This is not the best apartment complex for the amount of rent they charge.
The property manager is inept about resolving issues stemming around noise complaints. There are a group of unsupervised children who run around the complex smashing garage doors, putting graffiti on the children’s slide, speeding around the complex with an electric scooter. Management refuses to hold the parents accountable by forcing the terms of their lease.
The kids smash their soccer ball agains the garage doors and cars. The kids blast their music, scream, and use profanity. The kids smash pipes against the playground at 10:00 PM, yet management does nothing except tell the renters to just deal with it or call the police.
Their corporate office is a joke. Good luck trying to get any peace and quiet at this complex.

It’s always the same thing with CTL managed properties. 90% of my move-in inspection notes went unresolved. They said, it’s just cosmetic issues (scrapes, scratches, dents; as noted) paint located all over electrical outlets, metal connectors in the shower/bathroom. Tile on entry of unit is unevenly spaced/not level. Overall, a rushed job with little care for the customer. These issues do not warrant a replacement/ touch-up apparently. Not to mention, loud dogs barking all over around 12-3AM.
Had another issue with our guest bathroom door, we had a minor dent that got pushed in overtime due to cheap materials (cardboard doors) & high traffic (regular wear and tear) that got progressively worse over the last two years. We plan on moving out soon & they want to charge us for a replacement. (hollow wood door, essentially reinforced cardboard)
Anything for cost savings at the expense of the tenants. Not to mention the constant increases in rent to max out the yearly 6% allotment. They will do anything they can do to extract the entire deposit AND try to tack on additional charges for “sanitizing the unit” after all is said and done.
This should be done in preparation for every new tenant regardless.
There comes a time when you invest in your longtime tenants, don’t assume damages are their fault.
I’ve seen a trend with this management and profits are the first priority.

I have a copy of the move in notes as well. Damages on door was 100% on there.

I just wanted to write a review and I have moved from the bay area to this apartment property back in 2019 to 2022 and I have to say that the people that works in the office are really professional, friendly and very helpful. The maintenance people are very Responsive and very nice as well. Everybody in that management is really nice. It’s just that unfortunate. I had to move out of there in 2022 because I bought a house otherwise I would say that I would still be living in that property if I did not buy a home, because that property is very clean well maintained the people are professional and nice and helpful. The maintenance are super.!!!

We have been living here for almost 3 months now and are very happy. Apartment was newly renovated when moving in and in pretty good shape, apart from a few things that were fixed fairly quickly. It is a quiet complex, apart from the occasional sound from the neighbors, can’t complain too much. Have have a couple issues needing a maintenance person and they were there to fix it within 2 hours both times. Nice gym and pool. Everyone at the front office is very nice and responsive. We look forward to staying here!

We absolutely love to live here! Amazing manager! Nice place for good price! Close to Stoneridge Elementary, Goto park and Miners Ravine.

I really enjoy it here. Been here for over a year and haven’t had really any issues. My only complaint is how loud your upstairs neighbors can be, thankfully mine moved out. But management is really great.

Wonderful place to call home. We’ve recently moved out of Stoneridge due to our relocation to another state. Prior to that, we lived there for almost 3 years and absolutely loved our experience. We have two young kiddos, and truly enjoyed the family friendly community. We met so many wonderful people during our time there. Management was always kind, fair, and very professional. Maintenance was wonderful as well and very prompt with work orders. You truly cannot beat the location; we loved being right off of Miner’s Ravine, and close to Folsom Lake! Would recommend Stoneridge Apartments to anyone looking in the area. Will always have fond memories of many good times there.

Our family has lived here for 2 years and have no complaints. One of the reasons we picked this property was for an attached garage. The office staff and maintenance are excellent. We have only needed a couple repairs and they are always prompt. We use the pool a lot, and like to walk across the street to a nearby park with our kids. There is also a great walking trail less than 10 min (walking) highly recommend this property. You get what you pay for.
