I had a similar experience to Stephen Benner and Rafael Martins.Upon moving in, our gate keys were not programmed and the front gate was inaccessible to us for weeks. We had to go halfway around the neighborhood every day, with the staff telling us there was a 1 day lead time to each time they reprogrammed the gate.Upon moving out they charged me $300 for painting without justification and took my entire deposit to cover that and cleaning. An agent at the leasing office told me he expected the painting costs to be <$100, but when I told him the actual charge he was very surprised. However, the agent said there was nothing he could do and Summerwood was unable to produce proof of any damage. The leasing office subsequently sent the rest of the bill to collections to harass me over < $200 of paint they say they’re entitled to without proof of damage.I’ve had multiple packages stolen from in front of my door, totaling about $500 over the course of the year. I filed police reports but obviously you’ll never get the package back.We had neighbors squatting in their apartment who were very loud and disruptive. They eventually were evicted by the sheriff after multiple months.Contractors fixed the fencing in the neighborhood and during the course of the job destroyed my garden and stole my shovel. I had to complain to the leasing office and the owner of the contractor eventually came to apologize. They offered to buy me new plants, but buying plants isn’t really the point of gardening.The lower level apartments have patios that seem nice but do not work well with strong rain. During the storm last year, my entire patio became flooded and I had to dig trenches outward so it would not pool too high and destroy my garden.The laundry room typically had machines broken or out of service and you needed to use an app to pay if you actually wanted to do laundry in a timely manner. The card reader seemed to never have connection so you’d have to add funds to the app at home, then without closing the app go to the laundry room to pay…Overall, there are just better apartment complexes. The location here is good, but the apartments are clearly old and will only get worse over time. I’m sure they will begin adding higher move out charges as renovation time comes near.

Our experience at Summerwood has been marked by a wonderful sense of community and family-friendliness, which we deeply appreciate. However, we've encountered ongoing maintenance issues during our 6 years here. There have been instances of negligence and incompetence in apartment upkeep. We've noticed water damage, incorrect appliance installations, sloppy paintwork, and even patio doors installed backward. We suspect that certain parts of the apartment may not be up to code, which raises concerns about safety and compliance. Work requests have been partially completed, and follow-up has often been lacking unless we actively pursue it. We've even found nails from carpets protruding from the floor. It appears that the hiring process for maintenance employees lacks proper vetting, leading to inconsistent service quality depending on the worker assigned to a request.Overall, our love for the community is tempered by these maintenance challenges that need attention and improvement.

We are just starting our stay at Summerwood, but I can tell you so far the leasing staff has been incredibly helpful and nice. We are moving in from out of state and the staff made it super easy to get all of our paperwork done and they answered all of my questions. Great experience so far!

Beware of these thieves they’ll steal your security deposit and send you to debt collection! I had a 1 year rental with them around 2019. They decided to keep my entire $500 security deposit with $160 going to cleaning and $60 going to paint. They would not answer my question why it was needed on a 1 year lease when the apartment was in good condition. Do you see anything needing a cleaning job or paint job below? This is from the inspection not before the paint or any work was done.The only problem that came up was two scratches in the carpet. They decided to rip up the entire carpet. From the bedroom to the living room and bill me $800 for it instead of doing a simple spot treatment for two simple spots less than an inch in length.I refused to pay that outrageous claim and tried to negotiate and now they’re sending a debt collector after me to pay it and won’t answer my calls or emails after I tried to reach out…Really low. Avoid at all costs.

