Nice place for me and my kids. School is walking distance for them. And the University is a few minutes away so that I can easily attend night classes. Quick access to freeway which helps with my day job commute. No dog park here but I just take my dog on a walk in the neighborhood. Neighborhood is much quieter compared to what the reviews say.

If you're thinking about applying here, STAY AWAY! The nicer looking apartments with nice screen doors are the only ones by the leasing office. If you walk around all the apartment buildings, you'll see the difference in what I'm talking about. My previous roommate made multiple complaints about changing our screen door because it was so difficult to open and it didn't lock. Maintenance came out and DID NOT replace it but only made the hole on the side door a bit bigger, which didn't make any sense because the screen door was still difficult to open. God forbid if a fire had broke out in our apartment and the screen door wouldn't open, their asses would've been sued the f*** out and I would've personally paid them a visit in their homes in the middle of the night. There are also roaches, people not picking up after pets, ghetto neighbors upstairs being hella loud at 3am in the morning and management won't do anything about it, residents constantly breaking washer/dryer, and homeless people sleeping in the washer/dryer room and telling you to get out, and residents having family members park behind them in the parking lot which blocks other cars from going in and out of their parking spot. They upped their rent to $1460 a month, plus utilities, plus renters insurance, and with all that added rent was going to be close to $1600 a month. NAH! No community gates, no gym, poor parking lot, no access to pool even though there's a pool, and lastly no patio/balcony! You're telling me you want close to $1600 a month and you don't even have a simple patio/balcony? We're good. So glad we moved out because I learned of the hidden camera in the smoke detector a month after putting in our 30 days notice.

there are roaches ever where. They just paint over dirt and mold they don't rebuild or you can say they are not renovated. Also they raise the rent every 1 yea knowing this s*#^% is in projects. And your car will get broken into or at least touched.

This location IS OPEN! DO NOT LIVE HERE!!Google "VivLeo Apartments hidden camera" for all you need to know. I lived here for 5.5 years and have both good and bad things to say but this recent incident is NOT OK. At this point, even if I did have a decent experience here, I would never ever recommend somewhere that isn't even responding to the news about the crime on their property. Did other residents even get notified of the incident? There was also a homicide about a year ago, or earlier this year.. Teenage kid right outside of building 9130.. Very very heartbreaking and clearly unsafe.

I considered moving here until I heard and saw on the news they Had fake smoke detectors in the apartments with actual hidden cameras in there that recorded personal events unbeknownst to me. That gave me an extremely creepy feeling as a invasion of privac

Absolutely the worst apartment complex. Management completely sucks and are out of control and rude. Maintence goes in and on without answering/fixing and when you walk down there to talk to them they blow you off. Office staff is rude. Only move here if you like the ghetto/don't have good credit and want nothing but problems move here. But for any reasonable reason stay away!

Apartments by ConAm. What a con it is to stay here. I've been in the military. I've moved around a lot. I've said in just about every type of housing you can think about. I'd rather sleep in the mud with parasites biting me and mosquitoes eating away my skin than stay here. Where to start? First of all, there is clear favoritism being played from management. There's some horrible people living here. Clear harassment. There's kids running/playing around in the parking lot causing damages to cars. My car got towed for absolutely no reason and without any warning. I tried talking to the lady at the front and she literally just laughed it up and told me to take it up with the tow yard. She also stated she left a notice on my car. However, I have my own personal camera pointed directly onto my car. It caught the children doing damages with a bike and balls. A quoted $13,000 worth of paint and body damage. But no notice. Ever. At all. I keep a clean apartment. When I say clean, think US Army Drill Instructor up your a** while you clean, clean. Yet the water smells so bad that I have to use 2 filtration systems just to make it drinkable. Then come the cockroaches. Seriously?! What gives?! Also, kiss the deposit goodbye. They paint the inside of the tub, kitchen sink and it's that latex stuff. So over time, it peels off randomly. Plus just set up to make it so you can't get your money back. Then the gunshots, homeless, piece of s*** people and overall just bad area. But that's not their fault. Can't really change your surroundings. The homeless don't really ever bug anyone unless you bug them. Gunshots and police sirens suck. Especially since they're every night. But this is watt Avenue and folsom blvd. What do you expect? Parking is an absolute joke. Seriously. Pulling out of the building it's a blind corner and people speed around it and other times there people parked in the middle of the road. I've almost been in 4 accidents just on that corner. Also trying to get ahold of anyone, good luck. The rent here is crazy for location and well how shitty it is. There's so much more I could say but I'm gonna wrap it up. Overall, This apartment complex is like that hot blonde at the bar. Looks good on the outside. But twisted and dead on the inside. Don't live here. There's better out there. For cheaper. Seriously.

