Financial rape!! This apartment complex is about 20 years old and in constant repair. The closest elevator to our apt was not working 12 of the 15 months we lived there and when I i talked to the office they told me it wasn't in the budget. Either was the price they charged for rent but I still payed every month. My car constantly got flooded in my designated parking spot when it rained, but when i talked to the office about changing spots, always a brush off. The worst was the homeless problem and stealing issues. There allow about 30% of residence to be sec 8 so your neighbors are ghetto and steal your Hello Fresh;s or you find homeless sleeping in the stairwells, since the elevators are broken. Stay aware you have been warned!

This is my second review of this place in order to reiterate how terrible of an experience living here has been. The safety issues are out of control. There are people openly doing heroin and other drugs in the stairwells. Last night, three individuals left their dirty needles in the stairwell along with all of their other trash, band aides, rubber gloves, etc. Management has been told time and time again by myself and many other residents that they need to make changes to the security of this place, and yet they do nothing. They hired a new security firm that is pretty solid, but they aren't armed and they only have 2 or so people walking around a massive complex. There aren't security cameras anywhere so criminals feel emboldened. If you care about the safety of your family I would strongly encourage you to move to a different complex away from the trolley station, and away from the river. This place isn't worth even a fraction of what they charge.

I have lived here for going on 3 years. No complaints as i just re signed my lease this last march. I love how you are central to everything in San Diego, as well as being very close to the freeway and lots of shopping (target, home goods, trader joes) my most favorite thing about promenade would be our landlord Shannon. She is very responsive, kind and accommodating. She has made my 3 years living here enjoyable which is very important living somewhere. The landlord usually makes or breaks your living situation but SHANNON IS 10/10 hands down one of the best landlords in san diego! thank you Promenade!

# electric car ... only 4 plugs in all of the buildings .... Only 2 work and residents are not very mindful of sharing. I have only been able to charge my car a handful of times in the 6 months I have lived here. Also the building is losing money not repairing the electric charging plugs that are not working. I've sent multiple emails. Still not repaired? # pools are great and we're really warm in the beginning. The heater turned off for months now. The pool is freezing COLD The hot tub and pool at bulging 5 badly need to be resurfaced. The concrete is breaking off and sharp edges are dangerous. # Loud loud neighbors !!! I really wish I had chosen the top floor. It's so loud above me. My neighbors blast their TV and sounds like they are in a full blown wrestling match every night starting at 8 pm. I have a kiddo as well. Tough on our sleeping schedule. # the repairs guys for my apartment have been Amazing! I love the staff here. Everyone is very responsive and helpful. The leasing off was a very pleasant experience. Shout out to Kim ! Overall ... I really want a quiet home with a Warm pool and charging station that works! I think I choose the wrong location honestly. If I was a young partier who had different life goals... maybe this would be a better spot. Lucas pizza is great. The dentist office is so convenient. Love the community events and the mingle/gane room.

I assure you, Lily, that I lived there in building 4. Yelp doesn't reflect my married name that's on the lease. I clearly don't have any questions and I've already connected with resident services on multiple occasions. Thanks for your response and hope you continue to improve the living experience for others.

This is what I didn't like about it- the unhoused loitering zombies they are always bothering someone and screaming obscenities. Otherwise it would be 5 star. There's a 24 hour gym 2 pools and jacuzzi party room convenient shops that's what I like about ti.

So I had an issue with my shower where the knob went loose and couldn't shut the water from running. Thankfully Resident Services was still available at 5:30 and was able to get someone one over ASAP, not even 10 min when by when I already had someone at my door to help fix it. Also want to shout out Marco for doing an excellent job and was able to fix the problem in less then 5min. Overall great turn around and quick response.

After our personal kitchen faucet failed after 17 years, we called for maintenance to install a new faucet from the Promenade. Marco from maintenance came, inspected the situation and then went to acquire the right faucet. He was clean, thorough and really made an effort to remove the old system. Kudos to Marco and bravo to the Promenade for their continued resident services from which we have benefitted over our 17 years of living here. Kinda like this place.

As a Yelp Elite that I have seen many places and the many new places with the many places that have the great advancements and the new constructions which makes the man y new apartments and the way the attract people to the purchase and the rental of the many levels which can be from one bedroom to the three bedrooms. With the many that have grand designs and those that have the looks of the resorts that are from south of the border many places use facial and the decorations to attract many buyers and renters. The location that has been the area where the Promenade has been at and the majestic grounds that has been dedicated for the public and the many that come to rent the property the many paces that were there for restaurants and the many businesses. What I had seen in the many levels the many areas of the construction and the indoor swimming pool which has the sheltered feel from the outside world yet the outside feel of the condos and the many apartments. The Prominade has been one place that has the majestic feel of the Mexican haciendas and the combinations of the many areas of the many resort condos of the Las Vegas strips many resort condos and casino hotels. The spacious grounds outside and the fountain outside creates the much larger picture of a more resort feel and the feel of the Italian promenade. Yet when you have a housing area that is over so high and the many levels having the open condo and the Mexican style wood design of the outside levels. The location and the connection to the trolley you have access to the green line that takes you further down towards the areas of Fashion Valley and the shopping center of Mission Valley. The Prominade has been one place that many sports players and special people that have taken residence and the many Hollywood stars and the many well-known Hollywood directors. As a Yelp Elite Reviewer and the many reviews of the many locations could be some of the best that were of the historical and the many that had been built yet this one place was the showcase and the estate of the valley that you could see for many miles.

I loved living here for a couple years. It's nice to have a lot of indoor/outdoor access, every apartment has a patio/balcony and it's very walkable right next to the river. The bar was a great place to go if I was too lazy to go out. The convenience store had basic needs typical to a convenience store. The Italian restaurant/market is pretty decent and the menu even has yummy calamari!! My favorite vendor here is the coffee shop, they have sandwiches, pastries and even Vietnamese coffee. The amenities such as the gym is sufficient enough for those who enjoy gym life. I even hosted a party at the "clubhouse" and it's pretty spacious. My one qualm is move out. There's no point in cleaning your apartment afterward. They charge for professional cleaning and power washing your patio. Just move your stuff out & make sure you have minimal holes in your walls.. other than that, don't bother cleaning the floors, bathrooms or sinks -- they told me it was useless that I hired a cleaning lady to do a terminal cleaning. Apparently if you have a little detergent in your washer that the whole unit is cleaned by them anyways. So great place to live, but just don't clean at move out.