I have lived in Summerwood Apartments for just over a month now. When I first arrived on move in day, the apartment was not ready for me. I felt very nervous moving in considering the physical conditions of the apartment. The cabinets weren't cleaned out, sinks were dirty, and lots of the appliances felt worn down. I gave a list of the things that needed fixing to one of the staff members at Summerwood, Jeff and he helped me right away to get everything fixed and sorted out. He made sure that my move in experience went smoothly and apologized for all the move in mishaps. During the first night of my moving in, I noticed a leak in my ceiling around 1am. I texted Jeff at 1am and he was awake and was able to get someone in the next day to help fix my ceiling. They are very quick to fix any problems that I have!! Another problem I had was with the gate controller to open the gate. When I pointed it at the gate it would not open and Jeff was able to give me a temporary controller until mine was fixed. Later again when bugs liked to come into the apartment because of the heat, again Jeff helped me get someone to spray bug replant and made sure no bugs came into my house. I was very thankful to have someone who cared about my home and I am very appreciative for him! He always double checks in on me and makes sure that everything is in order with my apartment which is very kind of him and makes it easier for someone like me to approach him with additional problems if any. Most recently, my light switch was not working and again Jeff was there again to help me! He filed a maintenance request for me and even brought a maintenance man in to explain the problem to me. Shoutout to Jeff for helping me make the move in easier!! Facility wise, the pool is a great space and I love going their with my friends! The only downside is that the pool gets tons of insects in the water which is not fun to swim with... The apartment complex is also a great size so tons of walking space and close access to things in the area like target, food places, and Westfield Mall!! The apartment size itself is super spacious (I live in the 2 bedroom, 1 bath) and it can fit everything I have and more.

My girlfriend and I moved into Summerwood Apartments three weeks ago, and we absolutely love it. Tyrone Sanders helped us and he was beyond professional, helpful, kind, and efficient. I can't say enough about Tyrone, he was great. The complex is clean, the front staff is kind, and it's in a safe neighborhood. I would recommend this place to anyone who's looking for 1 or 2 bedroom apartment.

We just moved out of this complex due to poor customer service and the property was just portly maintained. Upon moving out of complex, I found that the assistant manager Mark was overcharging us. I suggest everyone at Summerwood read your billing statements every month. Mark is one of the most unprofessional and lazy assistant managers I have ever came across. He is just a shitty human being altogether! The worst complex I have ever rented!!!!

Not worth it!! Management is never available, repairs are made after multiple requests, may take months, and are still shoddy. Community is unsafe with regular car break ins and package theft with no response from mgmt. When you finally move out, they'll try to charge you for their poor repairs. Look elsewhere!!

If you want to live in prison for more than $3000/month, hand your monthly paycheck to the greedy rich people of Greystar along with hidden costs each month and a management team that will harass you until you want to die, then Summerwood is the place for you. Let me provide a list of examples so that you can make an informed decision before you think about moving here. I've lived here for a little while so I'm sure there's a lot I'm missing. 1) Renters insurance is $300k and the apartment will purposefully mess up your application and charge you $15 extra per month without any notification.2) Water bill is shared, so with large families along with constant leaks in the pipes, the apartment will continue to charge you an insane amount for water each month without justification.3) Your water will be shut off from time to time with short notice sometimes lasting for a couple days.4) You cannot have any form of privacy fences in your patios, the apartment will be quick to slap a notice on your door if you choose to have one. You cannot have anything in your patio beyond furniture. You cannot have plans on the railings, you basically can't have anything so don't bother. 5) The air conditioning systems never work, don't even bother, they will work for 10 minutes during then start leaking through your ceiling. The apartment is aware and sent out instructions basically saying don't used them without explicitly stating it. 6) The bills get posted late and they'll slap a notice on your door saying you need to pay up. They'll post rent usually 2-3 days into the following months. 7) Packages will never get delivered to your door because of the gates. The leasing office has made it clear they don't want to deal with it, so you're pretty much out of luck with any sort of food delivery services or important deliveries. 8) Constant construction because the buildings were built in 1971. I doubt they would withstand an earthquake. The patios are falling apart and lop-sided, the paint is cheaply done. The laundry facilities are a joke, and don't have the capacity to handle any sort of normal load. Alot of times, they're broken, or you'll go to grab your clothes and the washers are malfunctioning.9) They have biannual inspections with very short notice. If you choose to be present because you don't want your pet locked up all day, then better take the day off work because inspections are never on time. They usually won't show up until almost 4 or 5 pm, but they're supposed to be there around 9. 10) There is constant vehicle break ins and package theft. 11) The landscape is dying. Close to the leasing office looks pretty, then the further out you go the worse it gets. Ponds are dry, grass is dying, there's a giant dead tree right outside our apartment right now. They even threatened to have animal services remove the Canadian geese from the grounds which is actually against the law. 12) Lots of children at this apartment running around like it's a playground at all hours of the day, so don't even bother having any windows open. Although you'll be perfectly capable of hearing them with the windows closed anyway.

