Great location and amenities for the price, responsive staff and maintenance.Pros:-Excellent location; both for drivers and carless-Parking option; I didn't find it expensive because it's literally market price-WIFI & utilities included; for ppl complaining about Wifi being slow, it's not, it's your hardware/software configuration, pay someone in IT who can help you utilize the full speed capacity-1 bed is very large, and don't forget the patio, 1bd have unit width patio, it's massive, you can have bikes plus lawn furniture and still have room left. I had a corner unit which was a steal for the view.-Keyless main entry; could be better if upgraded to each unit.-Nice rooftop patioCons:-Sustained elevator problem, however, apparently, it's due to parts shortage-Dated and small kitchen-Lighting fixture inadequate-Laundry room can sometimes be unclean; lots of irresponsible pet owners. I time it right after they clean it.-People saying studio is small, ok, it's a studio, if you have a king sized bed, studio clearly isn't for you.-gated parking requires separate key-noise, this one is true, I didn't find it annoying but you really could hear people, mostly through the kitchen/bathroom vents-smoke, also true, it's hard to say but I think some even came through the kitchen vent

Only move into this 13-story building if you like climbing stairs or have time to kill stuck in an elevator. Both elevators have regularly gone out of order throughout the year+ I’ve lived here. Communication from building management on the issue ranges from vague to inaccurate to rude. Enjoy this photo of the fire department extracting a terrified elderly resident who was stuck for more than half an hour today.

Don't do it!!! This place is a joke and so is the manager that runs it Michael Halligan. The issues with this apartment building are first and foremost the elevators. One of the two elevators now has been completely broken for 3 weeks now. They don't anticipate it being fixed for another week. That's a whole month with one of two elevators being completely broken for 100+ residents. Now the other elevator works maybe 40% of the time. It will get stuck and door will not shut unless someone is in the elevator to push the door closed. When that elevator gets stuck on the floor it will have a very loud beep that will go off until someone gets inside to push the door shut. You don't want that elevator getting stuck on your floor you can hear it in your apartment when it gets stuck and that beep will keep you up all night. I've reached out to Michale Halligan many times since this issue first started happening and he keeps reassuring it'll be fixed with in the week. It has been 3 weeks going on 4. To make matters worse my mother flew out here to stay with me for a weekend but could not even see my apartment because of this elevator issue and had to get a hotel room due to living on the 12th floor and her not being able to do that many flights of stairs. They have offered no compensation towards this, have consistently failed to give an appropriate time line as to when it'll be fixed and have made excuses such as "we are at the whims of our vendors and the supply chain regarding fixes". There are other issues here which I'm fine with dealing with, water heat not consistent when using the shower (it'll get really hot or really cold out of no where), walls are very thin, shared laundry unit etc. Please do yourself a favor and find elsewhere to live this place is not worth it.

Here are the pros and cons of living at Julian32...Pros:-Location, location, location-Free street parking nearby (2-3 blocks away)-Friendly neighbors-HUGE balconies-The renovated units are decent-PriceCons:-Paper-thin walls. Trust me, you can hear EVERYTHING, including music at a normal volume, conversations, sneezing, etc.-No A/C. I mean come on... this isn't Colorado in the 80's. It's hot here now.-It took 2 weeks after my move-in before I was put into the callbox to buzz in deliveries and guests.-Shared laundry room with inefficient machines.-Elevators are slow and constantly malfunctioning. One of them stops working every other week.-Shared heat. Despite having a thermostat in the unit, you have no control over the heat. The heat is constantly blasting in the Fall, Winter, and Spring (including 80F days in April). You will never get relief from the heat in this building. I bought a window A/C unit to run year-round just to get some sleep without sweating through my sheets. I'm not kidding. I would run my A/C unit even when it was -5F outside.-The studio apartments are ridiculously tiny. My king sized bed took up the majority of the space.-Management claims this building is smoke-free, but I had to tape up the vent in my kitchen to prevent cigarette smoke odor from coming in from the unit below mine. Despite complaining multiple times, I got no relief until that person moved out.-Poor communication. If there's a busted pipe or other emergency work order that disrupts your sleep, you'll hear about it 2 days later or not at all, and with the age of the building, there are A LOT of emergency work orders.-At the time that I lived there, one of the maintenance workers lived on my floor, and there was constant, loud noise all throughout the workday. It wasn't a great place to try to work from home.All in all, Julian32 is a 2/5 because the cons far outweigh the pros. I lived there for a year. Sometimes I miss the location, but I have no desire to move back. The location is not worth the headaches that occur inside the building. Don't be fooled by the great price.

Carry bear spray. Buy a gun.Break-ins and home invasions became routine. The top-floor neighborhood community space make it a party spot. Police take a couple hours to respond but are familiar with the property so that's nice.Great location.

Location is easily the best part.I haven't had any maintenance problems (moved in a month or so ago). Rooms are lovely.Only problem is the wifi. I'm not an expert but I think it's a bandwidth problem, considering it is highly unreliable in the evenings. I've contacted management but they didn't seem too concerned about it. Considering many other reviews have the same complaints, I wouldn't bet on it being improved anytime soon.

I have been living in the Julian32 for about 6 months so far. For what you pay in this area, you can find a pretty good bargain in this building. There were a few issues that have presented problems to keep in minding when considering:PROS:The management team is pretty responsive. The location is PRIME for restaurants and chilled evening vibes. GREAT for families or young professional. HUGE balcony with nice views. Very old appliances and structure, but currently going through renovations so I'd expect some major upgrades and improvements before the end of year.CONS:- Internet: When I took a tour of this building, I was told that every unit was wired with "High-Speed" internet and that there would be no need to buy my own. That was extremely inaccurate and misleading. There is internet access, but it is not at all high-speed. Half of the time it does not connect, and the other half it moves at snail-like speeds.- Walls: are NOT soundproof. You can hear everything (adult physical activities included) in the next apartment over because the kitchen vents are not ventilated. No optimal for Working From Home, nor privacy.- Laundry: Just not in good shape. Whenever I washed clothes there were about 2-3 washer/dryers that were out of service or did not dry your clothes all the way through.- Parking: Expensive for a spot (unsecured) and very limited street parking (during normal times)

Overpriced, paper thin walls, slow and unresponsive internet, rare parking (unless you pay over 100 dollars a month for a spot that will get stolen by someone who doesn't even live here), vents that really just act as speakers from one apartment to another, and non stop construction during one of the most inconsiderate times. Working from home in peace has been impossible during this quarantine due to sounds of jackhammers, saws, drills, and loud consruction workers every single weekday starting at 7 am and continuing for most of the day. Zero communication about how long this construction is planned to continue but it has made the past 3 and a half months almost unbearable. Staff is friendly, but they don't care about their residents at all.
