The landlord Douglas Emmett, has known about a water leak from the roof in the north tower now for 2 years, and has done nothing to fix the problem. Water leaks down through the walls, and soaks the floor on the second floor hallway and the apartment units. I have to imagine there are mold problems in walls, under carpet, etc. I have dry-rot at the base of my floor at the trim level. Next step to check for mold, remediation, and liability.

BEWARE!! Disgusting scam of a building. Nothing has been maintained since the 60s. Rotting mold everywhere. Crimes and assaults occur in the parking garage nightly. Homeless shower and swim in the rotting paint of the pool. Toxic smell comes from the trash chutes and blows through the yard all day long. Rents are astronomical and you don’t even have a washer dryer or a decent hall which they are now fixing up to look like a dentists office hallway. Management is so incompetent and aggressively negligent!! They will not fix anything without a lawsuit. Douglas Emmett illegally evicted hundreds from Bartington Plaza and they are trying to do it at the shores before the buildings rot into the ocean!! My experience with Douglas Emmett was incredibly disappointing and concerning on multiple fronts. Not only did they unlawfully deduct money from my security deposit for cleaning and painting fees upon move-out, but their customer service was also lacking, with unresponsiveness and refusal to refund despite clear California tenant laws. Additionally, maintenance was consistently poor, with elevators frequently out of service, causing inconvenience and frustration for residents. Moreover, serious security concerns were evident within the property, with homeless individuals frequently spotted on the premises, including one incident where a homeless person was found sleeping on a resident's porch (see photo). Given these issues, I strongly advise prospective tenants to exercise caution and consider alternatives before renting from Douglas Emmett.

I lived in "The Shores" (south tower) in 1976, 1987, 1990, 1998, 2012, 2020 for 2 months on the 16th or 17th floor, but I only now found out that you can rate the facility. I would like to emphasize that there is a huge difference whether you live here permanently or only for a short time. I have never seen the homeless people mentioned in the other posts inside the complex, in the garage, by the pool. And only sporadically outside in the park. Concierge both female and male were always helpful and I always got the parking pass. No matter whether during the day or in the evening. The pool, jacuzzi and gym are very well maintained and I always enjoyed my stay there. In any case, I will happily return on my visits to the USA as it is better than a hotel. The covered houses surprised me too. Termites are controlled with gas and residents are accommodated in hotels.

You're worst nightmare. Location is literally the only thing going for this building. Management is aweful, crime ridden like the ghetto, security nearly nonexistent. Worst rental experience in my life hands down.

The Shores are great right from the start! Victoria is incredibly welcoming! She assisted me throughout the whole process, which was very helpful and was not only insightful but also attentive. The entire staff is professional and courteous. The location is iconic and picturesque. The grounds are well-kept. And I am more than pleased with my decision to move into this wonderful community!

Victoria the leasing agent is the absolute worst! My friend was super excited to lease a place there and she put down a deposit and the lease didn't mention the work that was going to be done to make it habitable. When she asked about it, Victoria yelled at her. All Victoria cares about is making her commission and she said 'maybe this place isn't for you and I can rent it to someone else right now!' even though my friend was asking the most basic of questions in the most professional way. Victoria has a reputation of alienating potential renters but this was combative. Totally unprofessional. Couldn't handle the most basic questions like will you paint the walls. Kept mentioning how it was time for her cocktails. The place was a total dump, the elevators are always broken, the noise and the homeless are disgusting but my friend was so excited to move there. Victoria thinks she can get away with abusing people bc they want to live by the ocean. It was absolutely horrible.

Exceptional Santa Monica location, steps from the beach and ocean. Steps from Main Street’s shops and diverse restaurants. Wonderful (outdoor) pool and gym on site. Well appointed secure apartments. Incredible sunsets (and sunrises). Friendly and courteous staff.

I've lived here at the shores for 12-15 years and I love The Shores. Besides all of the natural connections to the ocean, the sky and all of the greenery, the trees and the roses, the management and staff for all of these years have been professional, kind and truly exceptional. They make this a place as special as it is and I thank them all.*** UPDATE PLEASE ***Living at The Shores is great and this year was especially great because of Kelly Magill, the General Manager, who is by far one of the kindest and most stable and steady managers we have ever had at The Shores.She is exceptional.Kelly has created and maintained an extraordinary team and staff that also reflects her positive demeanor, professionalism and kindness, even in the middle of excessive storms and extreme this and that's this year, which is what inspired me to write this new and current review.I love The Shores, it is a great place to live. Thank you for reading this review.

Pros : Amazing location, dog friendly, and the maintenance staff is extremely friendly and responsive. Cons : The condition of the facilities is inexcusable for the rent they ask here. The elevators are dated and obviously need servicing and upgrades, their permits aren't even current. The pool needs resurfacing desperately along with the jacuzzi. Years past due they have finally painted the exterior, and are redoing at least the penthouse hall. Overall has a rundown feel, not much value considering the blisteringly high rents they demand. Curious if earthquake retrofit is also current...

The people here from the main office to the rental office to the security. Desk are absolutely wonderful, caring and helpful. I felt at home here in my third day; totally at home !

Seriously, you know it's a problem when it's literally in your own balcony! I woke up this morning super early and was cleaning up my apartment when I glimpsed outside and spotted a homeless man asleep on my patio. I did a double take thinking my eyes were deceiving me. Oh no they were clear as daylight. This man was asleep on my second floor balcony !!!! I can't believe this shit! After dealing with Police and having him removed I feel like What the actual F@!& is going on???? This could have had a much worst outcome and how did he climb onto my floor? The patio below me has a broken lock on the door that I requested they fix detailing my specific concerns of someone accessing my balcony and management told me that I cannot put in a work order request for another apartment. Really??? Even with these obvious safety concerns????????Its a very irking and unsettling feeling. Apartments have been broken into and a few years ago an elderly woman passed away after she her apt was broken into. Not sure exactly what happened to her. I AM NOT ABOUT TO BECOME ANOTHER STATISTIC!!!He was talking to the police and told them he thought it was a hotel and he wanted to use the WiFi to check his email. I was like then pay rent and pay WiFi MF!!!!!! Beware and be vigilant everyone! I know homelessness is a huge social and political issue, but when it is actually in your comfort zone it is something else!!!!Not to mention the dual diagnosis of mental illness and substance abuse that plagues much of the homeless population. The outcome can be very unpredictable if you confront or approach some/ most of this group as witnessed by the multiple reports of assaults and violence exhibited by these individuals. Please be careful and mindful of your surroundings!!!

This place is a joke. Wonderful location but classic greedy, cheap landlords who do the bare minimum because they know you will pay the rent. I've been locked out of my apartment 4 x over the past month because the key system doesn't work. The decor is trapped in the mid-70s (and trust me, there is nothing retro-chic about it), many of the front desk people they hire are apathetic, crime (especially in the garage) is rampant. Again, the location is great so they take great advantage of it.
