Absolute Nightmare - Stay Away at All Costs!
This was, hands down, the worst rental experience I’ve ever had. The house from PG Rentals was nothing short of a disaster. The place was filthy when we arrived—dust everywhere, stains on the carpets, and a horrible smell that wouldn’t go away. The appliances were ancient and barely worked, with the refrigerator making a constant loud noise, and the oven being unusable. The plumbing was a joke; we had leaks in multiple places, and the water pressure was non-existent.
The furniture was old, uncomfortable, and seemed like it hadn’t been cleaned in years. To top it off, the air conditioning was broken during a heatwave, and PG Rentals did absolutely nothing to fix it, despite our constant complaints.
The customer service was atrocious—rude, dismissive, and completely unresponsive. They clearly don’t care about their customers once they’ve taken your money. This place ruined our vacation, and I wouldn’t wish this experience on my worst enemy. Do yourself a favor and steer clear of PG Rentals!

Todd helped to make the rental process so seamless. During and after my undergrad in Boulder, I lived in eight different places over eight years and had trouble finding an honest property manager until I found PG Rentals—I highly recommend working with them.

Fast and good communication to arrange a showing, but they didn't show up. I drove 30min each way and let them know in advance that I needed to leave at a certain time. They messaged when I was already on my way that they'd be 'a few' mins late, and I waited 15. They didn't reply when I messaged from the property. I looked in the windows, and it did not look like the listing. Much more run down. Will not rent a property from PG Rentals.

I want to HIGHLY RECOMMEND PG RENTALS Boulder as the premier property management company in Boulder. In particular, Mr. Todd Ulrich is to be commended. My son is a student at CU Boulder and we have had the opportunity to use several property management companies in Boulder. By far PG Rentals truly sets the gold standard! Their responsiveness when maintenance requests were required, patience in answering questions and professionalism was very much appreciated. CU Boulder is fortunate to be able to have a rental management company that can be trusted.

We are Crackerjack Mudjacking, and the preferred Mudjacking contractor by PG Rentals. They are an outstanding company to work for. The staff is amazing and has great concern for the safety for their tenants.

Avoid at all costs. Almost, if not worse than 4 star rentals. This company will f*** you left and right with hidden fees. Spend over $1000 on snow removal... are you kidding me. Stay away

Absolutely terrible company. Be aware that they call fees a deposit. You don't get it back. Extremely difficult to work things out with them. Very rude to renters. Had to pay over a grand altogether to get out of an abusive household, even after i found a subleaser. Just avoid them because they are completely unhelpful and will suck every dollar out of you that they can find a way to.

Absolutely horrendous. They don't care at all about their tenants and everything they do is just to scam you out of your money. My roommate and I have been treated like they could care less about us or our safety in the residence. Our residence has flooded 3 times in the 2 months we've lived here and they will not even communicate with us about fixing the problem or even doing a mold panel to make sure we aren't breathing in black mold. They also were fully aware of the flooding, as well as the fact that our houses wiring is a complete fire hazard, and yet...still nothing. I'd HIGHLY recommend never renting from this company. It's criminal and extremely frustrating. They shouldn't even be a business at this point if this is how they treat their well paying tenants.

Worst rental experience I've ever had in my 5 years in Boulder... which says a lot. Since I started leaving negative feedback they offered to refund us money withheld from our security deposit IF WE SIGNED NON DISCLOSURE AGREEMENTS. Basically extorting us to not leave negative feedback for money they owed us anyways!! I decided this was not at all worth it, and should instead warn people about PG. At move out, our locks were changed a week before our lease ended. This made it so a cleaning crew we hired could not get into our house for our appointment. $200 lost there for a canceled cleaning the day of. They also billed us for a cleaning despite us leaving the house cleaner than when we moved in. I have paper trails of e-mail correpsondence with PG where they claim they will rectify the situation, make sure we get our security deposit, and have new keys for us. They said that they had spoken to the locksmith company and that they had agreed to book a cleaner for us. I said great, keep me in the loop because this was all a week out from our lease-end. A couple days went by and I had to follow up, at which point they completely walked back on doing right by us, basically said oh that's too bad I guess you'll just have to take time off of work to clean the house yourselves or get charged by our cleaners. So my roommates and I spent every waking hour not at work for the last few days of our lease cleaning the house while moving during a global pandemic. Mind you, we were fantastic tenants who always paid rent on time. House was sparkling when we left it for the last time, and we didn't receive our security deposit until THREE FULL months after our lease's end. They deducted money for cleaning services and an ADDITIONAL HUNDREDS of dollars for a re-keying incident that was COMPLETELY not our fault. we came home one day to none of our keys working with a week left on the lease and our rent paid in full at the time. Absolutely bitter taste left in all of our mouths by PG Rentals. Their upper management team is a lot of scumbags and thieves. I also have written correspondence assuring me that nothing would be deducted from our security deposit. It is not worth my time and energy to pursue this in small claims, so instead I will leave reviews wherever I can to warn people not to rent from PG. We also had several instances of them inexplicably increasing our rent charges, being unavailable to contact via phone or e-mail promptly, charging us late fees unduly, and chocking things up to "whoops our bookkeeper must have made a mistake." Expect to manage your rental management company if you don't want to be swindled out of hundreds of dollars. Also, a service charge for paying rent with a direct deposit bank account? really?