DONT LIVE HERE IF YOU WANT , GUN SHOTS , murders , homeless people digging in your trash , negligent owners who do nothing but don't answer the phone or fix any of your maintance problems. One time there was leak from my tub to someone else's bathroom downstairs and they had told me I wasn't putting my plastic shower curtain in the shower and that's why there's a leak??? Do you think I'm stupid and have no common sense and let the plastic that is supposed to go inside the tub hangout outside the tub while I shower every time ? IDIOTS WORK HERE. ROACHES ROACHES ROACHES . Don't think you're getting your deposit back either , they can give you an apartment that has black floors and rat s*** in it but when it's time for your deposit to come back charge you a 195 cleaning fee???? For what?? And then try to justify the service fee because of the pandemic ... what did a cleaning crew charge you 195 dollars to spray fuckin arisole ?? WORTHLESS PIECES OF S**** Christian is the owner of north coast United and f****** sucks , does nothing for her tenants and actually tries to show off when she's put in the spotlight for being wrong . DO NOT RECOMMEND.

Don't move here. I promise you, you can do better for the price.. Even just pay an extra $100 or so for a slight upgrade.. Luckily I still pay under $1100, but it's not worth the cheap rent. You absolutely get what you pay for. It's not closed, I currently live here and am actively looking for a new home. The last couple years, things have really gone down hill. We have had homeless encampments behind the complex multiple times.. A fire was recently started by the homeless living behind the building resulting in a quick evacuation, luckily it was put out. Roaches own the parking lot at night.. Be prepared for them to find their way inside. Sooo many spiders due to lack of maintenance around walkways.. The amount of thick spider webs up and down the stairs leading to my upstairs unit is disgusting.. I shouldn't be responsible for cleaning the outside grounds of pests. The paint in my bathtub and sink has been peeling since I moved in. The work request I put in was kind of brushed to the side.. I didn't bother asking them to replace or upgrade it because I figured they'd raise rent. The street Tuolumne Dr itself is pretty depressing.. The houses across the street are mostly occupied by people who don't care.. Trash on the street.. Cars speeding by.. Unsupervised kids that don't get disciplined when running rampant.. & icing on the cake, a teenager was murdered on the sidewalk recently, literally right in front of the complex. Google it. I really hate leaving this review because I moved here in 2015 and was soooo thankful.. Management always changes which unfortunately means real issues never get addressed because they don't even have time to learn about them.. All they do is renovate the exterior so it looks good for future tenants. No hard feelings to the current management.. I really don't know what it will take to properly turn this place around.

So don't believe these photos first of all ...photoshop is one hell of a tool ( they do NOT look this nice at all) but that's not the issue with this not only are they way OVERPRICED but management here is sucks majorly. They don't do ANYTHING at all if there tenants are being harassed by other crazy tenants. I literally seen a crazy older women ( tenant ) walking around the complex over the weekend (while I was visiting family)with a machete behind her back walking up to other tenants doors harassing them. And I've been told by many other people who live here that complaints have been filed against this women and yet the office does not do anything about this problem . it really concerns me for the safety of my family who resides here. There is a certain code of ethics every agent and/or property management should follow and the safety of your tenants should be first priority. I wouldn't let my kids play outside with the type of people they let live here. Very unsafe !! To the manager crime may have no zip code but your apartment complex does and the crazy's you let reside there after being told about them several times and your ethics towards the safety of your tenants concerns me .

