“My husband and I are somewhat unique: we had no driving force to finding a home. We didn’t need a school district or to be closer to work or to leave a rental. And we had really cheap rent. This ironically made our search harder—since we weren’t willing to settle. And despite thinking prices would get better as interest rates rose, that ended up being wrong in a desirable area like Marin. So we got pickier and pickier and the search went on for 3 years. It was an on and off process, but we started looking in spring 2020 and didn’t close on a home until summer 2023. At this point I have many thoughts on what makes a desirable real estate agent in this market—especially for buyers. I think it boils down to three key characteristics:First, connections: it’s critical to have a well connected agent in the area you’re looking in. At first we thought we could look all over the Bay with an SF realtor but it quickly became clear that we needed a Marin realtor. I can’t even express how many times we saw a house in South/Central Marin and the seller’s agent was like “oh you’re working with Allie Fornesi? I love her!” That isn’t just talk. There were multiple occasions where Allie’s connections allowed us insights into BTS info and likely sale prices. A realtor can’t create budget you don’t have, but they can ensure you’re paying no more than you have to and that you have a realistic picture of what it takes to win a property. That kind of information is invaluable and we were so grateful to have Allie’s insights, whether we decided to go to a certain price or not.Second is access: specifically, access to off market opportunities. With Redfin etc. so much of buying a home is at the buyer’s fingertips. You hardly need a realtor to discover properties that hit the market. But practically everything isn’t *everything*, and with such little inventory available, it’s imperative to have an agent who has access to off market listings. This is especially true if you’re looking in Marin County (we were primarily looking in Mill Valley, Sausalito, and Larkspur). For reasons that escape me, so many quality Marin properties seem to trade off market and if you don’t have a realtor that’s tapped into these, you don’t even get to consider them. Allie is part of the Top Agents Network and through this introduced us to a number of off market opportunities—and also some just through her connections that didn't even hit TAN. We ultimately decided against the off market listings we saw, but Allie got us in the door to see and consider them and we were so grateful. There’s nothing worse than real estate fomo when you’re looking for a home.And third is having a teammate: it’s hard to understate the importance of having someone that understands your needs/wants and is able/willing to guide you effectively. Like— tell you when you’re trying to fit a square peg into a round hole, reach for something out of range, point out perks of something you may be overlooking, or spend time playing therapist when you’re agonizing over whether to put in an offer/how high etc. Allie spent numerous times over the years helping us make tough decisions and listening to us as we lost our minds. She did this even when she knew we probably weren’t going to ultimately get the house. Often she knew what would/wouldn’t work for us before even we did.The last several years as a buyer have probably been some of the toughest ever, but when we saw our house come on the market in Larkspur, we immediately knew we had to offer on it. Allie helped us through the process of making sure we got it—even while she was on vacation. It was the first and only house we offered on in Marin, and now it’s ours—despite having to compete against six other offers. We moved in yesterday, and we already know we’ll love it.FWIW, we also saw how good Allie is on the sell-side. It’s incredible what kind of ROI you can get with some relatively affordable sprucing, design tweaks, and staging, and Allie is an absolute pro so I wouldn't hesitate to work with her on the sell-side either.”
