I was already sick of the extremely high noise level (children are allowed to treat the common area like it is a public park and scream at the top of their lungs) but then there was a month period where management posted notices that they had to enter my apartment no less than three times due to water issues. I asked the last time what the issue was, and apparently my wonderful neighbors decided to complain that the water coming out of the cold tap wasn't cold enough. Sure enough, they turned down the hot water and I haven't had a hot shower in a month. My lease is up, so I'm gone.

I am currently a resident here and I just wanna say this has been the best place I've lived in Tustin, Natalie the land lord has been more helpful than any land lord I've ever had to deal with. She took care of any issues ive had right away and has been very accommodating with me, she doesn't like to let things pile up so she takes action quick which is really nice and convenient. Not only that but she's really kind and always has a great attitude. The mantience man George is on site as well and very helpful, super nice guy and pretty quick at getting work done. The grounds of the apartment complex are well mantienced and taken care of. If you are looking for a nice place to live and a land lord that actually cares about their tenets than this is the place for you.

The management is horrible. I am a former tenant and I had to break my lease within the first month of living there. I moved in, in August and left by Early September. The first day, the air conditioning was broken, the washer was broken, the toilet was broken, the patio lock was broken, and stove was not cleaned properly and when used the apartment would fill with smoke. The moment we walked in we noticed that floor hadn't been cleaned. There were dead bugs and nails in the carpeted areas. The toilet took them 2 weeks to fix after multiple complaints that it kept breaking. The maintenance guy (I think his name was Jorge) even told us not to put toilet paper down the toilet at one point. We had live somewhere else for two days because of the broken toilet. The worse part was how entitled the property manager (her name was Natalie) was whenever we had an issue and the fact that nothing got fixed until we badgered them about it. I am not sure if other tenants had this many issues, but the management is so horrible that even if the apartment was working fine, there was no way we could live there given the lack of care towards their tenants. And on top of all of this, prior to moving in we were told we would be given a second parking spot and that there is no waitlist. However, once we moved in, they said they had 11 people on the waitlist and someone had to move out before they could give us a spot. There is hardly any street parking so it was so difficult to manage everyday. And even after we finally moved out, we called to ask when we would get our security deposit back and the property manager wouldn't pick up our calls so we had to block our number and call her. Save yourself the trouble and find another apartment if you can.

Love this complex. Been here for almost 5 years now and we have always enjoyed living here. All the people that work here are super friendly and the apartment is pretty quiet.

I recently moved to California and I tooka very good choice to move into this apartment. I scheduled for a site visit and checked out all available apartments and then selected one which did have couple of issues right away. Linda, the apartment manager is awesome! She takes care of all issues right away and makes sure she keeps you posted with the maintenance work. There are some room for the apartment management to improve which does exists in any other apartment.

We moved here in September 2017! Everything was good Elaine was super helpful! Too and these apts were just bought out to a different company. So far it’s okay... not as good but I will see within the time. First we couldn’t pay our rent online which I figure that’s the first thing you want to get set up.... the gym is now half way working ... only 1 treadmill works.. I’m hoping they can fix that ASAP. There are cars that park which in their window it just says “terra worker” but the guy was literally full on door open hitting my car.. I had to go and tell him to be careful with my car... I hope they can get their groove on and see how it goes.

Under new management. My family has lived here for 16yrs. The new property manager Linda came in and assessed property right away. Immediately finding areas that needed improving and implemented a plan of action. She has always addressed my concerns promptly, and makes sure all tenants adhere to policies so that the property maintains its integrity and is a clean, safe, and quiet environment. I have to say how impressed I am with Linda as well as the new maintenance crew. Thank you for caring about Terra at Tustin. You are all the reason we signed a new lease.

Been living here for going on 3 years, was such a beautiful community prior to the recent management change. We will not be renewing our lease this year and I know a number of our long time neighbors feel the same.

