We celebrated our Daughter's 18th birthday party. Once the lights were turned on at night, it is a beautiful scenery. The place has a koi pond which is really cool. Our guests were very impressed! We had a great time! We didn't want the party to end. Joe was very attentive to our needs. He was very responsive. We highly recommend this place for family events!

This is a spacious venue with a summer party ambience. The decor is all over the place and there is a single port-a-potty for all guests to use. My main complaint would be Joe’s (the owner) hostile energy. He seemed to be in a very bad mood from the moment we arrived to the minute we left. Our party was very respectful but he seemed to be taking out whatever upset him on us. For this reason alone, I would not book again or recommend

Our second time renting this place and another amazing experience!! We just celebrated my sons 16th birthday party this past Saturday with 150 people who attended. Everyone was so impressed with the house and how comfortable they felt. The owner Joe is so friendly and easy to work with!! We will definitely rent this house again for our next party Thank you Joe & 40 palms!!Have a wonderful New Year 2023!!

Great place to have a wedding! My only complaint is that they need do something about the rocky pathway that leads people to the upper area towards the back. People are in dress shoes, especially women in heels, and this can be problematic. Also, there are no railings in this area. Aside from that, lived the venue!

It needs a facelift, a good cleaning and removal of trash. There are also cameras everywhere! The Koi pond is amazing and the contract person was friendly.

It was a wonderful place the atmosphere was nice and had a pond with koi fish but one thing was bad was a lot of mosquitoes not only myself but several guest Was Bitten

I wouldn't mind giving this place a higher rating except for the fact that there were mosquitoes and I got many bug bites. This place would be a 4-5 if they would spray Deets or Off! Around the place before a venue. They could even just plant mosquito plants to ward off the pests.The atmosphere is pleasant and the decor has an oriental ambiance with the koi pond and lighting. Huge backyard area!For the venue I attended the food was great and the table settings were elegant. Overall, a terrific place to book your event provided they do something about the mosquitoes.

I cannot put into words how blessed I feel to have found Joe and his beautiful home. I had my wedding here on Saturday and it was perfect for my 75 guests. His backyard garden and koi pond felt heavenly for our intimate ceremony. And his front yard space with twinkle lights at night was gorgeous for our dinner. We had our DJ and bartender in the living room, a photo booth in the gazebo, and there was still plenty of space to do more. We did not have to do much decorating because the house was already magnificent. We parked 13-14 cars in the back for my family, and vendor trucks were still able to fit. Joe, the owner, was such a great host. He stayed on site and hired security to make sure everything went smoothly. He communicated well, was very accommodating and courteous, and made me feel very special and comfortable. I highly recommend this space for any type of event and any time of the year!

Was here for a wedding this last weekend. This is like, a house in the valley that the owner uses as a venue space. It's got alot of potential- but suffers from neglect and lack of finesse. I was there for a wedding recently and while we waited for the ceremony my husband and i wandered the grounds. First, the trees lining the driveway are very cool but you don't really see them when you are inside the grounds. The grass is dying, but u cannot do anything about no water. the trees need a trim and the flora was beautiful, but we kept seeing all these wires in the flower beds and multi outlets with like, a ton of plugs. There were tables that were not in use that should have been put away. There are several citrus trees that would have made a nice photo opp, but a garbage can was in the way- or an ugly piece of furniture or a table. The pond is pretty, and the area across to get married is pretty, but poorly placed barriers and screens made it a bit awkward looking. a long area /walkway separating the marriage space from activities/dinner and had pretty curtains hanging- but they were attached to each other with rusty clips sticking out into the pathway. couldn't these be on the backside of the curtains? call me picky, but these little details really make a difference. they had good security- two guys who looked ready to kick some ass. good sound. My advice would be if you want a quaint outdoor setting with space to prepare for your ceremony, this is a good spot- but not the super manicured country club spaces you would pay a huge price for. visit first and look around- demand that the ugly things be fixed before you commit. I mean, i guess if you're doing only nighttime, you would not see these thing- but if its day... i would ask for changes/updates. not only doesn't it look good, it looks kinda unsafe. overall, a great wedding. the planner did the best she could, but i think the owners should do more. our bride looked amazing!
