Listen to reviews!!! They are all common!!! Pools weren’t open for the longest, you’d think they fix it fast since they overprice everything here. Office never answers the phone, ever. Maintenance sucks, they have to come more than 2 times to “fix”the same thing over and over. I’ve had water leaks twice, and both times they have taken their sweet time to fix the problems. I’ve called multiple times to make sure they come to my home, & the workers always telling me they’ll be there to work on it right away and always ends up being the end of the day & no one comes to the house to fix anything .
Maintenance also has come into my home without me there even though I would put in my work order I wanted to be home while they were there. Management doesn’t seem to find a time to talk when an issue needs to be addressed but boy they are fast to come to you to collect your money. This place is ridiculous, if it’s your last resort I guess move right in

Waterfield Court is a horrible place to live.
Office has been closed recently due to low staff. They NEVER answer the phones and even when there are employees working they keep the office doors closed. One of the most unprofessional places I have seen.
Recently got an email that EVERYBODY has to pay for parking… even if it’s in the lot or street. That is crazy considering they constantly hike prices, never maintenance the grounds and never answer service calls.
Lots are full of pot holes and have been for several years. Several city inspections due to deteriorating units. Dog poop every where. I have put in service requests that have taken a months to even get a response… then takes months for a fix.
There was a carport that caught fire maybe a month ago… the car was literally just removed. No sense of urgency with the management group which is concerning.
Several people have not been renewing and it’s easy to see why.
I think everybody reading these reviews should look up Harbor Management Group. Their properties across the country are all in horrible shape…

Absolute nightmare. Management only cares about extracting every possible nickle and dime from its residents. Property is in disrepair and tenants are subjected to constant city inspections due to the deteriorating condition of all units. They now want us to pay for parking to a company owned by the same group as Wyatts Towing.
Avoid at all costs.

There are no fire extinguishers available at building 16 or 17 since 7/4/24. A serious safety concern.
Also, the 2 pools are not open.
The damage to the garage happened months ago and still looks the same.
Don't move here.

The current mechanical crew is very good. They fixed my door. Re-wired my kitchen light. I havent had that in 3 yrs. Iv been using a Walmart light

I have lived in this apartment complex for about a year and a half and the management team here is amazing and extremely responsive! I had an issue with my ac and they had somebody out immediately to get it fixed and they have always been super helpful. Thank you Romella, Devin and Taleen for all you do!

This MANAGEMENT SUCKS, I CAME HOME TO NO WATER ON 6/28/24, NO NOTICE AND WHOEVER RESPONDS PLEASE DON'T GIVE ME THE SAME STORY!! I will BE USING MY PARALEGAL DEGREE TO HOLD THEM RESPONSIBLE FOR HOW THEY HAVE TREATED ME!
THE DAY I MOVED IN THERE WAS A WATER ISSUE AND THE LEASING AGENT WAS RUDE, OVEN AND MIC WAS NOT WIRING FOR A MONTH! THE CONSTANT THIN WALL NOISE, MAINTENANCE ENTERING WITHOUT NOTICE, CAR FIRE, MATTRESS OUTSIDE WITH HOT WATER HEATER AT THE TRASH IS GHETTO, I STILL DO ALL I CAN WITH THE CITY AND COUNTY TO MAKE SURE I GET JUSTICE, WHICH MIGHT INVOLVE COURT!! WHOEVER RESPONDS PLEASE DON'T WITH YOU LIES!! ALL OF THESE GOOGLE REVIEWS AND TREATING PEOPLE WRONG WILL EVENTUALLY CATCH UP WITH THEM, I BELUEVE IN GOD AND WILL BE PRAYING, THIS IS JUST WRONG.

Been living here for 3 years, and the apartments themselves are falling apart. Weak floors, thin walls, no insulation on windows or doors. Water damage galore, leaks in the ceiling over the bed for years despite being "fixed". There was no screen on the window for the years I stayed, and when they put it on it was 2 sizes too small. There's a lot of crazy maintenance mix ups - the toilet seat was a completely different size from the toilet, the light fixture never came, that kind of stuff. They hire terrible maintenance, aka anyone who can hold a wrench, and they close orders without completing them. Staff are polite and overworked. Terrible issues with paying for trash valet and them never coming, people leave trash and clothing outside their apartments and nothing happens. Dog poop issues with neighbors never got resolved, and tenants have become extra horrible - Gang activity and lots of people selling drugs out of their house. Had neighbors destroying property on my balcony for months. Really your experience is extremely dependent on what building you're in - farther from the leasing office the worse off you are. Horribly expensive for what we're getting, and the "amenities" are garbage. The photos are super deceitful.

We have had maintenance in our unit 8 times in a week and they still haven't fixed most issues. There has been a naked man running through parking lot another guy peeing on side of building and another guy letting his car start a fire in car the port and wasn't even going to call 911. There is no swimming pool they don't even tell you where the mailbox is. How can this place still be operating? its falling apart. Almost 1900$ a month for rent and this is what is being offered. Its called gouging and that is inhumane.

This letter was on a couple of neighbors' doors (not before I left for work at 9am) when I got home Monday.
Disregarding the lack of maintenance people and their own abilities(+rampant theft),
The letter attached below is a great example of the management here.
For something this serious, they didn't even email or notify more than this note.
I recommend you read the attached picture for the type of management style you encounter here. It's a struggle to talk to the people at the office when everyone is either a liar, incompetent, or a weird mix of both.
I wish you the best of luck if this is your only option.

I signed the lease, paid the deposit, and the first month's rent without any issues. However, a day before my scheduled move-in date of the 27th, they emailed me to inform me that they had postponed it to the 29th. This posed a problem as I had already arranged to vacate my old apartment on the 27th. When I confronted Romella, the leasing specialist who initially assisted us, she claimed she was busy, although she was in the office. She offered only to refund our money and said there were no other available apartments to switch to. This left us scrambling to find alternative accommodations within a day. We even spoke to the management of our old apartment, who advised us to pay for two more days, which we did. However, the next day, the manager, Taleen, emailed me again, stating that the apartment would not be available even on the 29th, contradicting their earlier claim. She then mentioned that another apartment would be ready on the 28th, which they initially denied. When I requested to speak with Taleen directly, I was told she was unavailable and in a meeting, despite her emailing me earlier that day. After insisting, I finally got to speak with her, and she mentioned another available apartment for the 28th, but I couldn't view it until 3 pm. Feeling uneasy about the situation, I decided to terminate the lease and get my money back due to their dishonesty and lack of transparency. I was concerned that if I waited until 3 pm the next day, they might claim the apartment was still not ready.
