I live next to one of their managed properties. Was having an issue with one of their tenants, and this is the response I got from them. Good luck If you hire them, I wouldn’t if I was a property owner since they don’t manage their tenants, only the property! “You seem to mistake our services for that of a babysitter. That is not what we do. The Real Estate Solutions team has managed three of my 9 properties for almost 5 years. They have proven themselves over and over. As the homes become available, I turn them over to RES. My stress level has gone down enormously. There really isn't anything they haven't seen in the rental business and they know how to deal with it. Very professional. They have the best contractors working for them at reasonable prices also. Tenants pay rent and complaints are at a minimum. Management fees are low and very competitive. I expect to have all the rest in their hands soon. I have over 47 years as a landlord. I wished I had started with them sooner!

I was really nervous about hiring a property manager.I spoke with Greg and he quickly convinced me that he not only knows what he's doing, but that he really cares about my experience as a landlord. I get the feeling that these guys have a company culture of taking care of their clients and that's not common for any industry.

I just scheduled a showing with RES and was amazed at how these guys seem to be able to balance technology and customer service. The text messages are clearly from a real person, but they also show up in person, on time, for showings.They are a breath of fresh air. Renting a property is stressful enough.

RES placed great tenants for me and they've been taking care of my property for 4 years and counting.Every lease renewal, I get pictures of the condition and it's really good. They are making this whole landlord thing pretty easy.

My property has had a lot of repairs, unfortunately. I don't blame the RES Team, and instead, I appreciate that they are dealing with all the problems my property has caused them! They are doing more work and they never complain to me about what a dud my rental property is.

Was told we’d be “wasting their time and our time” if we viewed a property more than two weeks out from our move in date, oddly enough, all of their properties in that community are available from when I looked and even more are available. After the how the communication went between us and whoever was handling us as potential tenants I decided to read reviews and decide if I wanted to follow through later on or not. Wow, the replies are insane from a “professional” in this industry. A 3 star review where someone gave an honest opinion on some small things that they even said weren’t that big of a deal but the response was literally “you are not my client, the landlord is”. I’m willing to bet that there’s a lot of paid reviews that are 5 star or they begged the landlords to give some love because they treat everyone else like they are something to be praised and respected without showing any respect back. I dodged a bullet here because customer service for ALL customers isn’t priority, and if I’m not mistaken, the managers get paid when the rest gets paid and I know my landlord don’t pay my rent. I’ll be in that same community looking at the same townhouse that they have but from a different manager, who also said I was looking too early but they were much more respectful to me, and many others as I can see… can’t wait to see what you have to say about this one.“What?! You don’t like being talked to by condescending individuals who probably yell at teenagers about forgetting to leave the onion on your McDonald’s?! Good thing we only rent to adults!”I get it, the market is wild crazy for you but by the way you respond to the slightest negative review tells me how much you love taking advantage of people and humiliating them. Which tells me that even if I’m the best tenant any landlord or manager would ever ask for, you would still find a way to take advantage of me and take every dime you can…

