I have worked with them on about four different occasions and it’s always a delight. Being a vendor. I see many different property management companies, and believe me when I tell you not all PM Companies are created equal. Harcourt-Avanti is always on top of their game!

These people are the ideal property managers IF you're a tenant. However if you're a landlord they are one of the worst in my 40 years of having rental properties. My entire irrigation system was shut off. Several plants died, and many were ruined, because of the lack of water. There was a huge leak in the irrigation system. The only way I found out it was after the tenants had left, and I personally inspected the property. Had I not come in from Pennsylvania and inspected the property myself I could have lost thousands of dollars in landscaping. I walked through my property with Drew the owner and manager on a Wednesday and he said he would set up a meeting with the gardener. You would think that he would act quickly because of the fact that there was no irrigation and my landscaping was dying. . On Monday I had to call and ask him what was going on. I fired him and the gardener. This was a furnished unit, and of course, his company had no inventory sheet making it very difficult for me to ensure that I had all of my furniture, dishware sheets and utensils, properly returned. The tenant had moved in all of his furniture from his previous residence on top of mine creating an unsightly mess. This is a top-of-the-line large luxury property located in a gated community with an ocean view. This company almost destroyed my investment. I would NEVER recommend them to any prospective landlord, looking for a quality property management services.

We hired Harcourts Avanti as the property management company for our condo. We moved across the country and couldn't manage it ourselves. The communication and follow through with us and the tenants was lacking. I always had to call to get any information. We had a flood in our condo unit and the tenants said communication caused them confusion. It took the tenants almost 2 months to move out of our unit to complete the remediation. We did everything the property manager advised. We got sued by the tenants and went to small claims court. We lost the case and had to pay the tenants for one month's rent. Brandon was at the court hearing online and when the judge asked him if he had anything to say. He said no. The whole point of him being our witness was to speak on our behalf. Brandon tried to speak up, but only after the judge gave their judgement. It was too late at that point. I never leave reviews and felt I had to for this company. I wouldn't recommend this company to anyone.

I agree with Emilee. Brandon was very unprofessional and not responsive. So glad the home owner decided to terminate Avanti as the property manager.

We leased a property in Solana Beach through Avanti. They don't care about their tenants. Our property manager Brandon was unresponsive unless he needed something. Mushrooms were growing out of the ceiling in the laundry room and Brandon tried to tell us that they weren't mushrooms and that it was bacteria (as if that made it any better). A restoration company came in to look at the water damage and originally said it would be about two weeks worth of repairs. Within two weeks it turned in to a whole home renovation in which me, my husband and our two young children would be kicked out for 45-60 days. They told us exactly what to say to our renter's insurance to be sure they would cover everything ("total loss due to water damage"). However, our renter's insurance only covers what we own and not the bad plumbing that is the homeowners and property manager's responsibility. Brandon admitted to us that they have neglected the property for several years. It eventually got so bad that we broke our 12-month lease after only being there 7 months. Meanwhile, the owner and property manager decided to continue with the balcony remodel/restoration while we were still living there. If we opened up our upstairs (main living area) sliding class doors, it is a 20 foot drop straight down to the ground. How did they think this was acceptable or safe especially since we a have a 3 and 5-year old? We couldn't wait to get out.

They do a great job of providing the best units in Solana Beach. Many many of them have great views and the units are well furnace

An update to the managements comment. I did write an accurate review. You just did a good job at 'sugar coating' what took place. Very sarcastic about counting pillows etc. I guess asking if there was bedding for the couch that you count as a bed is ridiculous? At least I wrote my truth and if I save one person from having the same horrible experience, I have done my job.

I am a electrical contractor working for many management company's. I have been working with Justin and Brandon of Harcourts Avanti for two years. I have only had good experiences with them and their clients. The properties are well maintained and positive atmosphere. The staff is professional, knowledgeable and proactive to their client's needs. A five star company from start to finish.

We encountered some issues when we arrived at our rental. We called Jose Espinoza at Avanti several times for his assistance. Jose was amazing. He responded very quickly each time we reached out to him and was extremely helpful. He told us he had our backs, and he was a man of his word. Avanti is lucky to have him, and we would recommend him to anyone looking for a rental in the San Diego area.

I have used Harcourts Avanti to rent my beach condo for more than a year now, and they have been professional, responsive and a pleasure to work with. I especially like relationship with Jose and Ashley. I highly recommend this group to anyone renting or looking to rent from.
