We just moved out of Canvas after our year lease and honestly really loved this place! We only moved to be closer to a park for our dogs and to save a little money on rent moving a bit out of downtown. Overall though, Canvas was really good to us and leasing was responsive and kind, especially J and Andrew.
The mountain views from our balcony, and the gym, rooftop, pool and courtyard were really nicely kept and we spent many days hanging out there! Everyone in the building was very friendly - you'd walk into the elevator and have a nice conversation with folks.
Sure, there may have been one or two garage break ins since I lived there, but this isn't a Canvas problem and rather a Denver problem. Elevators were down from time to time, but there are at least 3 in the building so you're not totally SOL if one goes down! The building felt secure with all the fob access, and I would walk my dog at night and never felt uneasy. Leasing also puts on nice events each month. I don't write that many reviews but I would recomend anyone to live at Canvas, it was a well-kept, friendly building in a great walking area.

I'd reconsider leasing here if you can. I've been here about 3 months and maitenance basically doesnt exist. My apartment AC blows a scent of hot garbage at least a dozen times an hour.
When I moved in, the first things I noticed were every single footstep of my upstairs neighbor and a putrid smell of what i can only guess is mold, that is activated every single time I use my HVAC system. I experience this smell 20+ times a day, sometimes for full hours before it dissipates. guests have remarked, it's awful. makes me nauseous & I've had a sore throat for weeks now. Not sure if it's the machine or the smell but the point is, it's not comfortable at all.
I've begged leasing / maitenance to fix or address this but have largely been ignored. The only responses I get come after strongly worded emails. After a month & 7 requests weren't responded to a maitenance worker who I don't blame at all btw, placed a hydroxyl generator in my apartment. It's not his job to seek outside help if he can't solve it. Leasing has to make that call & has had a lot of time to do so.
Aside from the crazy impact on my electricity bill from running this machine, it's done little to change my situation. Ive only recently learned that its just here to clean the air / it cant fix the source odor coming from deep inside my vents. They left this thing running for weeks and my requests to get a professional to look at my HVAC system are also being ignored.
Other things to consider:
Main elevator has been down since I moved in.
Other elevators and sometimes the areas immediately in front of them are covered in pets waste. Many times I open my elevator to parking with fresh urine I have to tip toe around to use.
I told leasing if this continues to be ignored, I'll leave a review. Soo when they inevitably post something under this pretending to be concerned, just know this was actually my last resort & everything communicated here, they've know about for months.
Stuck in a 15 month lease and disappointed...
Edit: below I've attached another picture of a post I made on our community website asking my neighbors if they've hade the same issues. My post and this review had been up one day. Instead of calling me or responding in earnest towards a solution, Canvas leasing deleted my posts along with other angry tenants going through similar issues.

The pricing is very affordable, staff is always really friendly and always pick up the phone. Kelley and Jay are just such a wonderful team. Maintenance is always there right away if there is ever a problem even after hours. The amenities are so fun! I personally love the pinball machine upstairs! this is the best apartment I have ever had. The residents are also super sweet and friendly! Parking comes with a free storage unit attached! I plan on staying for a long time ?

I had a fantastic experience with Canvas on Blake in Denver. The apartments were well-maintained, and the management team was responsive and friendly. They even organised community events, creating a sense of community. Highly recommend for quality apartments and excellent management!

Canvas on Blake has been my home for the last year, and my girlfriend’s for the last 3. With our combined experience, I have to commend the current managing team for stepping up after the previous building management left after years of complaints from residents. Our dog loved the building and it’s great puppy population. We loved the amenities, especially the dog grooming room which made keeping our Bernedoodle clean and happy.Between all the help that staff like Stacey and Jay have provided, having the best coffee spot in Denver just downstairs made Canvas on Blake the perfect place to call home.

I’ve lived here for over a year and recently renewed my lease with Canvas on Blake. Alaina, J , and Stacy are an amazing trio.They reached out to me with ample time prior to my renewal and delivered my available options. J and Alaina ensured it’d be a smooth transition going above and beyond for me. It really is a relief to to have such great and attentive team who genuinely care about their residents.Thank you Canvas on Blake team.

