Regardless of the poor quality of forniture, the heater not working, the frequently absence of water, or cars towed everyday from their paid parking spots, the worst thing is the manager's continuous unfair practices. Among the latest, at the time of our moving out we had requested an inspection with the manager which only later we found out was a fake inspection with a guy from the leasing office that had no value, and that the real inspection took place without our knowledge days later. As a result, not only were we not returned a single dollar of deposit but we were also asked for more money. According to California law, after three years of renting the painting fee MUST be on the manager/owner, and not the residents, and still we were changed $400 of painting fee. UPDATE: We disputed and they now pledged to give us back the 400$ of painting fees.

I do not recommend moving here at all, unless you find nothing else in Riverside to rent. I lived here for around 1.5 years and it was frustrating.Rent is expensive and there is no consistency in how much they charge for security deposits and how much you get refunded when you move out - during my time here I had a flatmate who got his entire deposit back when he moved out, and since then they suddenly initiated a mandatory cleaning fee without any notice to us. Management is not consistent in their communications at all. Maintenance is slow because they literally have one guy for the entire property - he's great and helpful though. It's a gated complex but there is little to no security, the gates stay open for weeks/months with no likelihood of repairs. My car was broken into and despite there being security cameras on the property, management was unable to find the culprit. There are always random people skulking around the property at night and there is no sense of being secure.At one point last year they suddenly announced that they were going to re-paint the parking lots in the property on a certain day and threatened to tow residents' cars if they were not out of the lots by 8 am that day - which they did to multiple residents that day. It's absolutely ridiculous the way they treat tenants.I could go on about more incidents like this but it's possible my review might get removed soon. There used to be more reviews about this property on Google but they got removed somehow.

So it looks like they deleted everyone's reviews from a few months ago, which makes sense since they left us and a good portion of the complex without hot water or heating for a few months in the winter. That alone should tell you enough about this place. Bottom line: it was not worth it to live here and of the many apartment's I have lived in this is the last one I would come back to.

This apartment complex has raised rent every single year I have lived here. The water and wifi are so dingy. The price for the parking passes are INSANE. To all of those moving in, be warned. Your pocket is going to go broke for a dingy parking space and an apartment that can never just give warm water. The water also smells so intensely of chlorine and my hair has been so crispy and crunchy ever since moving here. The only good thing about moving here is the maintenance guy. He is so awesome and I wish him and his baby well (:

Rent here if you like having your car towed, rent here if you like having to wait MONTHS for your maintenance request fixed, rent here if you want to pay for an overpriced unit. Rent here if you like having your laundry stolen. I rented here for almost 4 years i started out paying 1300 and now it's raised to almost 1800 dollars. NO GYM, NO IN UNIT WASHER AND DRYER, NO UPGRADES WHATSOEVER. They do have a pool and spa but we've seen the homeless taking baths in there. Prices keep going up but there's nothing new to offer the tenants. This place robs you. The owners seem to be very greedy. Save yourself the hassle and do not rent here. There's plenty of other places for the same price of not lower that offer more amenities etc.

My deposit was 1000 and I only got 325 back. When I called and asked, they took 600 out of my deposit for 'painting' when there was nothing wrong with the walls. F*** these apartments, do not live here.

I've lived around the area in different complexes from student housing to windwood to sterling. Now that university crest (previously bouldercrest) got new management the apartments are sleeker than ever. No more gross carpet, up to date appliances and still a reasonable price. Not only do they look good the staff are always nice and more than helpful. I LITERALLY put in a maintenance request for my air conditioner and they came the same day ordered a new unit and I got it the very next day. Also you cannot beat the beauty of the coy pond waterfall. I'm so glad I chose this place.

If you're looking for student housing this place should be your absolutely last resort. These "student apartments" are extremely overpriced for what you get, which is not even your own room. They have no visitor parking and any car parked inside without a pass, even with their lights on, will get towed and the towing company they work with charges around 600 dollars to get it back, after making it the biggest hassle of your life. It's more often when they don't have water than when they do, and it's always at the most inconvenient times. They hold every package in the office and conveniently, the office is only open usually when most students have class, obviously making it pretty hard to get your property.

