Their waitlist process is unfair and discouraging. After about a 2 year wait, you get to the top of the waitlist. However, If Burbank is able to process someone else's application faster you are moved back to the waitlist even though you spent the time gathering and forwarding all of your tax information, pay stubs for the last six months, and meeting with the property manager. It was a very disappointing process for my daughter and granddaughter. If you reach the top of the waitlist they should only work with you. And not keep you waiting for weeks to receive a letter stating you you didn't get the apartment because they processed someone else's application faster.

I would not recommend living or renting in a Burbank Housing rental. This is a subpar property at best. I moved into a rental apartment on April 10, 2004 and have watched as this property and its management go rapidly down hill. The rules/regulations are a joke as Burbank Housing Management picks & chooses which rules they will adhere to & which tenants they will let slide as well as which tenants they will pick on. During my time here I have had to go the legal route to get things done/or repaired properly. It would seem Burbank is about keeping units full, doing the repairs/work cheaply, & line their pockets. God forbid you actually have a voice however, beware as they will put you on notice for speaking out. I have recently opened a case against Burbank Housing & it's Management for Inhabitabily, price gouging, and my right to peaceful enjoyment. In 2019 Burbank received a grant to do a rehabilitation and was displaced in another unit on site while remodeling/rehabilitation was done only to return to find subpar job. In 2004 prior to moving into my unit they hired someone to clean the unit when the carpet cleaners had left dirty water in the carpet, leaving it smelly, grose, and matted down. Some time later I requested to have the carpet stretched as there was a tripping hazard in the middle of the hallway. I was told no & had to go through Section 8 Housing Authority to get the carpet stretched. After having been here for a length of time I asked for my unit to be repainted, the painters contracted were supposed to tarp my furniture & did not. There was paint on my furniture as well as cupboards and other surfaces. In December of 2012 the hot water heater for my building which was located outside my bedroom wall exploded flooding my bedroom. Burbank was not going to replace the carpet padding nor were they going to replace any drywall. Again I had to turn to the City authorities, as many of the units in this complex had black mold and I wanted to avoid this. I have found dead worms beneath my kitchen table, banana slugs on the wall near the front door, several potato bugs on the floor around the apartment, and a gecko all inside the unit. For the past 12 years there's been a family living in the unit above me very loudly. This tenant has caused a very important picture to fall off my living room wall not once but twice (subsequently breaking), has let her company get extremely loud, let her daughter practice soccer indoors upstairs, walks like she's stomping, yelled at me multiple times, antagonize me, and has now gotten a dog that runs around and yaps; all sounding like there's another person in my unit. Burbank Housing Management has done nothing but let me know it's apartment life while today I received a notice of harassment against me for banging on the ceiling, using profanity (not directed to anyone but mere frustration), & discussing the poor job done by removing the carpet, installing prefab wood floors without beefing up any sound proofing or insulation. In my unit as well as others the flooring is coming apart as well as other cosmetic discrepancies. The list is long for cosmetic issues. I was taught to work smarter not harder, this is not the case here the workmanship is extremely lacking and Burbank is wasting money. During the past year I have had to do Burbanks job for them in calling the City of Sebastopol to get the noise ordnance per the city as well as a decibel meter to measure the sound coming from the unit above me (which at all hours has beenexceeded). To no avail nothing has been done regarding the tenant above me leaving me no choice but to contact Sonoma County Legal Aid for assistance with Burbank Housing. If I talk to any other tenants, bang on the ceiling, or send another email to management I have been notified I will receive a 60 day notice to vacate the rental unit. This is just the tip of the iceberg, the list of issues with Burbank Housing & it's Management is extreme and will be handled via the legal system. The contracte

