BEST EXPERIENCE! 5 Stars! Joseph was nothing less than Amazing. We hired him to help us get our rental property prepped and rented. He worked tirelessly to get the improvements made that we needed in order to get the property rented for the maximum amount. His contractors were very trustworthy and reasonable. We were very impressed with his attention to detail, great communication and ability to get things done quickly and efficiently. I would highly recommend Joseph to anyone who is looking for someone to manage their rental property or to get your place listed.

Very unprofessional conduct by Joseph Horsley and John Renne of Beach City Real Estate. I wouldn't trust these two at all. They were very dishonest in their dealings with me and my husband. We wanted to change the condo we were leasing because we weren't happy with the noise situation living on a second floor, as well as smoke coming into our unit from a smoker below because there was no insulation in the building. When we tried to contact John Renne to help us find another condo in the same complex, he refused to return our phone calls. What real estate agent doesn't return phone calls? We couldn't figure out why until we realized (because of Joseph Horsley's own stupidity) that Renne and Horsley were working together and Horsley wouldn't allow Renne to help us. Wanted to keep us in the condo he rented to us. Our concerns be damned. He could care less. Did I mention we were perfect tenants? We were. I'm certain these characters actually think they got away without us ever knowing what they did, but they didn't get away with it. They're a dishonest pair, with only themselves in mind. I would stay clear of Beach Cities Real Estate at any cost. Very unprofessional. Very dishonest. Obviously Ashley M did not have a good experience either. If you want professional help with your real estate needs, DO NOT call Beach Cities Real Estate. You've been warned. A 0 rating is in order here.

This is a review for Yvonne Styhr who was our agent when we moved to southern California. She did a great job from start to finish. At the beginning she was able to meet with us on short notice (1 day) when we arrived in Irvine needing to find a place in a few days. She got us a handful of viewings the very next day and was dedicated in following up to get us viewings on the other properties we wanted to see. When we finally selected a place she came with us for the review and was our champion in getting the little details fixed. Yvonne is personable and hard working which is a great combination in an agent. We would definitely use her again and recommend her to friends.

Living in San Clemente for 30 years I feel very blessed. Driving back and forth to work and around townI get to enjoy the most beautiful ocean & sunset views! Our downtown reminds me of Mayberry ( aging myself ) but there is always a friendly person to say hello or a bench to rest and enjoy the activities. I have known Sam over 10 years and I have multiple transactions with him. Sam has sold my San Clemente home last month in one day for a full price before my beautiful flyers even got printed out. My Wife and I spent a year and a half looking for the right home in San Clemente and with Sam Smith's patience and help, we found it. Sam helped us identify the type of home over the time span and hung in there with us in spite of the prolonged process.We always felt at ease with Sam. He never tried to sway us or push us in any direction. Once we finally narrowed down our criteria, Sam guided us through several searches until we found the right home. We were from the San Francisco Bay Area, which made looking at home a challenge, for us and for Sam. Sam made himself available for home tours according to our travel schedule.Our first loan officer had some difficulties with the process and we let Sam know our situation as it grew critical. Sam guided us to the right people who helped guide us through the processes.From the beginning of the process through our move-in, Sam has been available for anything we've needed. I was the buyer in a transaction and Michael Franco with Beach Cities Real Estate, was the Seller's agent. I have to say as a first time home buyer, the experience we had with Mr. Franco has completely made me fear ever buying a house again. If there was an option for zero stars, I would have used it. This agent was unprofessional, to say the least. We ended up dealing with the sellers of the home directly because their agent refused to do his job, which is unheard of in most real estate transactions. Further, when I was able to get ahold of Mr. Franco, he literally yelled at me and advised me that "we were not his only client or his only deal." Well yes, thank you, I was fully aware of that and was trying to get basic information from him. He would constantly yell at our agent and tell her to F*** off and never call him again and that she was only allowed to speak with his transaction coordinator, who was unresponsive as well. We finally took possession of the property yesterday after bending over backwards for the sellers of the home and the place was left in a disgusting state. The sellers had an unpotty trained puppy in the home for the last week or so and the carpet was ruined, yet another expense we are now responsible for because their agent did not take care of things. Steer clear of Michael Franco. I cannot speak for other agents at Beach Cities Real Estate, but Michael Franco should be fired as no one should have to put up with his antics.

We signed with Sam to list our San Clemente house after spending six months on the market with another local agent/broker without a single offer. After the first agent suggested we lower the price $100k we decide to make the change to Sam. He advised us to keep or raise the price slightly and bring in a designer to stage the house. We followed his advice and received an offer within 90 days that resulted in a sale. Sam brought us a serious qualified buyer which resulted in the sale.We are happy to recommend Sam to anyone interested in listing or buying real estate. Sam Smith was the agent helping me get my house sold. We had allot of setbacks with buyers and he didn't let that stop him from going out of his way to get the job done. His work ethic is incredible and I would recommend him to anyone. I could not have done this without him, he was always available to me, answered all my questions and went over and beyond. I have worked with Joseph Horsely at Beach Cities Real Estate, on two different occassions. First I went to him for help with leasing a residential property. He thoroughly explained the process and steps involved, and went out of his way to answer any questions and make sure the transaction was easy as possible. I then hired Joseph to sell my ocean view home in San Clemente. I was a somewhat high-maintenance client, admittedly, but he was attentive, tenacious, thorough, very professional and "on the ball" every step of the way. Joseph went above and beyond for me in both transactions, and I would recommend him, and the Beach Cities Real Estate team.

My wife and I recently bought a house by using Beach Cities real estate. We were very happy using Scott Bingham. We came across Scott randomly online. He was very thorough throughout the whole process and made purchasing our first house a wonderful and easy experience. Scott is not too pushy but very responsible and gets everything done that is asked and required. We were impressed with how easy the paperwork process was because of Scott. We gave him a street in Ladera Ranch that we were interested in buying and he found a couple of houses in the area and we purchased a home on the street we wanted to buy at the price we wanted to buy it at. I highly recommend Scott and Beach Cities Real Estate to anyone that asks. In the difficult market that is today, Scott made the process simple and easy.

My husband and I just purchased a home using Scott Bingham at BCRE. He really did a phenomenal job. I rarely chim in on here, but I felt it was necessary this time. Not only did he get us a great deal on the home, but he pressed to make sure we closed escrow on time and made sure the seller repaired the broken spa in the backyard. Whenever I needed anything or had a question he would reply back instantly. I will not hesitate to ask for his help again!!
