I just wanted to give a shout-out to Fidelity Title Company and their Title Rep, Emi Tsuji and recommend them for their awesome services in the real estate industry. I've worked with them for 19 years on multiple occasions and they never fail to impress me with their professionalism, efficiency, and attention to detail.One thing that really sets Fidelity Title Company apart is their dedication to making sure their clients are happy. They totally get that buying or selling a property can be super overwhelming, so they always go the extra mile to make sure their clients are informed and comfortable throughout the whole process. They really know their stuff when it comes to real estate and regulations, and they work hard to make sure all transactions are done quickly and accurately.I've seen firsthand how Emi Tsuji at Fidelity can handle even the trickiest issues that come up during a real estate transaction. Their team is super knowledgeable and dedicated, and they always bring their A-game to every escrow. Plus, they're great at communicating with everyone involved in the transaction – from real estate agents to lenders to buyers and sellers – to make sure everything goes smoothly.Overall, I can't recommend Emi and Fidelity enough. If you want high exorbitant fees and LACK LUSTER customer service, use this title/escrow company. Zero customer service, overcharged JUNK FEES, Gave me No options on how to sign all my closing docs rather just went ahead and scheduled a mobile notary and tacked on an extra 200 bucks. We were not given a choice on which title/closing we could use, sellers selected this one. But believe me, I let the seller’s agent know.

Worst insurance, Don't waste your money.I had a roof leak, they send someone and charged me $75. he told me that he fixed the problem but after a month the leaking became worse. When i called Fidelity to update them regarding the problem, they wanted to charge me $75 again in order to fix the problem that they didn't fix from the beginning.

THEY PUT WHITE OUT ON MY GRANT DEED before sending it out to be recorded by the County. How unprofessional is that? Every person with half a brain knows how important it is to maintain the authenticity and integrity of a document as valuable and as significant as a grant deed.When I called them to remedy the issue, I explained I wanted to speak to someone who can tell me why there is whiteout on my grant deed. The receptionist replied "Oh God" and put me on hold without asking for my permission. A few seconds later, she came back on and said she'll transfer me to the supervisor ("Roger").Roger did not pick up his phone so I left him a voicemail and called the main line again to see if I could get hold of someone else. The receptionist said there is no one else. I responded that I find it preposterous that no on else in a TITLE COMPANY can hear my issue and advise on it, at which point the receptionist interrupted me and said "hold on a second, I have another call"--because clearly, the other call was more important than WHITEOUT ON MY GRANT DEED.I am belong furious and will be exploring my legal options to deal with Fidelity Sherman Oaks accordingly. The degree of unprofessionalism here is beyond proportions.

Sheila Isham and team incorrectly put the legal description on title and hindered our ability to foreclose. I am understanding that mistakes and errors occur but the turnaround time and daisy chain of rep's was dismal. I was passed from Sheila, to Tim, to Roger, to Stacy. During this process we had to follow up 4 times without a response. There are so many title companies that I encourage everyone to look into a good one before proceeding.

The worst service ever. They screwed up my title in a refinance and they don't accept responsibility to correct their mistakes. The person in charge will not even answer your phone calls.