The apartment complex manager I had to deal with when I lived in a Burbank project is the very worst one I've ever encountered anywhere in 70 years. She has two completely separate sets of rules--one for Latines and another for everyone else. A white man told me that, when I first moved in, and--knowing how inclined whites are to feel shortchanged if we're not getting MORE than everyone else--I figured he was a bit of a cracker. In four and a half years, though, I saw it over and over. She let a Latin family have five cats, when the limit is one. She yelled at me when I let a dog come in long enough to have a drink on a day in the 90's. She let a Latin family with a fenced yard (where they didn't want to clean dog p**** leave the dog to roam at will, even though he had more than once nipped young children's legs and we lived in a place where, if a child had been startled into running, they'd have run right out into heavy traffic from between parked cars. She takes community involvement as an attempted power grab, and I worked with the complex's children's projects, so (while I was working to disband ICE) she told all the other Mexican womyn that I hated Mexicans. If you're ever so desperate that you move in here, remember the rent subsidy is much different from HUD's. I spent three-fifths of my income on rent every month. Burbank gave the "market value" of my apartment as $1250/month--for a small studio with a dorm refrigerator, no oven, no a/c and terrible management. They couldn't have gotten that much for such a situation even if it had been in Sebastopol. A propos of temperature control, some great genius installed fans in each apartment--opening onto the black roof. So if it's 90 out, you can flip a switch and bring 100-120 degree air blasting in. P.S.: The manger owed a car whose horn wire was acting up, and two or three times a week for several months every hearing person in the complex would be awakened in the middle of the night by its blaring. She refused to either get it fixed or just pull the wire off its connection. She also let her barely-old-enough-to-walk son wander alone around the complex (with his sodden, poopy diaper hanging down to his knees) even though a few times a day a car will come zipping through the complex doing 40 to avoid the light at the intersection.

This place is good for affordable housing but they don't care of the condition of there apartments. Cypress ridge apartments! However my one star is because they don't care about there tenants at all. My car is in the shop and broke down Friday on memorial weekend after the office closed so I couldn't get a parking spot there was no street parking and my aunt let me borrow her car to get around with my one year old. I parked in my assigned parking spot and Monday morning my aunts car was towed by ace towing. I couldn't get it back until Tuesday and it could have cost me my job since I just started there. Not only that I tried to speak to management explaining I live in affordable housing and how I couldn't afford the $380 tow to get the car back. Not only that I spoke to Joann which is above Kira and aerial very rude. She told me how everyone is issued a visitor pass when they move in and I proceed to tell them I never received one. Aeriel tells me that she offered for more passes for other cars. How was I suppose to know they had visitor passes that don't stick to your window. Then proceeded to tell me how if that was the case I should've ask for one when a person that was "visiting me" got his car towed and then I should've ask for on on March 29 . Then described him as a Latino with a little boy it's Covid!!! I haven't had guests over except my mom and sister no males so how was that my visitor!! I don't even know anyone with a little boy!!

They are criminals that push their weight around because they can. They gave me an eviction notice based upon false premise although I had lived in hell manor for 5 year without incident. They allow others who have criminal records and jail time to stay while I have no such record. They micro manage you and take away your life if u live in their rat hole apartments. They will Throw you under a bus Kyle muelrath is a piece of garbage. Bullies. Not sharing this review.

Since I started living here my life ?? it's just better and better they helped my family a lot and you only need to follow the rules, we are so blessed to live in Burbank thanks ? a lot.

The garden apartments are nice apartments but poor management. Parking has been an issue ever since I moved in. I have complained multiple times but nothing is ever done.The manager states no visitors are allowed to park on the parking lot but they do and they even park in your carport or behind your car so you can't get out.The contract states you get one carport spot and one parking lot spot but many people that live here have four to five vehicles that they park on the parking lot which leave the people that have one vehicle parking on the street because there is no parking and a visitor is parked in your carport.If you say anything to the visitors about them parking in the parking lot or in your carport or driving fast they will either ignore you or say "what are you going to do about it". It doesn't even matter how many times you complain the situation still happens so when my kid gets hit by a car while playing basketball then we'll see what management has to say about it.
