By asking insightful questions, Ryan grasped our needs and preferences, which led us to find our ideal starter home after unsuccessful attempts with a previous realtor. We recently completed a transaction with Ryan Fontana from Flat Rate Realty. As a former realtor myself I have worked in full service and discount realty. I see no difference between these business models and this confirmed it for me many years later that that the only difference between the two is the amount of money you pay in commission. Liken it to a Charles Schwab for real estate. All of the bad rap given to discount real estate just isn’t true. You still get full service at a discounted price. With any sale it is important to price the property correctly from the start. Asking too much puts you in a vulnerable position especially if the property sits on the market for a long period of time. Proper pricing should result in multiple offers. The market will dictate the price! I would not hesitate to recommend Ryan to anyone. He is bright, motivated and can complete the sale with the highest net proceeds.

Being first time home buyers, we were a little intimidated at first. Luckily we found Ryan and Vanessa Fontana which made the process much easier than we had been anticipating. Any questions we had were answered quickly and efficiently. We both are very happy with our first home and couldn’t have been more pleased with the service. Ryan is a great real estate agent to work with. He is knowledgeable, reliable, and friendly. His commission is very reasonable especially in the California real estate market. We worked with him to sell our condo and buy a single-family house. Ryan managed to find the right buyer for our condo and close the escrow on our new home within a short time frame. In my opinion, the communication is very important when it comes to buy/sell property. Ryan always answers his phone or returns calls in a short time. He even went above and beyond our expectation by working remotely, when needed, even though he was on vacation.

My wife and I highly recommend working with Ryan and Vanessa Fontana of Fontana Group when selling your home. We had interviewed several traditional and discount realtors and selected Fontana Realty based on their deep knowledge of the local real estate market, their genuine commitment to customer service and their clear explanation of what to expect during the end to end selling process. The support we received was amazing and included helping us determine a realistic listing price; connecting us with an excellent, reasonable cost staging services contractor; scheduling home and termite inspections; arranging for photographs, highlighting the most significant features of our home and community in the listing description; arranging for and hosting tours by interested buyers, qualifying interested buyers and facilitating negotiations which involved a counteroffer and 30 day close of escrow agreement; and ultimately exceeding the net proceeds objective we had hoped to realize from selling our home. Ryan and Vanessa communicated extensively every step of the way making for a very positive and low stress experience!

We are so happy we decided to use Ryan Fontana for our sale of our home and would highly recommend he and Vanessa Fontana to all of our family, friends and neighbors. Ryan just handled our 12th real estate transaction and we are quite happy. Have tried everything -- full service, FSBO, flat rate listings, even talked to a few "ugly house" folks. Learned a few things:1. You can't really fight the MLS monopoly. Anyone who tells you otherwise expects to pocket at least 10% from your mistake and likely much more.2. CAR forms are worth having. 90% is CYA nonsense but in a major transaction CYA is a good thing and you want contracts that protect BOTH sides not just the other guy.3. What you get from a sellers agent is good advice, a good photographer, and access to the MLS. They deserve to get paid for this but I am too cheap to think it is worth 25K or more.Ryan provided the same level of service as any more expensive agent while saving us at least 1%. His pricing and marketing plan was sound, the photographs great, and negotiation effective. Our only possible complaint was that things moved a little faster than we would have preferred -- Ryan is quite enthusiastic and does not waste any time getting things moving :-)

We recently worked with Ryan and Vanessa to sell our home in Santa Cruz. We couldn't be more pleased! They were professional, timely, and provided excellent service. Our house was listed and sold within a month! Their attention to detail in getting the home listed, and advertised was amazing. They were responsive and knowledgeable about the market. Plus, you get all this service for less than 1/2 the cost of a regular realtor's commission. We definitely plan to use Ryan and Vanessa again, when we purchase and/or sell our next home. Highly recommend.

5 Star Service from Ryan and Vanessa! I listed and sold a home within a month - close of escrow 30 days after the first open house! Why use the OLD model of paying up to 6 % for a local "realtor"? Ryan will work for you. Don't get fooled into thinking that you need to pay a crazy amount to sell you home. Hire Ryan ... he helped as I moved out the day before the first open house. Ryan made sure my home was secure and worked hard to help with incidental issues until the home was sold.
