My small Property Management company sold their business to PURE. After half a year of dealing with them, I decided to cancel my contract with them and look for a new management company. PURE is slow in responding and did not do a good job communicating during and after a water leak issue in the bathroom that required a $5k repair.

I moved our account to Pure on January 1st. I had been impressed by their certification level with NARPM. Before hiring them, I told them that I expected their monthly statements to be accurate and not require me to point out discrepancies. But I've encountered discrepancies. The biggest issue I've found is Pure decided to offer my existing tenant a discount of almost $200 p/month without asking permission. They stated they could not come up with an explanation on why they did this. I brought this up in March and thought they agreed to not charge the monthly mgmt fee until we were "made whole" from this mistake. They waived one month's fees and then resumed charging the fee. I've emailed and called several times in the past few months but Amanda, Tyler, and Bryan have not responded. It is very difficult to find a point person within this group that will take responsibility for resolving an issue.

The most helpful person with this office is Staci, and from understanding she isn't even one of the property managers. It feels as though this office is disregarding all of our concerns and needs major improvements to their internal and external communication practices and policies. How are your property managers "on a call" every single time we call to speak with one of them, even right after they have send us an email? Several things were marked as completed by the office, even tho they weren't. We asked for a copy of the HOA key because we were unable to access the gym and pool we were paying for, we were told that we already have the HOA key and that we would have to pay for a copy (even though we didn't have said key because they have it confused with the gate key to enter the complex). We asked for a second copy of the gate key to enter the complex because it is a 3 bedroom unit and we only have 1 of those keys. Instead of bring a copy of the key we sent a photograph of, we received a copy of a completely different for our patio, which we didn't ask for or need. After speaking with the HOA office, we were informed that each of our units are supposed to receive 2 copies of the gate key to enter the complex, and 1 copy of the key to access the amenities (I.e., pool and gym). Why is this office continually disregarding our concerns and requests for keys to access the unit and amenities we are paying for?

I have been trying to view one of their homes that is listed as ready to move in. Every method of contacting results in automated responses. Is this the service I will receive as a renter when there is an issue or emergency? Good luck finding renters with this completely impersonal approach. I wouldn't want them to manage my property either.

TO ALL MILITARY AND VETERANS: DO NOT RENT FROM THIS PURE PROPERY MANAGEMENT, they are MISLEADING AND DECEPTIVE. I am a US ARMY 100% Service-Connected Disable Veteran that applied and was denied even after meeting their criteria for proof of income with the help of VA (Veterans Affairs). My combined household income meets and exceeds the requirement of $10,800. My credit meets their required FICO, I have a good rental history. I have a family of 4, wife and 2 daughters who are traumatized by their misleading and deceptive communication. We are working with the VA to help us secure housing as most military and veteran families do when in transition. We spoke with Al Joaquino (leasing agent) at 10:44 this morning on a 20-minute phone conference with our VA Housing Program Rep addressing their issue. Phone Call Summary VA Program Rep asked Al, do they (PURE PROPERTY MANAGEMENT) want to help veterans? Al responded, YES, we want to help all our veterans. They want to see my family get this house. The was UNTRUE. "MISLEADING" VA Program Rep said resources are in place to help our veterans with housing. AL said he would have to speak with his supervisor ( Elizabeth Hall) and call us back. This was UNTRUE. "DECEPTIVE" THEY DID NOT CALL PHONE US BACK. Instead, we received a canned email at 1:02 saying they DO NOT want to help veterans in simple words. As VETERANS, we are good enough to die for our country's freedoms but not good enough to be housed by PURE PROPERTY MANAGEMENT. 1. They want to help veterans secure housing: LIE 2. They want my family to get this house.: LIE 3. They would call us back after the speak with their supervisor: LIE 4. They are committed to their word: LIE FACT: THEY DO NOT CARE ABOUT THE MILITRAY OR ITS VETERANS

We tried for several weeks to schedule a viewing of a property in Menifee and received zero communication. It was only after Zillow requested to know if we received any contact, we said no, and suddenly -- as if by magic! -- we were scheduled a viewing for June 18th, 2024. On the DAY OF the viewing, we received a personal phone call from "Tina" literally confirming the appointment time. We took time to discuss, plan, and then wasted gas, money, & more time to come down and make the appointment. Instead of calling us in the car (as she had just done earlier in the day to reiterate our appointment time), she/they instead elected to simply text a cancellation notice while we were unable to read any texts. We were using navigation to guide us so we walked to the correct house, and then we saw it had already been rented out. A fact they were apparently unable to call about despite having called us just a few hours prior. Taking all of that into account, I would guess they were either 90-100% certain they had already finished a rental agreement, but the lack of communication per Zillow would look bad, so they knowingly wasted our time so they could say "no, look we DID communicate with them!" You may also wish to note that all of the good reviews for this place are super short with next to nothing of substance, while the negative reviews have in-depth grievances that should give anyone pause.

From the moment I submitted my application, they demonstrated a level of professionalism and efficiency that is truly unmatched. The team at Pure Property Management went above and beyond to ensure that my application was processed quickly. The team was incredibly responsive and kept me updated every step of the way. Even when there were some hiccups with my application due to my husband being deployed, they worked tirelessly to resolve them and ultimately got my approval through. I cannot recommend Pure Property Management highly enough for their outstanding commitment to their clients.

We were right on time to find a place to live, we stumbled across a place we liked and Pure property management made it easy all along the way. We worked with a gentleman name AL. He was accommodating, very communicative, and a pleasure to work with. BETH also had us able to move in as soon as same day of approval. This guys move fast and do it with a smile on there face. They make you feel like good people. Not just another phone call across there desk. 5stars Thank You AL