These apartments have the worst management team. Incompetence all around. The receptionist hardly knows anything about what she is doing and when I have questions she will say she has to get back to be or has to speak to the manager. I've had so many issues just trying to deal with them it's frustrating. They have fees so almost everything and they get sprung on us without notice. The apartments on the inside are not terrible, however there would be improvements. When I moved in there was damages to the cabinets and the molding. I hate the wall AC because it does not help at all during the summer. To shorten it, they are not worth the price. We pay $1200 for a 2 bedroom one bath and I know there is better places for a better price. The neighborhood is bad. The police are there almost everyday. I can hear the top neighbors throughout the day and at night it's hard to concentrate with so much noise. The only reason I've stayed is because my lease ended at an inconvenient time so I had to renew, but once my lease is over I will never look back at these apartments.

This is probably the worst f****** apartment complex ever!!! They always change management and add new policies without even notifying you. Don't move in our you'll regret it the minute you move in! Apartments have roaches and everything breaks at the apartments. So not worth the price! You can find way better apartment complex than this piece oh s*** complex

Well, another lovely day here at Vivleo apartments - Office broken into it's the 3rd time, I am told. You'd think they'd do something about the glass door, like change it, or even put cameras up, but no, that's too smart for them. You got to wonder will they someday steal things like SS#, date of birth and address all of which are on papers in the office, hopefully they don't keep them in the office, just saying. This time it was for the laundry cash machine, they make those machine to take just cards only, why don't they get one of those, so there is no cash to steal...again just saying. My last apartments had that and the office was all glass but the camera's kept people at bay. In 5 years they only had one person try and they got him full face on camera ... the cops got him a week later trying to do it at another place. Camera's work, oh and the laundry machine was out side the office, camera's on, and it was never touched, cause it didn't have any cash in it. There are ways out there to out smart the idiots, use them. I mean no place is completely safe but really 3 times and you can't fix this one. I really want the guys at the Corp. office to get this fixed. I am not blaming the office staff, I mean they can only do what is allowed by their corp. office. The Corp. office needs to start using brain power to fix this stuff. Another note still have never seen security, and no one I've talked has ever seen security either. Maybe that needs looking into also. I just want this place to get it together so it is a nice place to live. Right now it's questionable, but it could be safer.

Like many others have posted, I advise to stay away from this apartment complex. First, the office team: Geo is a liar. Pure and simple. He is 100% paid lip service. He is there to take your money and offer platitudes. Any issues you have, do NOT believe they will be handled by him because they won't. Everything he says is "That's never happened before" or "Oh that happens in my unit too" as if that were some sort of magical answer. He lies, lies and lies some more, and when you demand action he curls up until you can talk to Cody. How does he still have a job here? Cody is more pleasant to talk to than Geo, but I have seen no evidence that she delivers on promises either. The only one who hasn't lied is the weekend person, Deborah I believe, who just straight up says "I don't know anything about that, you'll have to talk to Geo or Cody." Hey, at least she doesn't lie. There are many issues with parking talked about in other reviews and I can guarantee you they all still exist with an extra added bonus of VivLeo now running a payment scam on top of it! That's right! You get to pay $20 extra per month for a parking spot of your very own if you have a second vehicle. The caveat: They don't enforce the rules. Yay! That means they will greedily take your money but still don't care if someone else parks in your spot. Because they expect YOU to tow the vehicle instead of actually taking 10 minutes a day to do a quick sweep of their parking lots and actually, you know, DO SOMETHING about the blatant rule breakers. Another review mentioned homeless people. I can verify the homeless encampment still exists. There are tents, bikes, basically a homeless city right behind our unit. Yes there's a fence. And yes they can (AND DO) climb it. 80% chance of a homeless person digging through the dumpster when you go throw your garbage out. It's not worth living here, I promise. You might think "It's $100 cheaper than X place" but I guarantee you will be much happier somewhere else. Any review that gives this place above 2 stars is fake and paid. Believe it. 1/14/19 Edit: Cody has proven to me that she does have a good head on her shoulders and follows through to the best of her ability.
