantly, packages are constantly stolen, cars are stolen and broken into, cockroaches run amuck, if there’s a fire in the building management doesn’t even evacuate (yes this actually happened once), office staff is rude, and the list goes on and on. I realize the amenities and everything seem nice in the beginning, but everything about this place is absolute garbage. The ONLY good thing is the maintenance team, they are lovely. Save yourself the regret and rent somewhere else.

The lodge is the nastiest place I have ever lived in. When I moved there in 2023, the cabinets were sunk in, there was a big metal tube above the stove, like they were repairing something and just stopped and left it open, unfinished. There were cockroaches that would come in through the metal tube above the stove and live in my cabinet space all around my food and I would have to deal with that on a daily basis, and because of that, I couldn't even leave food on my counter because the cockroaches would swarm it. The maintenance team was so unhelpful, a monkey could do their job better. The people that worked at the leasing office, David Valdez specifically, would be hostile and disrespectful to me and my mother, and the GreyStar team that manages the lodge were just as hostile and uneducated and rude. Trust me when I say I understand the desire to save some money when looking for an apartment on your own, but the trouble you get from these people is not worth it. And on top of all of that, they would constantly be changing my monthly payment for literally no reason, just because they felt like being nasty people. Word to the wise, DO NOT MOVE HERE UNLESS YOU WANT TO BE DISRESPECTED AND RIPPED OFF. OH, and don't even get me started on the neighbors and the cheaply way they made these apartments.

Had a great tour with Kevin, he was really funny and gave me a lot of good pointers about the community. I have also been working with David and Kiel, and I appreciate how responsive and helpful they are. Truly a great team, and I can’t wait to move in! Thanks for the help!

ZERO STARS. TRUST THESE REVIEWS. Rent elsewhere for your own safety, sanity, and livelihood. I've lived here 3 years, since July 2021, and witnessed first hand what all these review warn about. Packages stolen daily. Rude office staff (David.) Routine car break-ins. Constant water shut-offs. Unit fires in the building with no information or explanation from leasing (first floor unit in 4710 E Mississippi completely gutted from electrical fire by elevators. I found this out by contacting the fire department directly.) One of our 2 bedrooms was completely flooded not once, not twice, but three times now- from a leak in building D's roof- we are on the 5th/ top floor.) The third and most recent flood was the worst of all, which means the leak was never properly fixed to begin with. This flooding left my roommate with thousands in personal property damage which we thankfully had covered via insurance. Heat/ Air is not-at-all as advertised- many problems here (thermostat "issues," excessive heating, etc.) LVT Flooring peels up easily due to improper install, lack of waterproofing and proper insulation. Residents here do not look after their own buildings, leaving the shared spaces (lobby, stairwells) a wreck the majority of the time and forcing maintenance to pick up after them like children. Patio doors and screens constantly falling off or breaking (we have had ours "fixed" at least 4 times, and fully replaced once.) No locks on bedroom doors. Residents smoke cigarettes indoors leaving the hallways and shared spaces smelling like smoke. Dog poop ALL over the entire property. Dog poop, rotted food, trash, dirt/ mud and more found in the stairwells since the day I moved in 3 years ago. The list goes on and on. DO NOT MOVE HERE. I had to contact the Regional Property Manager for Greystar in Denver, CO while living here to get a reasonably competent person on the phone/ in person to resolve a potentially life-threatening issue at the property in 2022. The Regional Manager politely assumed responsibility for my reason of concern, which none of the other staff came close to doing. There are plenty of rentals for the same price or cheaper nearby so please DO. NOT. RENT. HERE. BY ANY MEANS. There have been some positives while living here (like Chaz on the maintenance team, reasonable unit sizes, laundry machines updated) but in no way do the positives outweigh the extreme negatives. Seriously, this is a PSA and a warning for anyone looking to rent an apartment in Denver/ Glendale- do not move here. Sincerely, Brandon <3

Tenants use their balconies as kennels for rabid pitbull types. This dog constantly barks all day long at anything that moves. Anybody trying to enjoy the dog park is terrorized and loaded over by this 5th floor bad dog owner closer to east side of complex. I've called and they've done nothing the bad dog owner still uses the balcony as a kennel daily

DO NOT MOVE INTO THE LODGE. DIRTY & FILTHY BUILDING, WORST MANAGEMENT
Dear current residents, EACH TIME the maintenance team visits your unit or any damage issues occur at your unit, make sure to check for any new damages and scratches and report them with pictures to the office. Otherwise, it will be on you when you move out.
I am filing a complaint to BBB (Better Business Bureau) as well as I will be bringing this case to a small claims court soon as The Lodge charged me a damage fee for paint and patchwork of $225 as well as full cleaning fee of $125 in move-out statement. Its Greystar management took them 31 days just to start a dispute case and after a few emails going back and forth with The Lodge within several days, they said they are sending the bill to the COLLECTIONS if I don't agree to pay immediately. After their tenants lived in a unit for OVER FIVE YEARS, they still want to charge the paint fees on previous tenants before the next tenants move in. Landlords have a standard business practice of repainting and cleaning units between most tenancies. The damages made by the maintenance team on the high spots of wall & ceiling, as well as paint bubbled up should not be charged to the tenants.
They refused to do move-out walkthroughs even after several requests, because they wanted to charge extra fees weeks after you return keys and leave the town.
In case anyone wonders why I lived here for 5 years if I really didn't like it, I had a small local business which I worked so hard to make it survive through and after the pandemic. I was so exhausted to even think about moving despite so many issues in my unit, as I used to work 7 days a week. After I sold my business, I decided to move out.
This is what I experienced during my last year in The Lodge:
0. Safety: Cars get broken into in the parking lot. One time a guy with a gun was seen in a building and The Lodge only sent out an email to notify residents to be careful. Many big pot holes in the parking lot.
1. Maintenance, it's not their fault but they weren't able to fix some big issues and the office manager's excuse was 'the building is too old.' Even after the numerous visits by the maintenance staff and also by a third party vendor they sent, they weren't able to fix the bathtub water tap, in which the water was leaking continuously 24 hours which caused molds in the bathroom and bathtub to peel (which came back to me later as part of damage charge in the move-out statement)
2. Frequent emergency water shut off due to their old water pipe issues.
If you wake up in the morning, try to take a shower before going to work, and find out about the emergency water shut off, you are screwed.
3. Water leaked from the ceiling in the bathroom, a large amount of water "fell" from the ceiling for 5 minuits to the gas stove in the kitchen at 1am.
The maintenance staff will come to repair the ceiling, bathtub taps, etc. they left some damages including scratches to the high spots of the wall and ceiling in the bathrooms. Those damages were part of the damage charge in the move-out statement. My family members (no kids) are not even able to reach the high spots of the wall or ceiling in the bathrooms to cause damage!
4. Marijuana & tobacco smells coming from two bathrooms almost everyday. The leasing office's answer is all they could do is post notices to surrounding neighbors, which didn't really help.
5. Roaches, they do pest control seasonally but you will still see them in your unit and frequently see the notice about extra pest control notice on the doors of your neighbors which mean they've found roaches in their units. It's not a surprise to see a picture of a mouse in the building posted by another resident.

Moved into milehouse about 3 months ago and have been loving it so far. The parking garage and security measures make me feel safe, and Brent Bollinger in the leasing office always gets back to me promptly if I have questions!
