Jose V. with maintenance went above and beyond to help us get our drone out of a tree! He absolutely didn’t have to and he thought creatively by taping two sticks together and was able to get it out for us. We appreciate you and thank you so much!

Maintenance is great but other than that this place is a joke. You can't walk into the office to talk to anybody. If you have an issue you can't call anyone either. Sends you to a voicemail then have to wait for someone to contact you in an app. I lived here about six years ago and was bummed I left so I moved back but things have changed for the worse. Corporate greed at its finest.

Maintenance team is awesome! We've never had a bad experience with any maintenance requests. Rudy always helps us out and has a great attitude. We feel we are in good hands whenever we need anything.

From my first visit to The Eaves in Thousand Oaks I knew that this was top of the list after viewing many other complexes in the vicinity. Sandy was super nice and attentive to my needs before and during the onboarding process.My early engagement with the maintenance staff was made flawless through the Avalon resident app, and Rodolfo with maintenance was soon at the unit.All in all my moving experience, which is never fun, has been capped off with the help of the Eaves. Can't wait to use the great ammenties too now that I'm settled.

Love living here! Beautiful building with lots of shade amazing brand new appliances. Everyone’s super friendly Kim and Erica are always so helpful. Maintenance team is always there when you need them, they’ll come and take care of eveything right away.

This apartment community has been a dreadful experience for me, undoubtedly the worst I've encountered. My choice was initially driven by its proximity to my workplace, but my 14-15 month stay has been nothing short of a nightmare. Opting to lease without a prior tour, I was handed the keys at the front desk and directed to the apartment building through a challenging-to-follow map.Upon entering the apartment, I was met with a dismal sight – infested with silverfish and roaches, the living conditions were far from suitable. Arriving on a Saturday evening, I had no choice but to stay in a hotel for a few days before being relocated to a different apartment after 10-15 days. Although the new unit was better, the thin walls became a significant issue, allowing me to hear neighbors' conversations and even the noise of footsteps. First-floor occupants resorted to banging on the ceilings as a way to signal me to stop walking.Despite my complaints, I was informed that the wooden flooring installation was poorly executed, and there was nothing that could be done. The management also increased my rent by $175/month, citing similar rates in the community. Over the past 12 months, I've submitted over 15 maintenance requests and more than 10 administrative requests, turning my living experience into an absolute nightmare. The pool is sometimes accessed by individuals outside the community, as the entryway is left unlocked. The only positive aspect is the top-notch maintenance service. Still, considering everything, I wouldn't recommend anyone to rent in this community. While I understand the challenges of finding an apartment community in Thousand Oaks, I strongly advise considering Eaves Thousand Oaks as a last resort.

Just did a self guided tour. This place is a labyrinth and they can't even have someone escort you. We saw the first place and didn't even bother with the second. I didn't get a picture of the washer and dryer from the 1980s but really disgusting as well.

I really like this property! Let's start with the staff. Every time I come in they remember my name. No one really does that anymore. The cost of homes is high everywhere. I feel like Eaves TO is pretty comparable. What sets them apart though is the staff and how homey I feel being there. The maintenance team is always on it when it comes to things that need to be fixed on property or on the homes. Highly recommend living here.

So the GOOD first. Maintenance were really great guys and were professional and always timely. The apartment had a nice spacious kitchen. The pool is nice.The BAD. Very expensive. Very noisy. I could hear everything my upstairs neighbor was doing. Also, the parking lot at night got noisy. Lots of disrespectful dog owners not picking up after their pets (not Avalons' fault I realize) but that is a huge factor for me in where I choose to live. The gym is nice but very warm inside and they would never get the A/C up to a comfortable temperature. Many tenants complained to no avail. You will also pay $75 for Spectrum which I believe is now a requirement.The WORST, be aware when you move out NO MATTER how much you clean your apartment, they will charge you up to $300 to clean the apartment to "their standards". I was also charged some other menial service fees and they charged pet rent on my certified service animals. I've reached out for that to be corrected but not holding my breath. So basically you can not count on getting your deposit back. Just know that ahead of time.All in all I would not recommend living here as their are so many lovely places which charge less rent. Good luck with your search.