The property itself is beautiful, alot of trees, water fountains, squirrels and ducks. The units are very spacious and so is their balcony/patios. But the buildings are old, the walls are thin, the floors and stairs creak with every step you take. The office staff are not as bad as alot of the reviews say. They were very understanding and helpful with my experience whenever I reached out to them. The neighbors on the other hand, you either get lucky and live around the nice ones that mind their business.. OR the ones who are nosey and find anything to complain about!For example. We live on the second floor and our downstairs neighbor confronted me about 4x in less than a year to tell me we are rough housing, wrestling and running around past midnight.. everything she said was FALSE. The floors are weak so I'm sure she hears us walking, but running.. no, I live with a handicapped person there's no was he is running. She then blames my dogs, when they are in their kennels at 10pm till the next morning when we walk them. And if that wasn't enough, she blames it on my kids.. who have bedtime at 9pm because of school. She also yelled at my kid just because my dog barked outside her patio (when she also has a little dog who barks constantly and she keeps slamming her doors when leaving her apartment) I'm not saying we are the quietest neighbors, I'm sure we've made some noises due to the walls and floors being thin, we try to be respectful and understand we are living above people, but it shouldn't be a problem if the suns still out. We feel like we are stepping around eggshells just living here with a neighbor like her. Parking, everyone gets one parking spot, meaning everyone is fighting for the open spots. We have been told you can not park your car for more than 3 days in an open spot without moving it. But if you get lucky and come home to the same open spot empty everyday and you keep taking it.. the neighbors will call and report you for parking there for more than 3days w/o moving it. (Yes, happened to me).

This is a complicated situation with two parts.The apartment of the Husteds' at 444 Saratoga Ave. No.2F, California 95050Summerwood Apartments rented to Mary Kay Husted and Bradley Jay Lefler-Husted after 140 days of being hospitalized from their previous rental caught on fire with No smoke detectors. Summerwood knew of the house fire incident...and yet rented unit 2f to the Husteds without disclosing the extremely large crack hidden under the carpet spanning both bedrooms and 3 soon to find out violated 3 County Codes. Kay Husted fell because of this crack being so large and the concrete slab foundation now angled downward towards the rear of the apartment. The rear walls are split at each corner because that wall is falling away.Summerwood Apartments was made aware of the crack. They knew of it because it had been filled two other previous times. The repairs fall through as the crack continues to expand over time.Summerwood Apartments was readying to move the Husteds to another apartment until it was reported to The City Of Santa Clara Code Enforcement. The next day the Husteds received a three day notice filled with lies of fabricated allegations of crime. THE CITY OF Santa Clara had informed Summerwood., and I believe there is collusion involved. These lies are: Stolen car, storing a stolen car,, drug use, nuisances and so forth. Not one of these allegations comes with any police action, citations or proof, except one where Kevin Husted Jr. a non tenant failed to yeild after leaving his hotel room. Not one shred of proof for anything in the complaint.Suddenly after 3 years of no complaints we have many.Suddenly Code Enforcement can't come to write up the nature of the crack because theY will not show until there is no court action.In fear of being tossed to the streets Mary Husted signed a stipulation the Husteds would move by April 12th, 2022Two months into the stipulation Kay and Brad and Kevin caught covid.Kay went to the hospital. Brad died a few weeks later at the apartment 911 was called and Kevin Husted started giving Brad Husted chest compressions to keep him alive. During this first responders arrived but could not get through the gate. The 911 operator asked Kevin to stop chest compressions and go open gate for paramedics and firemen. Kevin Husted asked a couple weeks later for The City of Santa Clara Fire Department why they had no access into the gated community. The fire department said they would investigate why Summer wood had no access at all for all 458 units...nor do they have any ADA compliance but advertise that they do. Kevin eventually became better. Kay was finally released from nursing facility May. ,2022 a month plus past the stipulation.While Kay was out of the apartmstreets.Kevin Husted continued on code enforcement to come look at this crack... Summerwood Apartments was cited by the City of Santa Clara for two violations UAC105.1 AND UAC114.1 and ordered to repair the crack or suffer 1000.00 per day penalty.Summer wood finally came in and started repairs on the crack spanning 2" wide by the whole length of two bedrooms plus..The actual crack goes under.8 plus more units. Those tenants have not been notified of the crack nor repairs

