I have been with this management company for about 20 years. The last couple of years they don’t respond to their emails like they. I am being charged for a lot of expense that I wasn’t charged at the beginning of the contract. I don’t live where the property they manage and it’s hard for me to communicate with them. I am very disappointed with the service that I’m receiving.

If I could leave ZERO stars, I would! McCabe is a SHAM! I am, unfortunately still dealing with this nightmare of a company as they have hijaked our accounts of the HOA and are not only refusing to release them AFTER we fired them, but they are refusing to accept the fact that they have been fired!! They are non responsive to our emails, texts, or calls, they are RUDE, and are committing fraudulent acts by keeping our accounts HOSTAGE! RUN AWAY FROM THIS COMPANY!!! They will steal your money, they will NOT pay your vendors, they will ruin ALL of the relationships that you have with your vendors, and they will let your building deteriorate while they continue to steal your money. This company has NUMEROUS lawsuits on their hands and no doubt are using the money of other buildings to pay them off. They haven’t paid our gas and DWP for almost 6 months, they allowed our building insurance to lapse and then CANCELLED it without telling us putting our building into a vulnerable state and refused to respond to our pleading emails/calls/texts. They wouldn’t set up any meetings, they wouldn’t give the HOA access to the bank account, refused to share ANY financials with the board when requested, and their supposed portal has not been set up in MONTHS since being hired. They are not only fraudulent but also completely useless as a management company. This is not over yet. Stay tuned for an update on McCabe Property MISmanagement.

Worse managers our smaller HOA had in 30 years of the Association. Go elsewhere for your HOA and property needs.McCabe Property Management writes their own reviews, hence the high rating. I know of 5 HOA whose several homeowners wrote true reviews that are not listed. McCabe Property Managers did nothing of what they said they would for our Association and after two years of promising to reimburse the "overcharges" stole money from our accounts and vanished. They swore they had offices, which is not true and never came on sight as promised. We tried everything to work with them. They'd promise to rectify their mistake(s) but continued to create them and we'd get the bills. Our Board was embarrassed to have hired them on behalf of our Association.

I recently worked with Jonathan for the maintenance of my property in Homeland, CA , next to Sky Mesa and I got excellent service at a very reasonable price. Very professional and courteous service.

This has been a crazy start. I bought a property in early July close with no problem. I've been reaching out to McCabe for access to my property in a gated community. I can't get a code or remote to the community gate. Every time I call, they say I'm on it, and I will call you back; they also stated I gave this info to James, let me figure out what's happening. One of the customer service guys will not give me a remote for my car. He stated by it being land, and you will get a code. I need access to start my assessment and build my dream home. What is bad is the guy told me I owed August payment and told him my first mortgage wasn't due until Sept. then he said let me check again. It turns out that I didn't owe until Sept. I prefer a remote for the car as well as a code for security reasons for my wife (23500) LaVel T Joseph M. can you help

This company is a disaster. The let wtaer leak for 3 days and would not send anybody. The yell at you and tell you they are responsible for anything. Read all the 1 star nightmares.

RUN AS FAST AS YOU CAN!!! They stole a substantial amount of money from our Homeowner's Association, in addition to falsifying bills, and constant self-interest and property negligence. Do not trust them with your money or property, and save yourselves if they are currently your "managers".

These guys have managed our HOA in the LA area since Jan 2008. They are the best management company we've ever employed over the years and we are by far pleased. They have been the only management company to collect all dues and bring all homeowners who were regularly in arrears current for some time now.They handle all emergencies promptly, send full financials to the board timely, and have always taken care of our property leaving things better than they found things.The board is pleased with their services and recommends them to anyone looking for a new professional management company.

I worked with Jonathan on a property I was selling for a client. He was quick to respond, well organized and was able to answer all of my questions. I work with a lot of management companies and this was one of the best interactions I have had with a management company. Highly recommend. Also I sold in the same building previously and they were very disorganized and had limited reserves. Within a few short years Jonathan reorganize the complex and increased the reserves. I am very impressed all around!

I wish I had read some of the reviews here earlier. I would recommend continuing to look elsewhere if you're looking for a property manager. I know property management is probably a choice between "meh" and "terrible", but when your property manager is so behind on technology and service that You the owner now have to pay additional fees because of their poor communication, that's even worse than getting nothing from your property manager. This one's business model seems to be doing close to nothing, and then charging you extra because you didn't make it easy on them. They've been responsive, but the responsiveness usually comes with a "aaaahhh geez, do we really have to?" That's just not professional.

I am posting this as a public service because I would not want any other owners to go through what we have. During the time they "managed" our building, we received posted shutoff notices at least three times from LADWP, they were extremely late on other bills including our insurance payment for our entire building (which I found out only by chance), and provided us with insurance advice very insistently on a leak which was later contradicted by our own insurance professionals and an attorney we were forced to hire to clean up the mess. They also completely failed to do something they swore up and down they would during a legal mediation with an owner, which was a significant factor in having to return to mediation for a second round. They did not respond to most emails, they charged us significant sums (several thousand dollars) for their specialized labor without warning us in advance (as per our contract which requires advance approval for expenditures over $500) that we would be incurring these charges. They failed to respond to repeated requests in numerous areas, including contact information for companies which supposedly conducted expensive inspections which we never saw reports for. I imagine Jonathan and/or Joseph will chime in below to contradict this account, possibly saying the bills weren't paid because of shortfalls on our end (which happened in the last year only, long after the bulk of these issues, because our budget did not account, in part, for their many extra charges and extensive padding which I won't bore you with here.) I cannot speak to the 5-star reviews here, but I would echo Patricia C's comment about doing an extensive background check before you proceed with them.