Move in process was poor. They gave the wrong door and garage code so was not able to move in on my move in date that I paid for. I went at 5pm after work to move in and could not reach anyone to let me into my new place. The only after hour number to reach is a plumber. I paid for this day in rent as well as an additional day for moving truck.The apartment was FILTHY and clearly not maintained. The previous tenant’s belongings and garbage were found in closets and pantry. The carpets took my 6 times emptying my XL vacuum cleaner to clean one time. I had to scrub walls and the bathroom was disgusting. All the appliances in the kitchen had to be cleaned. I sent them pictures and told them how dirty it was and they did nothing. I was still charged $100 for cleaning at move out. And I cleaned the apartment 100 times better then they gave it to me in. I move a lot and always rent and have never not received my deposit back nor been charged cleaning fees.They left a pile of about 10 keys keys on the counter, none of which were labeled. Only two that I could find that belonged to the property. Never did get a pool key. They “mailed” it. It looked like they did not even walk the unit. Just threw some keys on the counter and walked out.A couple weeks into living in property the shower leaked. The plumber came and fixed but informed me of black mold.They had water damage people out to fix the black mold and they told me it would be 2 days. I booked hotel with the $150 nightly rate RES allowed. It was hard to find a half way decent hotel on that budget at last minute but was able to use my work’s discount to be with in range. However, the repair people and RES would continually tell me that they needed an additional day to complete repairs at the last minute of the day so was not able to continue getting the discounted rate at my hotel and had to pay a lot out of pocket for hotel which RES refused to reimburse. It took 10 days after all. Everything was filthy when I moved back into the bathroom.Move out took two months to process security deposit and they still took $100 for cleaning. I doubt they even cleaned considering the condition I received the apartment in. I will avoid this property management group in the future.I typically only leave good reviews but maybe more awareness and they will make changes to their processes. 2 stars because most of their employees are nice and responsive during business hours.

They were inflexible on setting an appt, they had 1 time slot avbl, so I rearranged our 2 events for the day and postponed 1 of them.. just to have them delay it right before the appt to a bit later when we had originally asked for the appt without having to rearrange anything, then they didn't even show for that appt and sent a text canceling on us. When I wanted to reschedule, they would Only reschedule to the time I postponed our event to, so we never did get the place. They seem pretty unprofessional and uncaring towards potential tenets or to rent the place.Edited to respond to your comment that you have since deleted: No , you did not try to reschedule with us, there was no flexibility or concern given at all. We couldn't even actually get in touch with anyone, only texts which most seemed automated. I can add all of them in this review if you'd like because I still have them all. It was for a viewing in Colorado Springs on Terrace. - the owner should know how badly you're handling potential tenants. We were pretty much decided with the virtual tour, but the lack of professionalism from this company changed our minds. No one wants to sign a lease to deal with a rental company that starts with problems.

This company is a complete scam!!!! Do not rent from them unless you want them to make false promises and take your money. I tried for weeks to try to see a home. They pushed my appointment (conveniently) and then said they had other applicants and couldn’t hold the home long enough to show it to me and urged that I just apply without seeing it and place a deposit. Before I did that they promised me the house would be professionally cleaned and that they had very high standards for their homes. I mean the rent is about $2800 a month. Well when I saw the rental it was not in good condition. Was not professionally cleaned, had dead bugs on the floor and crayon writing on the walls. When I followed up with them after the showing they asked me for pictures of these things but I didn’t take pictures during my 10 min walk through because the guy who showed me the property promised me it would all be taken care of. When I explained all of this to management and asked to see the property again so I could show them the issues they refused to show me the property again. They told me that the home was “as is” and to get a “Clorox wipe” and clean it myself.I have a new born and two toddlers. I rented this home because it was promised to be in great condition. They manipulated me and my situation to get my deposit and not deliver on what they promised me. Please learn from my encounter and don’t rent from these thieves!

This company is by far the WORST company to rent a property though! The only way they communicate is through text message/email. We have never been late on any payment during the year leasing agreement and the first time we we’re late, they pack $90 late fee for being 4 days behind. In addition, they expect you to professionally shampoo the house you rent before leaving otherwise they will charge you whatever they pay to have the carpet shampooed plus an additional $100 “admin” fee. This is just a few I mentioned as they have a ton of fees for minor and or irrelevant purposes! I only pray my least ends so I can leave this leasing company! Do yourself a favor and find another leasing company to rent your next property!!

Their check in and check out process for evaluating the condition of the housing unit is extremely biased towards protecting the company while leaving the tenants with little to no way of verifying and agreeing with the condition of the unit. I have never lost more than a few dollars off my deposit yet when I left RES, they decided to take 75% of my deposit for painting. I asked for evidence in pictures and all I got back was a canned email saying “take it before a judge”. Won’t be recommending this company to anyone I like.
