The location and environment is nice, but be VERY careful about their cancellation policies and fee terms, as those have been a total nightmare and frankly predatory. (Looking at the comments below I’m not the only one who has experience this).I worked out of this location for a short period of time, and tried to cancel my subscription in June 2022. It is now more than a year later (!!) and I am still trying to tie up loose ends around this subscription. The subscription continues to pile on late fees as this is being sorted out and these fees have now ballooned to more than 300% of the original payments. Beware that Spaces charges the equivalent of a 216% APR!I would not recommend the subscription to anyone who thinks they may cancel it, as it’s just not worth the pain.

update: AVOID at all costs! Our lease contract needed 3/30/23. It took almost 3 months to get back our deposit due to 'errors.' Now, 7/12/23, I just got charged for another month's rent on my credit card! What? We've been out since April. I am forced to get an attorney to recover my funds since they claim it was another 'error' that they didn't charge me enough. Ridiculous and illegal.

The Spaces Team at the Santana Row office are spectacular and so welcoming! The working space is so big and bright so different than where our offices were located at previously. I have windows!! The shared workspace is always clean and clutter free, it definitely makes a huge difference, so happy that we decided to move here.

At first glance this a great office environment. However, be prepared to pay for everything once you arrive - coffee, meeting rooms, wifi (if you want a working connection). The walls are glass so there is no privacy for which you have paid exorbitant amounts. You may as well be in the communal space. Also make sure you pay weeks in advance of the month as they have a unique view on due dates. Oh, and when you move out be prepared to lose most of your deposit as its very expensive to sweep concrete floors. Its a shame as it could be such a wonderful experience so close to Santana Row and its offerings but instead Spaces (head office) make it as unpleasant as they can. Thanks for the suggestion on contact. Its been a week and still no response. I know I'm an ex-tenant and don't expect priority but this is too slow and adds to the frustration.

The receptionist (nose piercing) at 110 is somewhat unprofessional. Asks for personal ID information on behalf of a second company. Just awful.

We are a small company that is new to Spaces and Regus. We dealt with Justin Wilson from Regus regarding the CoWorking Membership and the Mailbox. He lied when saying it is a month to month contract, and when asking for month to month contracts, he did one as month to month (which is at minimum over a month due to their cancel policies), and the other was a year when I asked for month to month. There were 2 contracts because one is for Mail and other was for coworking. After confronting him and talking to his manager, they said nothing they can do and I should've read the terms and conditions (which looking it over was just a small button where you click a check mark but when opening it up is over 3 pages long. In the contract as an example where they scam people and make the contract very one sided). When talking to their online support, they said too bad, you should have read all terms and conditions. So now they are forcing to pay for services not used at all and will be charging for the next 12 months. However, in the terms and conditions, it says if they (Regus or Spaces) wish to cancel, they can cancel anytime and charge the remainder of the balance of the contract. Also, if wishing to cancel, cancellations do not take effect until 30 days from the 1st of the next month. Worse if you sign more than month to month. There are tons of great coworking companies and Virtual Mailbox companies out there. Stay far away from this company unless you wish to do business with a dishonest company that locks customers into contracts and Dishonest sales professionals and forces you to pay for services that you won't use. They care more about taking and stealing your money than helping better the business community.
