“I rate this complex high for value of location and price per square foot. However, I cannot give a glowing review because of their intentionally being misleading about fees and deposits. I will be moving into an apartment here in a month and will update my review after we have lived there for a bit.
Pros:
-close to my work and close to RTD train station - I do not have a car and need to be able to access public transit
-reasonably priced - I am getting a divorce and as a single mom currently without any child support, this was one of the only reasonable options for me
Cons:
Intentionally are shady about their fees and deposits. I was told the application fee would be a straight $200, but it was not. It was $221.65 because of some random fee added to the $200 when I got the end of the application process.
Then there was the $50 per pet cost to add my pets to the pet screening site to complete the application, which was also not disclosed at any point before or during my application. I got an email after I submitted my application stating I had to use the pet screening site to add my pets to the application, and that my application would be denied if I did not add them within a few days. Then the pet fees are listed as $200 per pet on the application portal, but in actuality it is $400 per pet because there is a $200 non-refundable fee plus a $200 refundable deposit per pet.
I was told what would be due at the start of the lease would be the first month's rent and nothing else was mentioned. But when I got the lease to sign, it listed a $300 non-refundable administrative fee.
In total, I was charged $800 more than what was disclosed on the application portal and what I was told when I asked the on-site manager directly about the fees. That's super shady. I know that there are always fees and deposits to move into a new apartment, so I had budgeted for that. However, it doesn't make the intentionality of giving misleading information acceptable. Just be up front. It's not a good look, and it's why there are so many bad reviews for Copper Flats on Google.
UPDATE: I have lived here for a year-and-a-half now and here are my updates.
PROS: I decided to renew my lease because I am generally happy with living here. I do not have issues with bugs, but I think that is honestly more to do with my neighbors being clean and good neighbors than anything else. The renters in my building have been here for years on average, so we are a pretty chill group. I think it might be partially due to our proximity to the leasing office, which is literally next to us. Still the only reasonably priced apartments that I can find that aren't complete trash. I describe these apartments as BASIC apartments. They have the bare minimum, they don't suck, but they're not anything special.
CONS: 1) Yes, this is Aurora. Cars get broken into. Mine was taken for a joyride. I bought a wheel lock and haven't had any further issues since. 2) I hate their stupid valet trash. You have to pay $25/month in addition to regular garbage/trash fees (for the dumpsters) even if you don't use it; you can only put your trash can out during a very specific and small window of time, and then half the time the trash isn't even picked up. Plus there is no pick-up on Fridays/Saturdays. 3)They keep telling me I will get a key fob for the gym *at some time* and that they don't make them on site, they get sent from some corporate location and they don't know when mine will be made. I have been here a YEAR-AND-A-HALF and all my other neighbors in my my building have a fob to the gym, but I still don't even though I'm paying the same amount for community fees as everyone else. 4) I don't know what the point of all these managers, assistant managers, and leasing agents in the office is when they tell me they can't do”