Please try not to rent from this company. If you have to, DOCUMENT EVERYTHING! My son, a CU student, moved out after living there for four years. During this time there were a number of small repairs that were reported but never fixed. (Screens broken, handle off shower faucet, burner on stove not working). The house was very old and was feeling its age. When the time came to move out they provided him with a check out and cleaning list. The house was meticulously cleaned, scrubbed from top to bottom. Pictures were taken of each room to show what the home looked like when he moved out. PG Rentals held the deposit for 60 days (which is in the lease) and then held back nearly $600 for rekeying the door (they actually rekeyed the door before he moved out and all the tenets were locked out and had to climb through the window to gain access), repairing a torn screen (which was reported months earlier) and $360 for cleaning!! When I asked for a detailed list of what the cleaning charges were for I was told that the cleaning crew mistakenly charged for a deep clean when it should have been a light clean. Again, I asked for a list of what they did for the new reduced charge of $170. I received no response to my request. They agreed to refund us $192 after the tenets signed a settlement agreement, AGREEING NOT TO POST ANY NEGATIVE REVIEWS. It was decided to forfeit the money so they could post reviews on how bad this company is. This is borderline extortion. If you must rent a home from PG Rentals, do your due diligence and record everything. Ask if they will send a cleaning crew in after you have cleaned and moved out. My son and his room mates paid $360 for a cleaning that we have no idea what was done. Make sure they fix everything that breaks before you move out. Very disappointing to have this type of company taking advantage of college students.

Update: I've added move-in photos, in response to Todd's misleading "hardwood floors" comment, and his assertion that they cleaned the place before our move-in. They also canceled a maintenance showing within an hour of Todd's response. Shady.
PG Rentals has been the shadiest and the worst rental agency I've ever rented from. There have been countless issues since my move in date of 01/26/18.
1. When my roommates and I looked at this property initially, renovations weren't completed, but we were assured that that missing tiles in the ceiling would be replaced, the front room would be carpeted, graffiti in the hall closet and kitchen cabinets would be painted over, etc. When we moved in weeks later, there were six missing tiles in the ceiling. No repaint. The dish washer was broken and leaked everywhere. The washer/dryer didn't work. The bathroom toilet was clogged because a previous tenant had flushed disposable gloved. The entire bathroom (there was still urine on the toilet seat), oven, kitchen floor, and refrigerator were filthy and had NEVER been cleaned by them. The fridge was missing a glass layer over the drawers. The front room was not carpeted - we finally figured out that the owner of the house decided he didn't want to pay for it, and it was tacked onto the end of an email after we had already signed a lease. This was after being assured it would be carpeted.
2. Maintenance can be iffy. Sometimes they are very prompt and fix things with no hassle, but other times it's a fight to get something done. I've been battling to get the locks fixed on our doors since August 2019. One lock still doesn't function correctly. In December 2019, I followed up again on the malfunctioning lock, and was told repeatedly over the phone that it had already been fixed, but they would send someone else back over to check it out. I got an email later in the day that said, "The technician couldn't get your lock to function correctly." Hah. I have sent ANOTHER follow up (a week later) because there's still been no response.
3. Shady charges occur every other month. They're for lawn care and snow removal. They charge this even when nothing has been provided. Our lawn is dead year round, and the most "maintenance" they provide is smashing down a few weeds in the front, and don't even remove them. They just stay trampled in our walkway until we, the tenants, remove them. As for snow removal, the last few times no one has removed any snow from our sidewalks/walkway/driveway, and has been shoveled by me and my roommates. This is "against our lease" to do so, but what do you expect your tenants to do? Trudge through a foot or three of snow when no one has been sent? And when someone is sent, it's days after the snowfall when we've already worked our butts off to get the snow out of our way. If I were a future tenant, I would install security cameras so you can fight back against this.
4. They break their own lease agreement by sending people over to do work without alerting us, the tenants. I was home sick from work one day this happened, and nearly had a heart attack when I saw a bunch of people on our lawn and heard people on our roof.
5. They don't take responsibility for their system screw ups. In the transition from the 2018-2019 lease to the 2019-2020 lease, the system glitched out on the first of the month, and deleted a $45 lawn care fee. I spent days emailing back and forth to get this sorted, with screenshots of the issue, and they absolutely refused to take responsibility for it, and charged the $45 out of our deposit. Absolutely disgusting behavior.
6. They love to lose physical checks and blame you for it. They've lost or misplaced two checks of ours for rent, and have sent accusatory emails to us. One time, they didn't even lose the check, they just didn't che