Honestly.. the longer I’ve lived here the worse it’s gotten. I’ve been here 18 months and this is the most disfunctional apartment building I’ve ever lived in. Nothing works, ever. The printer hasn’t had ink for months, the hot tub is broken, the parking garage smells like dog piss and trash, and the elevators NEVER work. I’ve had two moving days here and BOTH times they weren’t working. So get used to that. The apartments themselves are nice and definitely the best part of living here. Wish the amenities and general areas were kept in better shape

Please don’t live here! I have never encountered such poor communication, care for residents, and cleaning/maintenance as I have at Canvas on Blake. It’s really disappointing because this could be a very nice apartment complex if Lincoln Apartments could hire people suited for the jobs who had proper communication, organization, and empathy.Issues:- Garage break-in using a key fob labeled for the security company, they vandalized my boyfriends motorcycle trying to steal it and managed to steal several other residents property. Lincoln did not change the security company or increase patrols (I have never once seen the security company at or around the complex). Property manager never followed up.- Leak in our bathroom from the unit above caused mold, it took almost a whole month to fix, with false updates put in the system by the maintenance team who closed my request before they finished the repairs. I had to continuously call, email and beg the office to provide any updates on next steps just so we could use our bathroom. Sent several emails and left voicemails (because the office rarely answers) and never received a call back or email response from the property manager until I requested a rent concession (which was “not guaranteed”) but finally after almost 4 weeks we received a $250 concession.- Ants in our apartment for weeks from the shared courtyard. Had to again beg maintenance to have pest control come out twice because they closed our maintenance requests before it was resolved.- The one camera in the back alley (where the garage thieves entered) was vandalized a few weeks after the break-in and it took the office weeks to fix which is disappointing as resident safety should be a very high priority.- Elevators are always broken and smell like urine. I’m always scared to be stuck inside so I take the stairs which are equally as scary because they block the (only) exit door from the outside with the recycling dumpsters so you have to push the dumpster away from the door to be able to get out of the building.- Parcel pending system has been down for months and packages continue to pile up in the lobby.- The hot tub heater was also broken for over a month, and the pool and pool chairs are always very dirty. The common area bathrooms are also very dirty and rarely stocked with toilet paper.- The trash in common areas and the garages are regularly overflowing and everything smells like trash.- The coffee maker in the common area rarely has coffee beans and never has cups.There is so much more I could say but the worst part of living here is the lack of care and communication from the property manager and her team. In my experience they don’t call you back, they don’t respond to emails, and they simply don’t care. AVOID!

New management took over and the trash is always overflowing near the mail room and 5 packages of mine have either been stolen, lost or misplaced. I paid for locker delivery at the beginning of my lease and the lockers have been broken since the new management took over. HIGHLY recommend buying a P.O. box off the property if you want your mail delivered correctly.Also the lobby elevator has been broken for over 2 months now, and the coffee machine works sparingly since there’s always a filter issue. I can’t think of a single amenity that has been in commission, maybe the printer?*** update that the printer has been out of toner for a week now

I wish I could give 0 stars. Canvas on Blake treats their residents criminally. They repeatedly overcharged me for utilities and were not transparent when I would catch the discrepancies on my billing statement. They never proactively reached out to me or offered to refund me the excess rent they charged me. Now after moving out, they are holding my $750 security deposit for themselves and charging me over $200 on top of that. They will not uphold a promise they made to remove the move-out fees which add up to $495.
I cannot stress enough how horrible our experience was with Canvas on Blake and Greystar, their parent company. Between the issues mentioned above, the fact that the elevators were out of service more than they were in service, the broken garage doors, the broken and disgusting pool, I definitely encourage anyone looking to rent here to look elsewhere.

The halls are dirty and mailroom never gets mail or packages right. I’ve had four packages from Amazon not delivered to me. Very unresponsive management. Would not recommend.

The new management is awful, in particular the head manager, Elaina. The front elevator, the mail system, and the hot tub have all been broken for over a month.