I lived here for 3 years for undergrad (2018-2021)Pros: close off campus apartment approx 15 mins walk Cons: dirty, walls are super thin, the first property manager/staff was very helpful but i believe they changed in 2019 & after that change my packages (more than 10 times) would go missing, laundry room has no ventilation, the towing company they work with are not only assholes but scammers (they threatened to hold my car although i had the money to pick it up all bc my mother yelled at them over the phone((pussies))), maintenance requests were barely serviced and if they were they left it worse that it already was, ac units are on their last leg, every monday morning they had the loud a** leaf blowers go off making it enjoyable (sarcastic if it is not obvious), there is a self-service car wash next door so super loud when cars get dried, under cover parking has columns that can wreck anyones car, office staff not as nice starting 2019, dirty pond, & charged a ridiculous fee when i moved out bc they "had to repaint the walls" as if they were not already filthy

Leasing office ignored maintenance request to fix our heater in the winter where my 10 month olds room reached as low as 55 three nights in a row. Two weeks went by with no update or response until contacted a third time. They then sent maintenance but with no heads up and maintenance entered with no notice of entry no text not communication what so ever s d scared myself and baby. We were then lied to three days later then they sent maintenance again AFTER TEXTING ME SAYING THEY TRIED AND I SENT HIM AWAY and we were told that he was instructed to tell leasing office to put us in the list with the other units with broken heaters and they will let us know when the hvac company will come. Three days and no update so I reached out again. They resent maintenance who then said he can Instal temp heaters ... we asked why this was not done three weeks ago when we submitted the request or when he came the first time and he said "the office tells me when to install them and where but we have been installing these in units for months cause all the heaters are failing. We were lied to twice and purposely left without a temporary heater. They have been harassing us like this ever sense I got upset about my car being broken into the third time and they promised they were installing more cameras but never did and then refused to even call me when I text them about it and asked to be called. I have pages of texts of lies contradicting themselves. My family owns a property management company... they violated atleast three laws and rights and I'm sure there are more.

Things are improving a little bit. They finally fixed the internet issue after 3 years, so that's good. The ticketing/issue tracking system is still a pretty terrible system which makes it hard to get updates automatically. That said, since about mid-January, Dana has been involved and communication has dramatically improved. In fact, her follow-up today made me come back to adjust my rating. If this continues, the tenant experience will be incredible. Setting to 3 because there's a long history still to be overcome, but things are headed in the right direction. Keep up the amazing work, Dana!

They have their residents' cars towed very quickly, even though you pay $40 for an uncovered spot. they insist on working with a tow company that has a very bad reputation in riverside and is known to be unprofessional and disgusting towards the tenants. they'll throw you under the bus and dont protect their own residents. I've lived here for 2 years, and I didn't have problems until the current property manager started working there. all in all, a very stressful horrible experience.

I wished I could give a 0 star. As a UCR student, I found this place horrible because our neighbors are partying with extreme loud music and smoking seven days a week from 10pm to 5am!!! I have no quite study time at all. And the management said it is not their job dutyThis is supposed to be a gated apartment, but the gate is wide open for 1/3 of the time. I feel unsafe and I paid for a gated apartment!Also, like all other posts mentioned, the bug issue is basically every unit and every day in summer. I have lived in three other apartments around campus, none of them has any bug issues. This is not common in Riverside.UCR STUDENTS PLEASE DO NOT CONSIDER THIS PLACE!

Lived here for about a year. Rented a single room with 2 other friends but the apartment was definitely spacious enough to accommodate all 3 of us, they don't lie when they say they have the biggest rooms lol I loved my apartment despite it being on the 2nd floor. I appreciated the storage closet and our balcony so much! Anyone who would come visit us was always impressed with the size of our place and the high ceilings only made it feel and look larger. I also really liked how they are accommodating to pets, this was huge for us because we had two fur babies at the time. The only reason I'm rating 4 stars is because of how expensive it was to live here ): but being so close to campus comes with a cost lol I'll definitely miss living here I would highly recommend
