This apartment complex has a serious cockroach problem. Walking from my apartment to the parking lot, I would see at least 10 roaches. I even saw one climb up my neighbor's leg one time while he was standing talking to someone. On next door, multiple people have posted pictures of cockroaches infiltrating their living spaces.This location is near a bart station and sometimes, homeless people get off at the station, walk over to parkside, and vandalize/break in to the cars. Not the property management company's fault, but still not pleasant.When you're moving out, they charge hundreds of dollars for a "cleaning fee" for standard wear and tear. They charge for things like paint and door, but when you move in, they don't give you a new place with new paint and doors. The cleaning fee is a scam. If you're moving out, don't bother to vacuum or clean, as they will charge you regardless.This complex takes advantage of people who don't have good credit, primarily new immigrants and lower income people/families. The rent is much higher than the market value, and they rip you off once you sign a lease. After a few months, they started charging $100/month just for trash alone, and trash pickup only happens once a week. For a complex of this size, trash pickup needs to be done 2-3 times a week. The trash is always piled up and attracts roaches, but they'll still charge $100/unit for it. The exorbitant base rent also doesn't include ANY utilities. You're on the hook for everything: water, gas, water heating, electric, internet, landscaping, and miscellaneous expenses. They charge you for anything and everything they can think of.The property managers are also awful. In one year, the complex had 3 different property managers, none of whom could help with various issues in a timely manner. My unit had a persistent mold/mildew problem in the bathroom. When I first informed the leasing office, they did nothing for 2 months until I followed up again, then they had someone come out and look at it. They claimed it wasn't mold, but everyone knows what mildew smells like. I eventually had to resort to keeping the ventilation fan running 24/7 because they refused to help again after telling me it wasn't mildew. For other issues, one staff at the leasing office would have an answer, then upon following up with a different person, they would have a contradictory answer. The leasing office hires unqualified people who have likely never working in any property management capacity.

I got a quick response from the service manager. This place is pretty safe inside and a great location. Manager on site was also responsive with my questions.

To many cockroaches and rent is to high and maintenance takes to long to get to you. It's really just not worth for how much they ask on rent and if you get a bottom floor the bathroom is always clogged.

I completed a 1 year lease at Parkside Apartments and was appalled by the inept management and ongoing cockroach infestation.When I moved into the unit, the cleaning and repairs that were promised to be done prior to my move in had not been completed and the cleaning had to be completed myself. The maintenance department was responsive to the required repairs, but they should have been done prior to move in.The leasing office and management were unreachable when an error in their receiving account blocked my scheduled rent payment. After three weeks of ignored emails I sent requesting help with getting my rent payment processed, I finally received a call informing me I was in pre-evictions and would have to pay hundreds of dollars in late and legal fees in addition to my owed rent, all via money order. No mailed or posted notice was provided to me as required by state law, but I was told the situation would only get worse and more expensive if I didn’t pay the fees immediately. The management representative then also lied and said she would try to get the fees returned to me but never responded to any of my further inquiries.While living at Parkside you can expect to hear the crunch of cockroaches roaming the path beneath your feet anytime you venture from your apartment after sunset. If you’re one of the lucky ones, you will only rarely see them joining you inside.Finally, as a parting gift the Parkside leasing office charged me over 250 dollars in moving and repainting fees despite the fact I left the unit in significantly better condition than I inherited it. I never hung a single thing on the walls and vacuumed and wiped down the whole place before I left.I’ve rented several other apartments and can easily say Parkside and its criminally incompetent management team are peerless in the terrible tenant experience they provide. Even doing nothing aside from accepting my rent proved too tall an order.I would recommend prospective tenants give thorough consideration to other options, especially ones not owned by Equity Residential.The location is convenient but is not close to worth everything that comes with it.

From the moment I first interacted with the leasing team, I was impressed by their professionalism, attentiveness, and genuine care for ensuring a smooth and enjoyable leasing process.The management office has consistently gone above and beyond to address any concerns or issues that arise, promptly and effectively. Whether it's maintenance requests, or general inquiries, their responsiveness and willingness to assist have truly made a difference in making this apartment community feel like home.Moreover, the leasing management office has shown a strong commitment to maintaining the property's upkeep and improving amenities. The cleanliness and maintenance of the common areas, landscaping, and recreational facilities are a testament to their dedication to creating a comfortable and aesthetically pleasing environment for residents.The office staff's friendly and welcoming demeanor creates a positive atmosphere whenever I visit. They are always ready to greet residents with a smile, answer questions, and provide helpful information. DO NOT APPLY HERE. THEY WILL ROB YOU. This was genuinely the worst experience I have ever had with an apartment and leasing office. Believe me when i say that this complex is not as good as it seems!!! me and my partner loved this placewhen we toured it. very modern, clean, and covered parking and gated community. but after we applied, (and paid hundreds of dollars) we NEVER got our lease!!! we emailed the leasing agent Anna multiple times, and she would just pick and chose which emails to respond to, and what parts of the email to reply too. the lack of communication was so incredibly frustrating, as we just wanted to move! over a week had passed after applying, and even after talking to Anna again in person, still no lease!! seemed like they just wanted to make a few hundred bucks off of us and then never actually give us the place.ALSO- when we applied, we gained access to a community “feed” where residents can comment and talk to eachother, and there is literally someone breaking into cars in the parking lot and robbing people!! they also had a huge and gross roach infestation that went on for a long time— that was like 90% of what we saw being discussed on the feed (not too long ago either it seems). don’t be deceived by the gated community, it is not as safe as it seems!!residents were also complaining that utility fees are exponentially higher than what anna will disclose to you. trash is a super high fee for no reason, as people complain that the dumpsters are still always full.

Anna delos Reyes the Assistant Manager is very nice and helpful. She also helped us in uploading of all the documents what we needed for. Everytime I called her or sent her an email she answered it right away. The employee.

Final update: I moved out but here is some more on my experience.I did not reach out to Jennifer and I will tell you why, I have written to resident relations on the site multiple times and am still waiting for a response. Note that it tells you that you are supposed to get a response within 24 hours. I have also called Equity a couple of times and like the office, they are never in and don't respond.The last note I would like to mention is that after moving out I asked for vendor receipts and hours for the work that was done. I called and wrote emails and yet I was not given that information. Lucky for them after talking to a lawyer, it wasn't really worth the time to sue in small claims court as once you request it they have 14 days to provide it. This is part of California law.I will say this again DO NOT RENT FROM THESE CROOKS.
