We stayed at the Inn on Grove for 5 nights. Brien, the general manager, was kind and helpful. When we arrived early, he stored our luggage, gave us recommendations for lunch spots and got out room ready early. He gave us tips for getting around town and what to see. Excellent service.
The rooms were clean and spacious. The plumbing was very noisy. Every time we flushed the toilet it made a strange and loud sound. We could hear our upstairs neighbour's walking in their room. The bed was comfotable but the pillows were awful. The hotel is more of a motel that has been updated.
The Hayes Valley neighborhood is vibrant and filled with great restaurants. These are walkable from the hotel. The Painted Ladies and Almo Square are a short walk away. The Civic center is close by and public transport is easily accessible so that you can see the sights. The major sights are bit of a distance.
I would stay again.

Great location and clean rooms. The owner was so accommodating, we cannot thank him enough. Bring your own hairdryer. So convenient with great access to a great part of San Francisco.

The good: I received amazing service from the friendly front desk agent, Biren. He went above and beyond when I arrived a bit early to make sure my room was ready, and to give great suggestions for places to grab a bite to eat while my room was being finished. My room was clean, well appointed for the price, and everything worked well. It's obvious that this property has been updated/refreshed, and the fresh bedding/linens in the room made it comfortable. You'll even find the little "extras" some of the big hotel chains provide (soap, lotion, shampoo/conditioner), curved shower rod & HOT water/adjustable showerheads.
The "know before you go": The property is more "motel" than "hotel" in appearance/value - exterior entry doors (though the locks work well, and the area is well lit/populated) directly to the parking lot. Don't let that scare you off--it's an adorable property!
If mobility challenged, ask for 1st floor as exterior stairs to the rooms would be challenging for able-bodied guests w/ luggage; there IS an elevator but it is more like an old school "lift" (small, pull door to access, but it does work well) and there are still steps along the walkways.
Definitely recommend the Inn on Grove!

We stayed there as a family of four, for three nights, and it was such a pleasant stay. The room was super clean, the beds were very comfy. The staff were super kind and helpful, specially the receptionist, he always found the way to help us and always with a big smile. The room has a microwave and a fridge available. It's very close to a bus stop and a walkable distance from the painted ladies. It has free parking available which is great in San Francisco. We felt very safe walking around the hotel. We surely would stay there again!!! I really recommend this place!!!
Rooms: The room was super clean, and they cleaned ours every day of our stay, we slept great, you will have a fridge and a microwave in your room, which we found very useful.
Nearby activities: You will find yourself in a walkable distance to the painted ladies, the city hall and places where you can eat, and it's very close to all the touristic places of the city.
Safety: We felt super safe walking around the hotel, and i would really recommend it if you go with your family.
Walkability: You can walk freely around the hotel and im sure you will feel safe, it has bus stops in a walkable distance.

Quiet but fun and very convenient neighborhood, lots of restaurant or cafe options within a few blocks. Big plus for us was Trader Joe’s and nice laundromat are right around the corner. The room is not the biggest but enough for 2 people comfortably stay, nice and firm bed, the walls in the room were pretty solid and didn’t hear much of neighbors. Also people were friendly ! We will come back ! No hair dryer so we bought one at Walgreen. Thank you Brien !

We stayed at the Inn on Grove for 1 night - it was ok, but another night would not have been an option for us. This is mainly due to the extremely bad and stuffy air in the room. Otherwise the motel is ok: service was nice, rooms are small and clean. If you're used to classic motels, you probably won't be surprised here. Plus points are the free parking and the location. The environment is really nice and feels safe. We probably wouldn't come back anyway.

If you are looking for a good no frills budget friendly family motel. This is a great option. The rooms are all recently renovated so they are clean and don't have any of that old musty motel smell. The room had a mini fridge ( 1.6 cu) and a small microwave. Parking is very limited, I think there is like 12 spots for about 30 rooms. Which I think is why parking was free. We parked at check in and used the bus for our stay. Bus stop 21 is practically outside the motel. It will drop you off near market and civic center. From there you can get to just about all of SFs muni options. There is a resonobly priced (for SF anyway) burger joint on premises. I ate there a couple of times and the burgers were good.
Rooms: Included a small 1.6 cuf fridge a d microwave.
Walkability: You are a few blocks away from civic center and just about all of Muni options.

Stayed at the Inn on Grove for 4 nights with my wife. Friendly check in. Clean rooms. Daily cleaning. Quiet and safe environment. Eating, shopping, breakfast and MUNI are nearby. Free parking unique in San Francisco. Price / offer: Very good. Highly recommended.

Check in was fast and the front desk was friendly. Parking was limited but that’s normal. Room was clean but very minimal, it did include a microwave and fridge.
We could hear pipes above our room anytime someone ran the sink, shower, or flushed a toilet, like a high pitched squeal, but our noise machine cancelled it out.
The room was very stuffy as well and the windows were screwed shut. The AC did work but the room captures humidity.
I’d stay here again but hope for a room that breathes better.
Walkability: Everything is nearby.
