As a property owner, I would not recommend this place. They may be fine to deal with as a tenant, but they are woefully outdated and technologically inept so it is just a frustrating experience. Here is a synopsis of my review from Yelp (which you can check there for details):
1. They place unqualified or barely-qualified tenants
2. They take dark, bad looking photos
3. They accept paper checks so they don't deposit funds until the 10th-15th
4. They don't know how to use basic 90s tech like email, so they ended up making an unauthorized $1000 purchase for a new water heater.
5. Steve pretends he's very nice but becomes petty, passive aggressive and egotistical when you terminate your contract.
6. They make embarrassing, empty threats.
7. Their 25% placement fee may seem less expensive than competitors, but you will pay in the long run.
8. Less competent and professional than competitors
9. You are far better off managing your own property
10. Damage to the property was not repaired. Who knows what they did with the tenants' security deposit (~$4000) because it sure wasn't used to repair anything

Best property managers I've rented from! Steve and Della are kind and always helpful. They worked with me and the owner when needed. When I moved out they were very fair with the deposit, and even allowed me to help out the next renters, showing they care. Thanks guys!

If zero stars were possible that's what this company would get. When the tenant they placed in our rental pasted away we had over $40,000 in damages. Per the Tehachapi police department they visited our property more than 100 times from 2019 thru January 2022. we also discovered the tenant was subleasing our rental to others along with many other lease violations. Mr Rhodes relies on vendors he sends for repairs to report on your property. What do vendors know about the terms of a lease agreement? Per the police department our tenant died from a narcotic/drug overdose. This company says they're registered with the police department but claim they knew nothing about any of the police visits or the filth and destruction inside. We went to court and received a judgement against this company not as much as we asked for but we did get a judgement which they paid. Beware Mr Rhodes said annual inspections were not required yet the agreement with the tenant said he would be doing biannual inspections.

This company is harassing and evicting an elderly disabled woman on a fixed income with no available rentals in the area for no discernible reason and I would never do business with them ever

These guys are great. Responsive to me, understandable statements and find good tenants quickly. A thousand percent better than my last management company. No complaints at all!

The owner hung up on me. I was told a maintenance deposit was required by law and $300 was taking from the rent proceeds without any communication. The communication with advanced property management was always horrible. I don't recommend this company for anything.

The folks at this agency are professional, caring and great to deal with. If you're looking to rent in Tehachapi and they have a property available, go through them if you can.
