We applied for a rental home through PURE and were told by PURE that we were accepted by the property owner and asked about a move in date (we were given only 11 days to move). We started calling moving companies and getting estimates. Two days later we were called by PURE that the home we applied for decided to only allow 1 dog and under 12 lbs. The property owner suggested we rehome our pets to be able to rent their property. I understand that these are investments and that they want to protect them, but the ad stated pets were allowed.

Please DO NOT rent from Portola Property Management (or parent company Pure Property Management) under any circumstances! This is a shady, despicable company that will try to steal your money. They withheld our security deposit in bad faith after we paid for professional carpet, windows, and whole house cleaning, and left the entire property absolutely spotless, and provided receipts. Portola provided made-up, inflated estimates from their preferred vendors. For example, $500 to replace light bulbs and "check" a garbage disposal, when we left it with more light bulbs than it came with, and a brand new working garbage disposal that they had installed. $1,015 to replace carpets, and $650 to steam clean carpets, after we had them professionally steam cleaned and left them in perfect condition. Who steam cleans carpets a second time before ripping them out? Then they added 10% for themselves on top of all these "estimates". All in all, they withheld $2,381 from our deposit, and it took them a month to give us even a portion of our deposit back, along with their spurious statement. In the mean time, we were out $6,600, plus needing to pay rent and a new security deposit at another place. It was only after we sent them a long, detailed letter with documentation and photos, along with a strongly worded letter from our lawyer threatening legal action and noting that they were in violation of California Civil Code, that we got the rest of our deposit back - 46 days after we moved out. If you are a renter considering renting from this company, please document and photograph EVERYTHING, have a lawyer in contact, and be prepared to go to small claims court, and/or lose your deposit. Also, know that the friendly person you talk to when you look at the rental will probably not be who you have to deal with when anything comes up. Their communication style is extremely formal and unhelpful, as they will only say the minimum required to avoid being sued. Read the lease in great detail. They have one preferred vendor for carpet and window cleaning whose work they guarantee (who happens to charge 75% more than their professional competitors, because they know they're locked in to these properties). If you use anyone else, no matter how professional they are or how clean they get it, Portola ABSOLUTELY will charge you for their own vendor to come and redo everything, unnecessarily. I have no doubt they share in the profit of that somehow. Seriously, RUN AWAY!

As a current renter I am pleased with them. They are friendly and professional and are quick to address any concerns I had through the years. Which was not many. Very good company to have as a renter.

PPM has always handled our property very well. Since we live 1000 miles away, it's nice to have someone local to solve any problems and keep things current.

These guys have been my manager for many years, they do all the heavy lifting, all the background checks taxes insurance emergencies landscaping…… and I get a check every month on time, and a statement to give to my bookkeeper at tax time.. I am living the dream because of these awesome women ?❤️?????

I would give PPM a 3 star rating because they have at times forgot to inform me of the status of my rental. On a couple of times, they mistakenly misbilled me. On the two aforementioned issues, they have apologized for their oversight. On at least a couple occasions, the office manager did not return calls on my concerns on at least a couple of occasions.

Portola Property Management takes advantage of elderly people! I would advise against renting from them. Especially your loved ones.My parents were tenants for 8 years and Portola never fixed anything. My father has alzheimers and tripped on the decaying wood stairs to the entrance of the house and fell and suffered a brain hemmorage. They still did not fix it and we installed hand rails and covered to prohibit tripping. I had the gardners come and the carpets cleaned the month before my mom passed away suddenly and they still deducted from their rent because the grass was over an inch high and their bids were way higher than the documents that I provided for the same companies for house cleaning and blind cleaning. It is really sad that they do not care about the well being and safety of their tenants. Mike does not respond, but the other women workers who are there are really nice and actually called to send their condolences about my mom. I am still waiting after 2 months if my dad will get the rest of his deposit back. horrible!

Rented from Portola, they were a good rental company .Zero complaints.Portola helped get into my place, that I love, early pandemic, with very little complications...in a very complicated time.Carissa, was fabulous with me and doing everything to help me get in on a timely basis, im disabled, so this was huge for me..* Thank you Carissa*So, a big shout out to her and the company!

We have rented with PPM for over 2 years and they have been great to rent from. They are very responsive with maintenance requests. The portal they utilize for rent payments and maintenance requests is easy to use. We highly recommend renting with Portola Property management!
