I've lived at the Portola for almost two years and the new RPM management team has a whole has been a breath of fresh air compared to many challenges from previous management.
I'd like to specifically thank Jason today for helping sort through a unit issue quickly and efficiently. Thank you!!

The Portola is making a comeback. The new property management company is trying as best as they can to pick up the broken pieces that the prior management company left behind.
They are making long-overdue repairs and upgrading the facilities as best as available resources will allow. The onsite management staff are approachable and responsive, and I give high marks to the maintenance staff for going above and beyond the call of duty. Housekeeping is onsite daily and does their level best to keep up with the lax behavior of some subset of residents.
The current management has improved communication to residents by sending out (at least) weekly emails about property repairs and improvements. It would be nice to have a little heads-up when repairs for one's own unit will occur, but the fact that the repairs are being made in a timely manner is an improvement.
Overall, I think The Portola is worth a look for any apartment shopper. The new team seems really committed to improvement and receptive to resident feedback. The location near shops and a park is fantastic. The in-house neighbors are generally quiet and very few smoke any substance in their units.
No place is perfect, but I think the new management is bringing their "A" game to the property in the last few months while gradually implementing new systems. I can only see positive things for the Portola, and I would really recommend checking their renovated units out if you are looking for a place to live.

I’ve waited over two months to write this review to give the benefit of the doubt, but moving here has been a frustrating experience, to say the least.
Pros:
This is a well-maintained building with nice amenities and spacious, comfortable floor plans. The facilities are nice; the gym, game room, and pool area are great (when things are working). The leasing staff is friendly and tries to be helpful. There are regular resident events, and the management company is frequently starting new projects to improve the building. Resident communication is generally good, with consistent updates about ongoing issues, events, and updates.
Cons and reasons I wrote this review:
The primary reason I was sold on this place was the move-in concession of 1 month free rent. I was told I’d receive the amount of my first month’s rent on a visa gift card within 30 days of moving in.
I moved in on 7/29. Now, at the 73-day mark, I haven’t received it or even an update. I followed up with the leasing office multiple times and was told, “this is a new method for us, and we really don’t know when you’ll receive it, but we sent your request to corporate.” A few more weeks passed, frustration increased, and communication from the leasing team remained at zero. A couple weeks later I was told, “there was an issue with the backend system; you should have it in about a week or two.”
Another 3 weeks go by—no gift card or communication. I called again and was told they didn’t know but that the request had been sent to corporate and “my name is on the board.” That was 11 days ago. If, at nearly 75 days after moving in, I haven’t received it, it begins to feel like I never will. It makes me feel baited into moving here with the move-in concession and waived admin fees if I applied the next day dangled in front of me, and disregarded once I was moved in. As of now, I have no update regarding a specific time I can expect to receive it or how it will be delivered to me, and no recourse in who to elevate contact to.
When I moved in, there was a large ink stain on the counter that was fixed but has a permanent blemish, a large broken tile in the bathtub that was haphazardly fixed, faulty electricity throughout my unit, and paint residue left all over the floors when things were fixed. Maintenance also left visible mud and paint stains all over my floors and ruined my bathmats from their boots. The closet door was broken and fell onto my foot causing it to bruise for a couple weeks, the oven was smoking anytime in use, the washer has mold, windows dont’t close all the way which will be great in winter, and my laundry room ceiling flooded on day two. Maintenance left a mess multiple times. Showing disregard for my space and belongings.
Multiple additional things were broken around the building during the first few weeks, but have since been fixed. So far, the experience couldn’t be much worse.
I rarely write reviews, but the sheer volume of issues here is unprecedented. Despite all this, I do enjoy living here—I love the area and the building—but the condition of my unit upon move-in and the deceiving move-in specials have made a poor first impression. I hope management follows through on their promises, as this place is far too expensive for such experiences.

Since the new management took over, there's been an incredible turnaround at this property! Communication has improved so much—residents are kept informed and updated regularly. Repairs are done promptly and with great attention to quality, which makes a huge difference in our day-to-day lives. It really feels like the focus is on ensuring everything runs smoothly for the residents, not just for the management company. I’ve been really impressed with the care and effort that goes into making this a great place to live. Highly recommend!

Great amenities, staff, and walkability. Just about any service you could need is close by. New management is working tirelessly to make updates and meet resident needs. Chelsea and Rob both go over and beyond.An example is the planning of monthly community events for residents to enjoy. See the Community Calendar on the website for specific examples. A highlight of living here is the rooftop lounge with beautiful sunsets and mountain views. Consider becoming a resident.You will not be disappointed.

Terrible place. They don’t return deposits, they don’t care for safety, your apartment will probably flood. There is always new staff so no one ever knows what’s going on. Don’t live here! They will catfish you. You can find something wayyyy nicer for the same cost!

The past year living at Portola has been absolutely crazy. The change in management and never having a steady manager in office. The only person who even knows what they are doing in that place is Korey. She convinced me to renew at Portola when I had planned to leave and signed a lease with another community. I canceled that lease and decided to renew and transfer. Upon my move in to the new unit date, the walls were not paint matched and looked splotchy. The “renovated unit” I got consisted of out dated appliances and many fire hazards like the vent on top of the dryer and the outlets not even being in the wall. The carpet did not fit the room and was bubbling around. I brought this to Rob and was told it is whatever. Korey heard me out and tried to help resolve it but she had no power to do anything without rob. This is absolutely unacceptable considering the prices they pay. There is consistent leaks in the building and the floors will always been soaking wet. Floods are a constant day to day issue in this building. The police and fire department call this place leakytola. There is no way they should be charging what they do for these units and having the same problems and issues that never get resolved. If you want to move into a giant porta potty that’s constantly flooding and dog poop down the hallways without pick up… this is the place for you. Don’t expect your problems to be heard or resolved either. I can not wait to leave.

The Portola seems like a great luxury apartment. Chelsea did a great job explaining and giving all the necessary details I needed. If it wasn't for my job relocation, I would of definitely relocated here. If you're thinking about living here I'd ask for Korey or Chelsea for information.

I would first like to say THANK YOU to Rob, Corey and Megan for the warm WELCOME , we moved in just as they were working on the transition from Graystar to RPM Living (which can be chaotic) We are so happy to call RPM Living our new home, everyone and everything is GREAT!!! THANK YOU AGAIN!!