I like the location, the size of the two bedroom apartments, the new washer and dryer works very well. Pretty good pool, fitness center and small playgraund. The territory of the apartments is fenced and have a beautiful trees and flowers. Very poor maintaence servises. We settled a week ago. When we checked the apartments, we found out that one part of the oven does not work, the carpet is stained, there are holes on the walls. Cracks in the ceiling, In the shower mold. Blinds with stains of paint. They asked us to come late, because they were fixing the sink. The feeling that the previous tenants moved out yesterday. Today we turn on the air conditioner for the first time and it turned out that it is leaking. There is a huge puddle on the floor in the hallway, and there are cracks in the ceiling. This apartment could be ideal if it was care good enough and cleaned before the arrival of new tenants. Time to time we have a garbage smell in our apartment (it`is not because our garbage).I think it`s a nice place to live with children. Maybe we are just unlucky and it's just one not prepared apartmentOkay, some updates:We have ants in one of the bathroom.And today we flooded our neighbor downstairs. We just used a bathtub as people usually use it. I don’t know the reason. But since all of this I started to hate this apartments. They are just to old for using it.Some new updates. After 2 months of living. Microwave broken. Management does not to notify if they do some specific work, like today they do something on top of the roof. It’s super noisy and some random worker walking on my balcony and nobody warned me about it. Super Disrespectful.Below manager answer me that they are sorry. But they did not. I asked manager to fix problems many times, even in person, they just ignore all requests. DON'T believe any positive comments about management.

Yesterday morning our water was shut off without any notice whatsoever. Upon calling the office, they said they had to do maintenance on leaking pipes (frequent problem here) and that the water would be turned back on by 4:30pm. 4:30pm came and went and still no water.Now the office suddenly won't answer any phone calls and conveniently right before they close they send an email to people stating the water would be turned back on within 30 minutes. Then they immediately left for the day.Our water was not turned back on as promised and we continued to be without water throughout the night. Calling emergency maintenance (which they clearly states no water is a justification to call) went to voicemail and I never received a call back. They simply ignored it and let everyone in the community go without any water all night and no communication as to when it would be resolved.This situation, in a nutshell, is what you can expect when living at Summerwood Apartments. They don't care about you and treat you like you are a pest. I would highly advise anyone searching for an apartment to keep looking. This place will ultimately disappoint you - especially if you renew your lease and get hit with a rental increase of several hundred per month when it's time to renew. Then if you decide to leave, they'll nickel and dime you for everything they can to keep your deposit and send you a bill.My best advice is to take the negative reviews here very seriously - they are written for a reason. Pay special attention to the level of crime that happens here, construction, and cheap appliances breaking down all the time.TLDR - Keep looking elsewhere. This is a miserable place to live.
