I highly recommend this quaint historical B&B! We felt welcomed the minute we arrived until we left by not only the staff but the other guests. Breakfast was great, rooms were comfortable and I really enjoyed the Atmosphere and great location in happiest place in the world!

I was so pleasantly surprised with the service and atmosphere of the Heritage Inn and the historic details that have been preserved. Our hostess Georgia made our stay most enjoyable. The location and parking is central and ideal for anyone visiting the San Luis Obispo area. Highly recommend!

I highly recommend staying There it’s quite a gem it’s a beautiful Victorian home that has so much interesting history with it. They provide homemade breakfast family oriented and the owner, Georgia such a sweet, kind, hostess You can’t beat the prices I will definitely be back

Management has changed hands. The impeccable, charming cozy inn is gone. ? Privacy shades are gone, bedroom window now open to hotel/parking lot next door. Moldy shower, no cold water in bathroom sink, cobwebs on walls, nasty dirty carpet, broken dresser blocking parking space, balcony used as a storage unit, smells like cigarettes & weed, no coffee/breakfast (probably a good thing). A few folks who seem to live in some of the rooms, skanky folks in & out @ very late hours. Disappointing & SAD!

I stayed here in September 2019 and am honestly still thinking about this place as the worst hotel I've ever stayed in, so I (finally) had to write a review. I initially booked to stay here because I am very into charm and a bed-and-breakfast vibe. I remember it was very affordable which helped me decide. To start, the location is right off the highway, with fast food restaurants on the block. The bed-and-breakfast is pretty sweet looking from the outside, but the inside is really old and rundown. We stayed in a bedroom on the top floor and it was honestly gross. We found broken glass on the carpet, and the bed was extremely uncomfortable -- I could feel the springs inside the mattress, and the pillows seemed like they were fake pillows for a prop bed...flat and deflated, not for sleeping. On our last day, we also discovered vile stains on the duvet, which had clearly not been washed in a while. I think you know what I mean. On top of that, the owner made us feel uncomfortable. She came to your room at around 9 AM from what I recall and knocked on the door to wake you up for breakfast, which I think is kind of invasive. I know it's a bed-and-breakfast, but it felt more like a boarding house.I typically come to yelp to write positive reviews for businesses I want to support, but I had to leave this review to dissuade future guess from being misled.

I was extremely disappointed in this place as it looks absolutely adorable streetside! It is so cute and purple on the outside, which is what drew me and my girlfriend to it originally. We passed by it and immediately wanted to get a room after seeing how cute it was! So, we called, asked about any openings they had, and they had 2 rooms available so we asked for one of them. It all went downhill from there.Upon arriving, the door was locked. I suppose this isn't that big of a deal, but you are to call the number of the inn and ask them to open it up for you. We checked in, got our key, and immediately regretted it. This place is not just dirty, disgusting, and filthy; it also flat-out smells. Not to mention the place is just...creepy. The entire b&b just smelled grotesque. I couldn't quite place it -- maybe a combination of old, used cat litter and something rotten? The place was dirty, stacked high with old magazines and newspapers, the carpet was absolutely the most disgusting carpet I have ever seen. And it doesn't stop there! The room we got was the White Lace room, and it wasn't much cleaner than the rest of the house. The curtains were dirty, the bed was creaky, the shower was moldy, everything had obviously not been cleaned in a while. The bed covers were absolutely disgusting, like genuinely felt gross, sticky, and dirty to the touch. The room was cute, but gross. The creepy part was that the room key is the same as the front door key...so, yikes. It seemed as though there were some long-term residents there, one of whom had their door open and was coughing and hacking...ew. The guy kept talking about ghosts, which we were just not into. Not to mention the service -- the guy made a comment, and asked if me and my long-term girlfriend were sisters. We just nodded and agreed, as we're not from around there and just weren't really sure what reception of us being gay/queer would be. But what a presumptuous comment to make. So, after all this, and after we put down $200 towards this awful room, we decided that no way were we staying in this bedraggled, disgusting room. We left. We were there for no more than half on hour, and I am not exaggerating. So here's the real kicker; the owner of the b&b called us, claiming that we had left "disturbing stuff" in one of their showers. Again, we were there for no longer than 30 minutes. We didn't even use the showers. It was obviously a gimmick to get us to pay even more money for "damages." We froze our card (just in case) and didn't take their calls. Out of all the nastiness that went down at this place, this was the thing that left the worst taste in my mouth.Anyways, because this place hasn't had a review in over a year, I can only imagine that whomever stayed here has been silenced with financial threats, like claims of leaving something nasty in the shower. Either that or they have been silenced in other ways. I don't know, but I would never in a million years recommend this place. Go literally anywhere else.

Hmmm ... well this place is ok but it's in need of "better/proper mngmnt " that said the house keeping is bad. The place needs to be cleaned thoroughly . I also had a friend that stayed here and unfortunately she didn't have a cell so wen I would call the person running the B&B would never answer the phone according to him he said "that he wouldn't answer # that he didn't recognize" mind you this is a place of business so I'm sure if anything you would have to answer all calls in order to rent rooms out... it would seem to me that he was avoiding renting rooms out . I do think the place has potential but it is in need of a good deep cleaning and some one who is willing /wants to work /answer calls and run the place so that it can make money.

We stayed recently for one night in the Jasmine Room, lovely house that we read the history about very interesting. Our room was small with s full bed, which was fine. However very loud, next to on ramp. Plus banging on wall and person ( who i assume a long time renter) threw his shoes snd made an lot of noise all during the night. Timothy was a bright spot, who had such positive and charming personality. He made us omelets with fruit, very good breakfast. I joked to timothy i saw a bunch of cats statues and asked if Georgia had any cats in residence and he said she had three but very shy. I was excited to see the beautiful cats as we were packing up. I made friends with the sweet orange kitty, who followed me around and purred happily. I saw the other two but they were more shy. Bottom line cute b and b old fashion decor but very very loud.

Our stay here was a bit of a nightmare. There was a mix-up regarding the rooms; the manager demanded that we pay more than had been quoted before & was very dismissive/disrespectful thereafter. Eventually, when we paid, he refused to hand us back our change. Room was okay, but sheets were stained.

Love the Heritage Inn. My second time staying here and it's a different experience each time. Stayed in the Mountain View Room this time. Learned from a local outside the Inn that the peak we see from our Mountain View room balcony is Cerro peak, one of the 'nine sister's' ancient volcano cores. Love the garden and stream behind the Inn for my boys to explore. Gloria taught us about the butterfly plant and caterpillars. It's a place to escape your device's and enjoy history and nature.

This is my second year in a row staying here because I love it so much! It's a former family home, so each room is a bit different and decorated in a very cute way. The bathrooms are shared, but each room has a sink. Breakfasts are home-made by the wonderful women at the hotel every morning, and there is a nice terrace upstairs to get some fresh air. For the price, you really can't beat it.

Really charming historic house with a very accommodating host, Theresa. She allowed my dog to stay there and made a specially -vegan breakfast. Great location, 10 minutes walk from downtown. I will be back!
