Posting as an experienced buyer/seller who was a buyer on a property where Paul Barbagelata was the seller's agent: I have never seen the lack of urgency and level of sloppiness as I have in dealing with Paul. First of all, after bidding above asking on a property that received no other bids, Paul's client RAISED THE PRICE. That's unethical in my opinion, but we wanted the place. We had to manually correct typos all throughout the disclosure documents. On the THIRD day of our ten day close and no action taken Paul asked our agent, "Do we have a ten day close or 14-day?" [He had signed it.] Next, we discovered Paul failed to clear (with a legal instrument and not just a hand-wave) back unpaid fees for an easement on the property before putting it on the market, delaying the close and forcing our team to do his due diligence. During the walk-through when no one could find a switch to operate an outdoor string of lights, Paul's colleague tried to tell us they were battery operated because she didn't want to help look. [Paul never showed up.] The water was inexplicably turned off the day before closing, delaying the close once again. Paul's colleagues said the City had turned it off and was denying they had turned it off. Every word from Paul's side of the transaction was some kind of nonsense framing so someone on his team could get away with doing absolutely nothing.We understand every sale has its issues, but on this one there was nothing that wasn't made worse by Paul's lack of attention to detail. Of course, one can only speculate as to what Paul was telling his client about what was going on. My advice to home sellers is if you want a lazy, disconnected, mistake-prone realtor with questionable ethics who's going to alienate your buyer and blow your close date Paul Barbagelata is the agent for you.

I guess as a management company for the land owner perhaps they are good. There were a lot of miscommunications, ignored work orders, general vibe of not caring when they managed my building. Perhaps it's the owners values being passed on to us but it was a lot of feeling like just take it cause this is the reality. The upside is it made us seek home ownership much faster and thank god we did.

Paul and his team were fantastic to work with. We used Tiffany Pavon in his office to sell our house in the East Bay. Tiffany got us the price we were hoping for, was always available for questions and to help with vendors, and was just all around great. We used Paul when buying our next place in the city. He and his team were responsive, had a deep knowledge of the market, and were always quick to take a look at a listing or offer advice. With Paul's guidance we were able to purchase a condo in our first choice of neighborhood and with our first offer. We would highly recommend working with anyone on the BarbCo team, best in the Bay Area!
