Terry went above and beyond during all phases of searching for a property, making an offer, closing escrow, and taking posession of the property. He surpassed my expectations of what value an agent can add to the process of buying a home. I can not recommend him highly enough.

Terry, Silvia and Jessica are the A Team! From our first meeting until closing they made sure someone was always available to answer questions or tour houses.

We had a wonderful experience using the Jessica Miller Group as our Realty team! We primarily worked with Terry but the whole team made themselves available to us as necessary. Terry knew all the ins and outs of the Southern California Real Estate Market and helped us navigate the home buying process with ease. He was able to answer all our questions and really went the extra mile to ensure everything was as it should be for our house. He explained everything from negotiations to inspections and closing, making sure we had all the facts we needed to make decisions. Words cannot begin to describe how wonderful it was to work with Terry Tseng and Jessica Miller. We were trying to buy in Los Angeles while living in the Northeast. Jessica went to several showings for us, facetiming us during each home and pointing out any issues inside, since we couldn't see it for ourselves. She was always available even with late notice and we really appreciated that! Flash forward to going under contract and Terry was our main point of contact. He is a miracle worker. We were competing against multiple cash offers and we even had a VA loan. And we won! We were also in a complex situation because the home couldn't be sold until it went through probate. Terry knew all the in's and out's of the court system and guided us through many, many issues that came up. Escrow ended up lasting several months and included countless roadblocks that are a novel in itself, but I will spare you. His ability to build rapport with the seller's agent and his real estate experience led to multiple seller concessions. The closing date kept getting pushed due to the seller and court system. It was incredibly frustrating, as we were living out of suitcases and days away from losing our mortgage rate lock but Terry worked his magic with title and we were able to close on time. We've worked with real estate agents in multiple states and by far, Terry is the best we've ever worked with. He fights for his clients, I swear is part therapist, has incredible work ethic and is very savvy. If you're looking for a realtor, don't hesitate with Terry and Jess. They are the best!

We worked with Terry and Silvia. Silvia was fantastic as helping us purchase a new home and get a huge credit on the purchase. Then Terry and Silvia jointly helped us sell our condo for way over asking price, and made the whole thing simple and easy. We are very happy we asked them to help us both buy and sell.

We had a terrible experience with this realtor, Jessica Miller. We relocated to California and contacted her to help find us a house. We started our search at the height of the pandemic last year, and it took a while to succeed as the market was highly competitive. Jessica is quite charming and very knowledgeable about creating trust in a client. For example, whenever she showed us a house (remotely, since we were on the East Coast), she always pointed out a few defects, none of which were terribly significant. For example, she pointed out a crack in the concrete or a window that was possibly left open because it did not close properly. There was a house that was an exception. For that one, a colleague suddenly appeared and proceeded to say nothing but negatives about the house, an approach I had never witnessed from a realtor. Then she brought up a house we vaguely remembered seeing, saying she was keeping in touch with the realtor in case the offer current fell through. This was presented as wonderful inside information that we were lucky to have during this competitive market. She also praised the house saying things like "it's the perfect house for you." Unfortunately, we fell for that and purchased this most imperfect house. We have put over $200,000 fixing it up. Of course we knew it needed some fixing, but we bought it on the strength of the floor plan, which was posted as part of the listing. She was well aware of that fact as we mentioned that to her several times. When we first walked in the door, we saw we had been deceived. It was one of the worst moments of my life. The floor plan was totally bogus, and I cannot explain why, but the legal square footage of the house is also wrong. We bought a much smaller house than we had wanted and that we believed we had purchased. Yes, in hindsight we should have come to California to see it in person, but there was the pandemic, and we had a floor plan, so we didn't. And sadly, we trusted someone who was completely untrustworthy. Jessica had also told us that the house fell out of escrow once, but we later found out it fell out of escrow four times. Nobody wanted the house. We outsiders were easily duped by all the unscrupulous realtors involved.