I have loved living here. It's a quite place overall, and it feels homey. Yet, ever since the new management company, I feel like the quality of the place went down. Never before were there huge roaches I'd see running across while on walks in the evening. I've even consistently seen roaches in my apt. Not only in the kitchen, but even running across my livingroom. It's disgusting! I know more bugs come out in summer seasons, but I never experienced this last summer. I don't know if there is constant pest control going on, but before there was. Now, it makes me nervous if there isn't pest control especially with this being a pet friendly place, fleas can quickly infest the environment. Other then that, they have taken precautions with the whole COVID-19 situation. Yet, I don't know if it's the reason the landscaping right down, along with the overall appearance of the place. It really just doesn't have the appeal it use to. This place is also supposed to be a smoke free facility, but there are smokers living here for sure because the smell can't be hidden, it even smells like marijuana at times. Anyway, I don't want to sound critical, but when there is a clear indicator that the place we live in went downhill, it's sad. I was so optimistic that this new management company would be better, but instead it seems like they cut corners. It might be due to the pandemic, but regardless the quality of the place shouldn't have gotten this low in less then a year.

Great place to live but be warned! The management (Linda & Ali) go exactly by the guidelines. This is not the place to be if you don't like to hear what you can and can't do everyday. After living here for three years peacefully - we finally want to move because of the new management.

All the improvements look great! Can't wait to try out the new pool, my dogs are loving the new dog park. The manager Jennifer is awesome and always very helpful. The handyman is super friendly. My husband and I love living here :)

I've been living here for almost 9 months with my girlfriend and we love this place. The best part about this place is the timeliness from submitting a request to having it being addressed. Martin, the maintenance manager, is one of the best handyman with a great "can-do" personality and the Office manager is very professional. Pest control on site once a week for if anyone needs it, the pool is always very clean, the grounds are well maintained and the dog park is a nice add-on. Overall great place to live where the complex thinks of the renters and tries to make it a community instead of just a place to live. 2 thumbs up.

Peaceful place to live with many great improvements such as a new pool, dog park, recycling bins, etc. Neighbors are friendly and after living here for 7 months I've only had one issue with noise late at night which my upstairs neighbor kindly addressed. Management is quick to respond to issues (thanks Jennifer!), service requests are promptly considered, and rent can be paid online. The only downside I have to living here is that cars parked on the street can block your view of oncoming traffic while trying to exit the property (which is not under the owner's control). But other than that, my fiancé and I have had a great experience living at Terra at Tustin and hope to stay for awhile!

Updated to 3 stars after today. New management has taken over and they are scrambling to get situated. Placed a service request towards the end of the day and was advised I would be contacted the following day at 8 or 9 when the maintenance guy would arrive. I was contacted at 10:43. I advised him that we would like to try meeting him at the house at a certain time and requested 12:30. He let me know he would be on lunch from 12-1. My spouse then waited until 1:20 and when no one showed up she went to the office only to be told that there was no service request created but that they would now create one. The maintenance crew then arrived 8 minutes later at 1:28. Now, here is the kicker... I advised the lady the day before when I submitted the first request that the switch was bad and it was not the wiring because I had already taken it out of the wall and inspected it myself. I did not feel like paying for the part as it is covered by living here, so I opted for having them do it. I made sure to tell her it was the switch and to have them bring some to replace it with. I also advised the maintenance guy on the phone at 10:43 that I already pulled out the switch and disconnected the power cable so it would not run the lights all day and that the switch was definitely bad after inspecting it myself. Turns out, they now have to come back tomorrow to fix the issue because the didn't bring any switches. Having the maintenance crew able to communicate and schedule appointments is not just for fun and should be taken more seriously. Until the communication game improves and appointment times are met my review will be remain as is. I am hopeful for a better experience in the future and do not want to make a complete judgement based on 1 bad experience. The upsetting factor is that the missed appointment caused my spouse to be late back to work which looks bad on her. I do not accept this as with proper communication other arrangements could have been made.