I rarely leave low star reviews. I would rather put more good out into the universe than focus on the negatives. But after receiving my latest rent renewal offer to lease my 1 bedroom unit for $2,800 a month (base), while the vacant unit I SHARE A WALL with is advertised for $2,483, it was the final straw that broke the camel's back. The cons have now outweighed the pros of living at Eaves. But first, the good. The property overall is quiet, green and well kept. It's pet friendly and the community is nice. The pool is lovely. The maintenance staff is great and super responsive. Over the years they've replaced our thermostat, water heater and washer; unclogged our sinks and bathtub; fixed our toilet; fixed our leaking dishwasher; and replaced our patio blinds. The site managers host resident events and scavenger hunts, and one year when I won a turkey and they accidentally gave it away, they took $50 of my rent that month. Now, the bad. RENT INCREASES Our first lease in 2019 was for $2,050 a month for a 1 bedroom. Now, in Sept. 2023, the proposed rental agreement, with the $55 pet rent and $80 tech package, is $2,937 a month for a 1 bedroom unit (the same one we've been in the past 4 years). State law allows landlords the opportunity to increase rent up 10% each year. So I looked back at Eaves' history raising the monthly rent on our unit: 5% during the height of the pandemic ($102/month); 8.5% year three ($183/month); 9.9% year four ($183/month); and now a proposed 9.1% increase for year 5 ($232/month) while the same vacant unit next to us is advertised for more than $300 less. It is my opinion that being a long-term tenant is not valued here. PARKING When we first moved here, we had 1 assigned parking spot but access to dozens of visitor parking spots. Eaves decided to take away most of the visitor parking near our unit (nearly 20 parking spots) and turned it into "assigned" parking that we could pay an additional fee for. Street parking is limited due to overnight parking restrictions. And even with the few spots where you can park on the street overnight (about 4 near my unit), my car was egged twice. NOISE FROM UPSTAIRS UNITS We live on a ground floor unit. It's awesome during the summer because our unit generally stays cool and we rarely turn on the AC. But the noise from the unit above us can make you want to snap. In general, our neighbors have been respectful, but you can literally hear every single footstep above you. I don't know if they removed a carpet and the flooring amplified the sounds, but it's terrible. There have been three different tenants living above us over the past four years, and we've been woken up in the middle of the night by music, furniture moving around, shutting windows (sounds like a bomb going off) and loud sex at 2 a.m. Not ideal if you need to be at work by 8 a.m. (Or if you work from home. I literally hear EVERY footstep above us, 24/7). GYM They remodeled the gym after the pandemic and put in great new equipment. The cardio machines are on the 2nd floor, in front of beautiful windows overlooking the pool. However, my schedule only allows for me to work out on weekends and evenings after 7. The air conditioning was not on when I went at those times. Remember those windows? They turn the gym into a greenhouse during the summer without the AC turned on. Some people may like working out in 80 degree temps, but I'm not one of them. Also, the wifi there always disconnects, so be ready to eat through your phone's data usage. IN SUMMARY Overall, it's a lovely place where I could overlook the negatives if the price was right. But the fact my rent was increased AGAIN when the unit next door is listed for so much cheaper just reaffirmed that their bottom line is money. ALSO - they are in the process of building ADUs on the property. They took away the parking spots below a building by the pool to build housing in its place. Maintenance will not answer. Absolutely no management. My toilet is clogged so I can't use the restroom here will not answer.

Good location, terrible management and over priced. Would NOT recommend this place. All went downhill after Zachary left. Marjorie was completely unprofessional upon move out. Not to mention rude. We scheduled a pre move out walk through and NO ONE showed up. When we contacted Marjorie she said she "accidentally" scheduled it on a day maintenance is off. On final move out day no one showed up either. We left the place SPOTLESS and were charged "pet damages" when we never had a pet nor were notified during our tenancy that they suspected we had a pet. The maintenance crew does nothing but drive around in their carts. They budget more for useless renovations than investing in keeping their tenants happy. FYI: they call them Apartment Homes when they are quite literally just a small apartment but they charge for ALL utilities including trash. We moved into a two bed THREE bath CONDO down the street for literally the same price eaves is charging for a 1bd apartment with a "loft". Corporate Thieves:)
